  1. Bamboo is beautiful in the sense that you have broad thick long strips compared with Parquet which usually comes in narrower, thinner and smaller strips of wood. Besides being hardy, it is environmentally friendly. The only set back like what Sunnyheart mentioned is the price.

    May I ask a ignorant question? I would like to know whether the oil paintings are original painted by the artist or are they re-produced?
  3. The risks to the child in each house is different and unique. The following are some of my suggestions: a. Do an inspection of the house wearing the hat of the child b. Produce a checklist on the risk that your child could encounter such as risks in the kitchen, risks in the bedroom, etc... item by item c. Think and decide which are the risk you think should be protected against. Besides the normal fencing up of windows, reduce the steps in the house, other risk may include slippery floor, sharp corners, low stove, etc...
  4. Bamboo flooring is good but it is not cheap in Singapore. In fact, more expensive than parquet.
  5. You can do a few things to reduce the heat such as: a. air-con the place b. install a ventilator to extract out the hot air c. install double glazed windows Other options include making the wall thicker such that heat finds it harder to penetrate into the wall to the room.

  8. Put in writing your claims, with evidence (eg. photos) and send them to the insurers. I don't think it is a major issue as they could always change a new roof for you and repaint cum patched up the cracks on your wall. I assume the cracks are not structural in natural. You can get the insurer's engineer to certify that the cracks are non structural. If your vase is not the antique expensive type, I think they will just pay you off. For the floor, they probably will redo your tiles on the affected area or pay you a lump sum as compensation. On the complaints about the sound from door opening, etc... I think you probably won't have a case against them.
  9. If you agree to the price of air-con usage, I think you cannot now turn back the clock. Since you feel that the air-con charges are so high, why not wait till you receive the utilities bill and study it before speaking with your tenant. I think your tenant will understand if you show her the evidence and discuss the matter with her. If she adjust the temp at 25 degrees and your air con is the inverter type, I think the utilities should not be too high. If your tenant and you have a fairly good relationship, don't spoil it by flying into a rage to tell her off on air-con usage. Some patience will go a long way, wait for the utilities bill to come. You want to be happy and you want her to be happy too.
  10. Hi Ian, I am not an agent. You may want to try dropping leaflets on those flats that you wish to purchase and see if you get response. There is some value in using the service of an agent to help you because the market is essentially quite cornered by agents. When the sellers are using agents and you don't want to go through an agent, that means you won't be able to get the flat and this limits your choice to only units that are not being served by agents. In addition, you expect the sellers who do not use an agent to pass the savings on commission to you and you don't wish to pay COV for prime location. I think your expectations are really quite high and it may be difficult to find a unit. For sellers that don't wish to use the service of the agent, I think they probably are thinking of saving the comm for themselves than to pass the savings to you. Just my view. I wish you luck.
  11. HS: Home Shelter (sometimes, we just call it bomb shelter). When you do re-construction, you may not necessarily do a HS. There are people who manage to get away without doing HS. Cheers.
  12. Hi Benny, welcome to RenoTalk. From your description, it looks like an A&A work. I think it is difficult to get $100 psf price. For 800 sqft at $100 psf, it translate to $80,000 to construct an attic. In today's construction market, I doubt it is possible. Maybe other forumers can advise on the price. Even at $200 psf, it would mean $160,000 only. This is a workable price but you probably have to keep things simple. I am using a contractor and he is not exactly cheap. I would think his pricing is quite market competitive. Another suggestion is for you to get an architect and ask him for advice. In that way, you can get a deeper understanding on what work is required and the submission requirements. If you go for re-construction, the price should be even steeper.

  14. It depends on your neighbour upstairs and sideways. If they are okay, then you won't have complaints. Better to let them know and maybe invite them to join the BBQ. There is another type of BBQ equipment that emits very little smoke. Forumers who know the equipment may want to share here. Yamsend to you too!
  15. I am still waiting for URA to get back to me on the permit approval. Just got the provisional permit 2 weeks ago and submitted to BCA last week. Not sure whether to get a turbo ventilator because the top floor is covered by concrete flat roof.
  16. Hi Joshua, It is call a turbo ventilator. Its main function is to draw out hot trapped air and replace it with cool fresh air. It can also help to get rid of trapped moisture resulting in less risk of mildew on ceiling. In general, this device is maintenance free though poor installation may lead to water seepage from the roof opening area. The turbo ventilator is very silent, using free wind energy, making the owner unaware of its presence and will turn with the slightest breeze. Although all it takes to turn the ventilator is a slight breeze, it can also withstand wind velocity of 190 km/h. Owners may add more shaft arms for added strength if you think that the wind in your area is extremely strong, though it is not really required. Cheers!

  18. You may want to get a structural engineer and architect to help you check it out. Better to be safe than sorry. Adding attic is putting on additional load to your existing floor and the current structure may not be made to withstand it. Cheers.
  19. What has happened in the past cannot be undone. You may want to do a complete solution to your termite problem. If you are trying to get rid of termites permanently, it is important not to disturb its nest. Once you disturb it, the termite will start to spread and it becomes harder to control. If you use poison on the termites, some will consume and die but the rest of the termites will learn from the experience and avoid it. Hence, the problem is still present and the termites can still re-visit your house again. From my experience, the best way to get rid of termites permanently is to bait them and use a slow effect poison. This would mean that the termites will not die immediately upon consuming the poison. When the first termite dies from consuming the poison, the last termite has already eaten the poison and is sure to die. In this way, the whole colony of termites can be exterminated.   20. Actually, I want to find out the following scenario: Man bought and own a condo, car, etc... . This were acquired on his own before the marriage. He got married to the lady and after a year, the divorce took place. Will the Court divide the assets of the man between him and his wife? The wife did not contribute to the acquisition of the assets.
