  1. Hello Merryman welcome to AMK! its a wonderful place lor. at least your hse can walk to AMK Hub rite? my one cannot leh. still have to take a bus there. Your side there no wet market rite? i tink u will have to walk to Central wet mkt, or else come to my side one.
  2. hey st002, i really pity your situation, becos i was previously also a victim too. but i tink i am worse off than you, becoz the i didn't even know where the ex-owner lived! i kena harrassed for so long, until i am fed up and asked my brother to call to confront the ah long. and then asked the agent who sold me the flat, to help me to call the owner's brother. for my side, i made police report, and called the CID everyday. dis police huh, not efficient one leh i am telling you. That time i went down to the police post also the same thing. no use 1 leh. the police officer even played games when we stepped in, and fast shut down the game. tell them to send pple to my hse then the officer said okay. after that we quickly went home when they told us they would reach in about half an hr's time. i wait for 1 hr!
  3. no actually, we also cannot do anything much. But my nx door neighbour is very kind, they saw the runner last time, quite a number of times, and are useful in catching the runners. or else install CCTVs, but must ask the Town COuncil and your next door neighbour for permission. Cannot anyhow. but luckily now my problem is solved...
  4. Oh gosh, you also in AMK huh. i also AMK leh. you are avenue wat? what items u wana do leh? your reno budget is? sorry if i have asked too much questions. btw, my ID is also not bad leh. u wana ask him for quote?
  5. Yeah you are right. i also always wonder how come the flats keeps on getting more and more expensive. salary also never increase, then all these keeps on increasing. i have bought an resale flat quite a few yrs back. so i am considered lucky to buy the flat at AMK at such an amazing price. But for my friends, they keep on complaining, cannot find a flat on the resale market. Keep on paying $10 for balloting for a new flat, wait for it to built finish etc etc. Even if its a new one, it will be very very far, for example Edgefield Plains. Its actually not really very accessible. I have been to my relative's house in Fernvale too. its so so small, and its actually a 5 room! the 5 room is smaller than my old resale 4 room. Can you imagine?
  6. I think it should be okay bah, as long as currently you are employed. And proof that you can repay the HDB loan w/o fail every month lor.
  7. yeah you are right. most of the time, ID firms or contractors thinks that since you can afford a condo, then can afford to cut more carrot heads. so must be very careful when you look and sign on the quote.
  8. yeah you poor thing. i also got hostile stares last time whenever i walked past neighbours house. they took 1 look at me and shut the door, like Gui Tio Gui like that. i am so pissed by this pple! Ask you huh, if you have got the police report, there's the CID number on that, and the officer in charge. U just call him once a day, see, if he dun pick up your calls, then demand for an ans. dis is wat i did last time. Then the CID so scared of me, i guess he took serious action lor
  9. Hello Mr Loco, 1) What are the questions that i should ask? You should always be prepared to upsize your budget and to ask q like, i want to do this and do that. Is that practical? Like for example, some pple likes glossy tiles and some like matt tiles for ex, kitchen floor tiles or bathroom floor tiles. So, you will have to tell them, in the floorplan, like i wana put my Walk-In Wardrobe here, roughly how many ft. Ask them to show u their showflats, look and see at their previous portfolio too. See the quality of the carpentry too. 2) Any tricks that ID will do to make us immediately jump the bandwagon or make us confuse They use industry big words to scare you, or tell you stuff that you do not know. 3) What I should look out for? You should really look out for ID Packages. Becos most of them DOES NOT include a lot of items, so when u sign on the STANDARD Package, you will feel the heartpain. becos some many impt items are deliberately left out, you will have no choice but to top up a lot of money. 4) any other info that you guys may help a newbie like me and many others who just starting their 1st home I think the most impt thing is, you will need to be comfortable with that person, the design consultancy, the 3D drawings and of cost the workmanship, and always CONTACTABLE. and don't forget to read the contract throughly before you sign!
  10. Oh ic. normally hor, ID will charge sky-high prices for electrical works. This is what i did. i have checked with a electrician who did my MIL's house before, the electrical pts. the prices are good. and quality also not bad too. so i got the contractor's price and tried to press down the prices with my ID. so i got a gd price lor. you can try this method. Btw, me kaypoh. How much is your kitchen cabinet in total? How many ft?
