Buying house is suppose to be a happy thing, I had my fair share dealing with the sellers but thank goodness everything finally resolved and now we have moved in. Sorry but i tot you can get back your deposits if the transaction is cancelled? Have you tried contacting the HDB officer who handle your case to check if this is the first transaction? If this is like the 3rd or 6th time, then it's will be a good case that the seller is out to scam buyers. Wonder if HDB can blacklist the owner.
  5. Hi, I got my reimbursement less than 3 workings days, surprisingly. I thought it will take at least 2 weeks but was surprise to see my reimbursement when I checked my cpf online. I guess it depends the processing officer maybe and the cutoff time probably.

  7. Hi I'm sourcing for wall decals too. Just went Ikea over the weekend and found out they wall decal but limited selections, maybe not more than 10 and each cost around $29. If you go to DIY shops, they have ready made ones but not sure of the price..around $17.50 onwards? But most are cartoon characters or flower theme. The other way is to buy those poster or picture (Courts or Ikea ) to use it as a backdrop for the TV..that's what I'm intending to do too.
  8. Thank you all for your input. I just don't want to sound unreasonable if this is a market practice. I don't think they have a shop..they are just a dealer for an American Brand of mattress.. I think if I'm not wrong some member mentioned about their experience with her before but I could it track back so I just went ahead and committ myself. The brand of the mattress is E*lipse. Anyway after receiving her call, I called up the supplier of the mattress, they said they cannot interfere as they are only the supplier. The matter lies with the dealer. I sms the dealer I said let me know if she unable to proceed with my order. I understand she has a biz to run but I also hope she understands that $600 is not in my favour if anything happen. She replied if I insist she will send on 22 Aug. I told her thank you I trust her professionalism. I mean why wait until now 2.5 months later then tell me to top up? If she would have told me a week after the show I might obliged but now you're giving me a suspicion that you are having some prob. I couldn't accept her explaination that becos mine stuff are customed made..its' a standard king..the frame is also standard chosen from her catalogue and the head rest too. I didn't order something extraordinary that had to be specially tailored to my specification. Anyway just cross my fingers that the items will arrived in order.
  9. Thanks, during order she told me by right she told me 50% of the the invoice. But who will pay like almost 1K as a deposit. My thinking was my delivery is like almost 2 to 2.5 months ahead alot of things can happen and 1K is alot to me if anything were to happned. I offered her $200 which she accepted but now she claimed $200 was a gesture during that time, now since order confirmed must pay more. Despite hearing so many horror stories, I still committed myself at exhibition!! Really really silly of me.
  10. Hi, want to ask everyone's oppinion. I placed an order for a king size mattress and a super single bed during an exhibition. I placed a deposit of $200 (total item is 1900) which the dealer agreed. She intially wanted a bit more but I wasn't willing becos of many horror stories that the company closed shop after the exhibition. She agreed and asked me to call 2 weeks before delivery. Order placed in end May, now I call her to delivery in August. She told she need to collect a futher deposit of $400 from me which I asked why. She said my stuff are all customed made, king size and colour. I rebutted her that king size is a not customized size and the colour of the frame is chosen from her catalogue. I did not asked for any other special colour that is not there! I told her I'm not comfortable if she insist for the further deposit, I said $600 in total would not be in my favour if anything were to happened. She said because I confirmed my order I need to pay further. I told her I am calling her to arrange delivery in Aug means I'm confirmed to go ahead with the order. I insisted that I'm not paying any single cent more and asked her to return my deposit. She said she wil work out and let me know. Does she has the right to ask for more deposit? Can i still entitle to my deposit if she back out?

  13. Hi, standard market rate is 2% for selling and 1% for buying.   14. Thanks all for the tips. Bot over a unit that has a bedroom converted into an office...no walls only sliding doors. So now cracking my brain whether I should put back a solid wall..which is way too ex..or partition. I heard partition is a norm now..just worried that it's not stable and durable. Now I learnt that there's hollow blocks good for sound proof? The room will be for my kids..so prob this will work better for me? Care to share how sound proof is this hollow blocks?
  15. I dun think so. i knew a few cases where by deposit forfeited because of bank loan issues. It will be unfair to sellers if every buyer get their refunds and back out. They loose a genuine eligible buyer.
  16. Yes I agree with therat. You never know when you'll find a buyer..unless you're def in no hurry to sell it but still keep the 1k. This is the standard practice also to compensate you for rejecting other offers . Actually your agent should have advise the buyer to get all their paper work done first..eligiblity requirement before looking for a flat. It for the good of both parties, seller and buyer.

