  2. I went up to 40 storey just now. Very nice view from the common corrider. You can call HDB if you want to collect your key earlier. They will allow you to collect if the date is available. I did that last time to collect my key.

  4. I m renovating my house with false ceiling for living hall, foyer and passwage to bedrooms. L-box for all bedrooms and study room. It look nice. I think false ceiling for the whole house will made the ceiling look low.
  5. The reason by they have this option is because some people may not have this amount of cash to pay outfront. At my pt blk, those getting 4rms (90sqm) complaining tat the kitchen is small. Some of them put the fridge in the yard.
  6. I see, so u do not have tat optn 2, due change in the levy system. The 5 rms are 110m2 (1184 sqf) and the 4 rms are 90m2 (968 sqf).
  7. I sold a 3rm flat in 1990 for $25k and I did not pay any levy at that time. HDB wrote to me in Aug 05 that I need to pay levy becos due to SERS I am buying a flat direct from HDB. I was given 3 options : Opt 1- a min partial premium payment of $30k which will be incorporated as part of the selling price of the replacement flat. The balance of the premium in ecess of $30k can be deferred, without interest, until I sell or transfer the ownership of the replacement flat. Opt 2 - Change resale premium to resale levy - Seek HDB approval to change option 10% premium to payment of resale levy at the old rate of 10% (3-room flat). ie 10% of resale price plus an interest at 5% p.a. Opt 3- Forfeit the 20% price discount (up to $30k) in lieu of payment of resale premium under SERS. I Opted for Opt 2- resale price $25k x 10% = $2.5k + interests for 20years, total I paid cash around $5.2k. Very much cheaper than forfeiting the $30k. U may not have this option becos depend on when u sold ur flat.
  8. Hi 322, I also sold a subsidy flat, I din not pay levy at that time. So I opted to pay the levy base on the old system (ie, 10% of the sale value with 5% interest for 20%)which is much cheaper that using the $30 to offset.

  10. Ya, is $1,400 for 5rm. They said need to employ worker to carry the cement/ debris to and fro from our new house to the lorry park at our current house parking area. Tat is why so expensive. Wat to do? pay loh.

  16. Hi Hdbfan, Today, the pt blk is open oredi, u can walk from the bus-stop to the point blk (441A) then walk to CityVibe. My wife and I went to take the lift up my floor, but only thing cannot go into the house.
  17. Hiya HDBfan I see, they are still doing renovation. Queenstown SERS flat at Dawson not bad, got nice scenery. I heard complain from ppl at Dawan, market too far away, not many food centre. I think so, the fat indian quard should have some commission for recommendation. ok, i am also eagerly waiting for the keys to my new flat. will keep u informed.
  18. Hi HDBfan, Ready? only 20% occupied, then wat happen to the 80% of the SERS family? They have shifted to other location? How can it be? I dun mind having a gap between the main door and the gate because, I can utilites tat place to put my slipper and shoe, now my slipper outside the gate. Town council cleaners also dirty my slipper and the area outside my house when they wash using highpresssure jet. I hated them cleaning my place. Instead of cleaning my house outside, they made my place more dirty. I got clean it up after their washing. hai. I was told, next week is the final inspection by HDB for my blk. Hope to receive my key soon. Your blk I saw tbe building of the water tanks too.
  19. Hi hdbfun, I see, It's just rumours. I mean, since they are already building 40 storeys, I quess u may get ur key earlier, sorry making u so excited. But I really hope u get ur flat eariler too. According to the letter, the $30k will be paid to u upon collection of key. Anyway, no doubt my flat was fully paid, I will be not get the $30k because I want to use it as part payment of my new flat.
  20. Always happy, hdbfan is correct, the compensation was based on market value of price as at 1995, some ex gratia based on the current reno & floor level and the interior of ur house, like built-in kitchen cabinets, aircons etc. but not much for renov.
  21. Hi hdbfan, My kitchen and bathroom also have cracks like urs with metal exposed. But I dun care already. U seen to know a lot of info about ave 1, u got friend stay there ? Did any one from Ave 1 wants to get Ave 3 (ours location) or reversal. Can swop hse if both agree ???? haha. Very fast, 40th flr already, I think u may get ur hse earlier, maybe Mar 11. Congrads. I got the second letter from HDB saying tat they have refund the money loaned from CPF + interests in to my CPF Acct. This money is use for partial payment of my new flat. Even the net balance if any, is also use for payment of new flats. The $30 advance to upon collect of keys, if intend not to have it, u may use it for partial payment of flat also. If a person is 55yo and above the amt of withdrawal for purchase of the new flat is subject to the min sum for retirement. I do not intend overlay the kitchen and toilet tiles. Leave it as it is. But built shower screen in the bath area.
  22. I think did not get approval from HDB, she said other people also put a lot of things outside their flat wat. Must check for poor workmanship, defects and report to HDB immediately to rectify if any, before starts renovation. Got people told me that the blk number came out in 4D but opposite, 1144 instead of 441, I din even of think. Is the pillar blocking the path for the bus to enter, I din notice it. Nowadays, HDB built houses very fast, 3 years can finished. Ours is acceptionally slow due to the integration of the mall and bus-interchange, if not, we would have shift in 2 years ago. About 3 years back, my toilet ceiling also leaking, HDB repaired it, I paid half, my neighhour paid half. Now the problem comes back again, I dun bother oredi, use something to block the drip and let it flow out of the toilet window. When is Ave 1 taking their keys ? Look like Ghim Moh also quite fast, can see a lot of tall flats there, while on the MRT.
  23. Ya, maybe I was with my wife around, that why she feel safe to allow me to view her house. Yes, she did make use of the roof space to keep store things. She said the roof space is very spaces and can keep alot of things, since her floor area is limited. She even build cupboard outside the flat to keep things. I spoke to the china worker yesterday morning, he told me for the pt blk, last month, HDB ppl came to check house to house and re-do area tat r unacceptable, so for this mth, is waiting for HDB approval to accept the flat from them. By the way dun see ani improvement beside the 24-hrs cofeeshop. why r ???
  24. Din know tat u r not feeling the past days, long time din see u chating. Good to hear tat u r ok now. The lady owner welcome us to go into the house to look at the renov. Workmanshop was good. She spend around $40k+for the renov. She did apply for the Sale of balance flat at our site but din not get it, in the she bot this house in which her neighbour is her sister's house. She got 2 daughters, so need to make partition for another room. Did u know notice the workers are planting trees and flowers at the entrance of the mall facing our house.