  11. I like your TV Feature wall, looks very rustic and country feeling.
  12. So Charemme, i have looked thru the list of the stuff that you are going to do. It seems okay to be leh. But is there any need to change the DB Box, electrical rewiring, additional power points, fan sockets etc etc? What about the cold and hot water piping too? You have signed up with anybody oredi? Where's your place location btw? the living/dinning area, do you want to add in a partition? so that it looks nicer lor
  13. Hello KovanKitty, i can seriously tell you all the above that you have mentioned is of no use. Becos i was once a victim of this too. Cannot contact the previous owners at all, he NEVER CHanged his adds. Called the police so many times, they splash paint over the wrought iron gate, plants, next door neighbours, locked up the door etc...So many times. We pasted the notices outside the door. I asked my brother to call the Loanshark number, ALL NO use. Paste paper saying we are not the one owning money, tell them also no use. Until finally 1 clever CID managed to stop all this, i think he caught the runners or something like that, we are not sure. becoz CID also never really gave us the full story. anyway, a few mths later, it was peaceful. after that it came back again. Called police many times again. then i asked the housing agent to give a call to the owner's brother and keep on disturbing him throught phone calls. Finally it stopped and it have been peaceful for quite long liao. Below are a few useful tips of a tell-tale sign of a RESALE Flat kena visited by Loansharks 1) Dry paint near the surroundings of the door and entrance 2) Look for paint near the neighbours, like for example, next door, same level, the upper and lower floors directly. 3) Interview the neighbours, but dun trust them 100% 4) Insist and check with HDB when purchasing the flat and submitting documents, that the seller have changed his adds, and that it is correct (also not a fool-proof method)
  14. Yeah but DIY requires a lot of hardwork and additional hands, but can definitely save a lot! last time there's one DIY HOme show on channel 8. teaches you on painting the whole hse, how to do string curtains, cutting out wood and buying mirror from industrial parks etc. i think its the Lee Guo Huang one. very useful
  15. I think you can start your reno before 7th mth. But during 7th month not advisable lor. But then, most pple wuld wan to start and finish before 7th month. in order to prevent any 'good brothers' from disturbing.
  16. Telok Blangah is a very good area. at nite you can see Mount Faber and the Nite view is zit? very nice place! near to Sentosa, and Vivocity for shopping too. And also can always go take Ferry to Batam for shopping, haha. but frankly speaking, your flat looks in a gd condition lah. btw, your floor tiles also got the same problem as my MIL's house. its the exact same white tiles. maybe its the same batch by HDB last time. My MIL house the HDB officer say its like that, due to old age and wear and tear, dats why the cracks are there.
  17. So Jamie how, u managed to get other quotes liao? u wanted to try my ID or not huh? i feel that its no harm asking lor.
  18. hello Jamie, no problem. I am Alan's wife. you still got his number rite? you can contact him or sms him lor. when are you planning to move in? you planning to get married first then move into the new home or...?
  19. Mei mei mei mei very Mei leh!!! Your home looks like those only found on the European country style magazines! i can imagine its so relaxing after a hard day's of work. so where did you get your sofa? and lamp
  20. So sad to hear that. RIP to your FIL and please take care!
  21. Your ID really sounds like a great guy. no additional cost to the aircon trunking and the electrician also. gd leh u save on the reno, u can buy better quality furniture pcs to put in your home!
  22. white hse, so fantastic. all looks so sleek and nice. but then isnt it very high-maintenance?
  23. then how, the uncle and the plumber got rectify your s/s problem or not? from the pic i saw i was horrified. where got pple connect with plastic PVC and then with the s/s bottle trap thingy?
  24. me looking forward to your nice sweet country style pics too.
  25. Your hse looks really very designer like indeed after the reno, congrats! it looks big, plus a lot of the white colors used in your hse. Now then i realize that your wash basin in the kitchen, is being positioned in the same way as mine! normally people would small the smaller side on the left hand side, and the bigger part on the right hand side.