  20. Ask the agent y they not exercising the option? Could it be they need to sell of their place in order to buy your parents place? All these must be communicated to avoid any unpleasant experience right. Are your parents hurry to sell of their place? Like I said, they can change their mind and it's not fair for your parents to wait for them.
  21. Hi Leb, i smell fish. Both parties seller and buyer has to be present during the signing of OTP. Correct me if I'm wrong, any old bird out there. Most importantly both parties have to sign, this type of legal doc, it best to put everything in black and white. In this case, I think the buyer can back out anytime..the most they forfeit their deposit. But it's not fair for your parents too cos if they not sincere with their offer, your parents could missed out on any genunine buyer. My situation is is worst of then you. The seller out of town, the part time agent conveyed our offer he accepted in overseas, we want to secure the hse quickly put deposit..seller's agent said no problem no problem sign and witnessed. My agent kept asking for proof of ownership which he can't produce. Tot ok lah based on trust and wait for seller to come back and complete the OTP. We tot we finaly got our house, seller come back from overseas cannot sign OTP cos needed spouse signatory which wasn't highlighted to us. In the end, kenna ransom, seller said wife not agreed to selling price, must top up money. Wat to do, our signatory in the OTP..seller even tho agreed to initial selling price but he didn't sign so not considered..no choice we have to top up cash and even after we top up, we are still at the seller mercy of accepting our offer, cos ugly divorce case, both spouse dun see eye to eye and we became involved in their family dispute. Like you we dun have the OTP, all with the seller's agent, so they can just write something else which is not to your advantage too. In our case, they reissue OTP form where got proof? I dun understand market situation now, either times are bad or the standard of prop agent has gone down. I met alot of unscrupulous agents, got integrity problem.
  22. I would like to recommend Charmaine Tan from DWG, HP 9115 7888 She sold my place within 3 days. Very committed and very important down to earth. No nonsense and you won't be hit by surprises or hidden agenda. I had so much problem with my HDB purchase and she was with us all the way. I can't stand those cunning agents, I've posted my experience in another thread. All I can say is I'm staying away from Propnex. I think alot of us had some bad experience with them.
  23. Hi Categan, sorry to hear the mess you have. I fully understand. Finding a house and renovating your love nest is suppose to be a happy thing and not end up like this. I had just purchase my resale flat..and yes we been thru so much **** with unethical agents and becos of that we had lots of arguement and affected our family relationship. I was so stressed that I took out from my frustration at my child, I have never whacked her before and it was just over a matter which she was already remorseful and apologized. I was so guilt stricken after that. Please dun let such external issues affect your relationship which you have built over the years. It's not worth it, the unethical contractors will just get your money and they simply have no concern over your agony. I hope things are looking better for you. Lastly pls pm me the related parties, I am going to start hunting for a contractor and after getting **** from agent, I want to avoid **** contractors. I will post my **** story after my transaction is fully completed, I dun want it to affect my current transaction. Take care

  25. Yes i met a few unprofessional agents. The sellers agent did not convey our offer to the seller and told us there no problem with offer. When we made our 2nd visit to put down deposit, only then the agent call the seller to get rejected by the seller!!! Wasted our bloody time. They just want to buy time and wait for a bigger fish. One of the agent a newbie from this reputable com P not only bad attitude but behave like a gangster ah beng agent. He said we pressure him to get a answer from seller. I told him offer was made the next day we view the house. We gave him 2 days to convey to seller..if price is right confirm, price is not right is ok to reject, we all have an expectation and moreover, we have shortlist another flat, if he can't give an answer then I have no choice to go for my 2nd choice. Really rubbish answer, buying property is all about timing. After the heated arguement of nearly going down to place our deposit he told us anyway the seller is not in a hurry to sell!!! Then why waste our bloody time!!!
