Metalsubzero I will pick newnyew's design as well. Ur living/dining layout is similar to mine, and i dun think u'll need double tube. I had 12 2x13W evenly spread across my 7mx5m living room (with the stupid beam in the middle as well! ) and most of the time we only turn on 2 downlights n its bright enough for watching TV. Rest of my 10 downlights are sitting there doing nothing. So i would rather distribute the lighting a little, with 1 switch to more single tube downlights. Ur front door directly faces the kitchen so must block out right?

i definitely agree with your last point. Busy = i still can jaga myself. Lousy = i have to live with it. I had misdrilled holes too, and all the affected drawers were changed and carpenter scolded badly by Ah Soon. -

Goodness! i'm surprised to see a thread under Ah soon's name! Have completed my reno and shifted in for 3wks, so far so gd. Value for money, reasonable gd QC and stringent abt his tiling and carpentry workmanship, but due to the popularity he gets in this forum, he's super busy now and beginning to outsource the jobs to some of the new project managers he engages. I've yet to see any feedback of how these new guys are working, so there's a certain element of risk here. For those that interested in engaging Ah soon, he's a typical contractor, no 3D drawings, no color planning. U'll have to know exactly what u want although he can give u some opinion. afterall, he has done up so many houses. Would only suggest that those who r willing to play a major part in overseeing their house's reno to take him up. This part aside, he's a very friendly n flexible uncle. Those who r interested in getting his contact can PM me. -
smartie sunny is gd! Friendly and chatty! So chatty that i had to stop him for my nature's call, he was going on n on!! booy my floor was not fully covered as well. When i told uncle i'm concern that my floor will be stained or damaged, he assured me that they will only step on those areas that r covered, so the risk is low. Anyway i think its a part of cost saving for him, and furthermore my reno includes polishing of floor after reno, so he say no worries abt staining.

Congrats for finally embarking on reno xvirusga76!! Yup, i'm using PD door. A little problem here n there, there's some noisy metal rubbing sound when the door is abt to close, but in the end realised its becos i'm trying the door from outside of toilet instead of inside. So the metal bearing rub against the track hence the sound. I think i was the one that was so particular abt the PD doors sound that uncle says its problematic? Anyway i think they aren't really well-versed with PD doors, whole SG only got 1 company selling, so if given a choice i'll still use PD doors but go straight to the company. I like to close my toilet doors (hygiene purposes) at all times, so bi-fold doors are definitely no no for me.

I did a count on ur pic and figure out its gonna be higher than 43!!! Its still very scary staying at 20+ storey! Dun remind me leh.. housework takes up my wkends, so messy.. a bit paiseh to post pics.

Aubrey, this looks a little weird to me leh. how come its not 1 piece but instead 2 smaller pieces and not aligned? Anyway, i think there may not be a need for skirtings in kitchen since ur wall is already tiled? Skirting's usually for those painted walls ba..

hey pet! i think other brands' got the window unit as well. Gongkia old house got the sanyo one, but super noisy cos its old liao. I think this is more cost efficient for u ba? No need to chge away the gd and working sys2 and no need to worry abt bills that ur bro will incur.

i think no need to worry too much abt the drainage. The tilers will automatic create a smaller drainage for shower area. The bigger one (usually under the sink) is very obvious after the hacking. No way to miss it one.

Sorry to read abt ur reno woes with him. He was in one of my consideration list as well and i happen to send my request for quotation to him ard the same period as u. After reading ur post, in a way i felt glad that he didnt even bother to reply me after complaining to me abt Roger's scam and on contrary how good his (Kelvin) reputation is within this forum. Hope he settles ur refund soon! -

Must be super busy, got puppy to care for somemore. We've yet to sit down and re-start our engine for wedding prep! When will ur reno complete? i agree, definitely less hassle than doing a reno in HDB. U can choose to start on any date u want! I think its considered very fast already, considering some of them actually take quite a while to even meet up with Uncle! How extensive is your reno?

growler Sigh. Too late liao, my pipe already boxed up. Gd that u pre-empt this and asked Uncle to do a access door to pipe instead of full box up. On the other hand, probably when it leaks, its time for me to re-reno my kitchen! Anyway, my water pressure is high by nature, even for cold water tape. The rainshower was surprisingly very strong even thou i did not use storage tank.

Metalsubzero Hmm, how's ur dealing with Joseph so far? I think Uncle sub out the project once he finishes negotiating the deal, which is why most of us work with Jason instead. But now that even Jason is overloaded, probably explains why new names start appearing. Since this Joseph is new, hopefully he'll be very 'on the ball'? I believe Uncle will still be aware of what's going on, and if there's any major issues, i think u can still go straight to Uncle for rectifications. Since afterall, it is still his reputation at stake? For ur shoe cabinet, i think its ok leh. I did 4ft (half height) for $400, although in the end Jason did the cushion seat extension for me FOC. So 7ft @$700 sounds reasonable to me. As for ur electrical works, did u do re-wiring, or just chge the socket cover? If ur reno loan is a problem, can always discuss with uncle n work out something. i heard from Uncle that he allows some of the customers to delay last payment if they have a problem with loan, so that may help u a little. FYI to help u in planning, solar film will be done by Robin, the wallpaper guy. He quoted me $700 for my 4A, just privacy film, not the blue solar film. Do rembr to check if he is able to provide the US film, that will not shrink according to my curtains maker. The Taiwan ones will shrink.. so its a little too late for me. If u wan alternative quote, can PM me for the contacts. i'm always an advocate for laundry systems. 怕死 haha! actually the most frightening part is not dropping the bamboo, but hanging there halfway, cannot put out cannot pull in.. if u know wat i mean. ya mimi, agreed w Pet that 17 ft is not too long. Mine is the newer HDB n its already 14ft in length. So total top+bottom is 28ft. If yours is top+bottom, it should be considered as 34ft, which comes up to $100pft.. i think this rate is reasonably cheap. But agree with her too, that ur quotation is a little confusing. Items seems to be 'jumping' here n there. I think its safer to check it out with Uncle personally.

agreed with Ivy, sanitary fittings are inflated. I think plastering is on the high side too, since u only doing ceiling plastering (btw, r u double quoted on item 2 and 28?). Painting also too high, my entire 4A was only $900. Uncle throws in some lighting points FOC when i did false ceiling, maybe can negotiate on the electrical portion? Ur kitchen cabinet is top+down = 17ft or top+down=34ft? i think familyof4 mentioned that Uncle's hp is having some problem. PM her for the temp num to reach uncle ok?

Hi enivi! The dish drainer was FOC from contractor leh, i dunno how much it cost and whats the length wor. This pic was taken b4 the carpentry was completed, so the finish product has a glass panel over the dish drainer.

If its 20ft total for top n bottom, then it comes up to $170pfr for the carpentry. I think its a little high. Why not do it like what others suggest, go straight to Uncle and ask him to re-quote? I think he shd be able to give a much better rate. R u in a hurry to get the reno done? Judging from how much biz he has, i think it may take u quite a while b4 u'll be able to meet up with him.
