  1. Hock, For your case, probably will classify that as a breach of contract, which is civil in nature. Even if the police classify as a criminal breach of trust case, you still need to seek your own redress for the monetary part. I dont think that bugger will return you the money. Pls consider your options fast, small claim tribunal or seeking legal advice. By the way, any receipts or proof of you making those payments to him? Hope you can resolve this matter soonest.

  3. Buying resale is like that, bound to have some flaws here and there. From the pictures can tell that its already quite good leh.... If you dont like the design by your id, talk discuss with him let him know what you prefer see if he can re-do something of your preference.

  5. Good day, There's one restaurant by the name Peach Garden at Thomson Plaza. Nice quality dim sum, but not buffet though:) Dragon gate dim sum buffet is reasonably priced food is ok. There's another one at Suntec City convention hall level 3 also not bad...

Actually thought of pasting frost type stickers on the glass wall....But i am a tad worried about the glass as my boy's simply cheeky and cant stop meddling with things. As such will explore dismantling it....will discuss with my contractor on friday see how things goes. Met up with my FSM today. Was told living room to be in white and part of it grey if desired. There goes the idea of playing around with colours. Mentioned to him i wanted to paste winkplay decals he wanted me to email him the pics see if its suitable. Lucky things are the stove and the glass wall are okay in their present location. Will update as things goes

  10. Hi, nice sofa you have there...but for me personally, i would think that the L-shape makes it a bit 'over size'. I would prefer it to be straight one piece type. Hmm.... did you try adjusting the arrangement of your dining table, maybe say one of the width side to lean against the same side of wall which the sofa is leaning on, this way you will still accomodate 5 chairs, so that the sofa can shift in a bit and not too near to the main entrance.

  12. more like playing the role of destroyer cos i am gonna let my parents have the mbr. As such, I will be occupying the 2nd bedroom(middle in size out of the 3 rooms). Problem is this room used to be study room and the piece of wall is actually one whole piece of glass...My wife and I cant be sleeping in this room even though with blinds/curtains. Will feel very 'naked' as it face the dining hall. So seriously considering sealing it back. Tomorrow meeting fsm then end of week meeting contractor...after that will have better idea.... NOt forgetting that the house is still not under my name yet so cant do major reno such as hacking stuffs etc...so my options are really limited....probably play around with colours and wall decals etc...
  13. the challenging part is how to makeover the house to get the feel which i can call my own home Hope everything goes smoothly.....having read so many of the members' blogs, i do realised that there's a lot of work on the owner's part, and not just close two eyes and leave everything to the contractor
  14. Hi Ivy, COV 12k only....i think because its a low floor unit...3rd floor only...so not much scenery to see...but come out from unit is staircase to multi storey carpark, half storey up is the rooftop garden of the mscp....just nice for my kids to run around

  16. Stumbled upon renotalk.com not long ago while sourcing for ideas in the net, for my new resale unit. This forum's been great with so many informative articles and so many members sharing ideas. Finally its time for me to join in the fun. Collected the keys to my new resale unit yesterday. Though its not the official taking over dates yet, the previous owners (or should i say the current owners, me should be the would-be buyer) are kind enough to move out early for me to do some minor reno and move in early, as its a bit tight on the handing / taking over dates between my current house and this would-be new home of mine. Already applied for gas, water and electricity supplies from SP. Will be meeting FSM tomorrow for consultation before meeting up with reno contractor.

  19. Yup the legal and stamp fees are to be deducted from your cpf. I remembered cos i was shocked when my agent told me about my fees about 7k...then she mentioned deductible from cpf You are sharing the seller's agent? Of you have your own agent dealing for you? Another thing....sounds like its a fire sale due to financial difficulties?? Did you find out a bit more about the seller's family?
  20. You mean you fork out 1k for the otp and another 2k as deposit to the owner? Also on the otp itself the selling price is stated as 330k? If as above, then 330k - 1k - 2k = 327k. The remaining amount will be settled from your hdb loan(after deducting what you have in your cpf...option of 10%/20% or all depending on how much you have inside, if i recall correctly) Legal fees and stamp fees all deduct from cpf, not cash. The agent commission of 1% is that of the purchase price meaning 1% of 330k=3.3k. Did you negotiate with your agent as to when to pay him his commission? When the deal is completed or anytime earlier? Since you have received the sms from HDB about "HLE been processed, you can log on to hdb website using your singpass to check the results. Usually in a aday or two after receiving the sms, you will receive the letter. Someone please correct me if i am wrong.
