I also paid off my mortgage loan but took up another loan to rebuild the house. So now go back to square one, on debt again. -
Pay Off Mortgage In Shortest Time Or Longest Time?
leechaorui replied to Phantom's topic in Finance and Insurance
I think it is very relaxing to live a debt free life. At least you don't need to worry about a mortgage over the head. Cheers! -
How Much Money To Set A Side
leechaorui replied to rayhwz's topic in Pregnancy,Parenthood and Education Matters
When you earn more, you can provide more for the kids. When you earn less, provide less for them. I saw some families (father working as a security supervisor) and mother stays at home to look after 5 kids. They look very happy. Stay in 4 room flat and no car, no tuition for children. There are some who earn much more, but find it a struggle to support even one kid with 2 adults working. Different people different expectations and thinking. Cheers! -
I used Toshiba fridge for 5 years. Bought a display set and paid for 5 years warranty from Harvey Norman sale. Never need to call the servicemen to repair anything. In fact, it was very heavy duty usage because lots of things were stuff into the fridge and we didn't handle the fridge gently. So far no problem. Very reliable. Besides Toshiba, I heard that Mitsubishi Fridges are also very good. Cheers!

I always had tiles. They are easy to maintain and clean. In my new place, I plan to try parquet because I find that tiles tend to have a very cold feeling and maybe not as classy and cosy as parquet.

I sold my rainbow vaccum cleaner away. Agree with you that I was surprised by how dirty it is when I vaccum the mattress. Cheers!

Things that are fixed to the wall such as handles on a stairs, air-con, curtain holders (ie not the curtain itself), ceiling fans, lighting, etc... are considered fixtures and fittings and you should not remove them when you sell your place. If you are unclear and there is something that you wish to take along with you, you can always check with the buyer if he is okay that you take the item with you. Hopes this help. Cheers.

Nice design. What is the size (sq ft) of your condo unit?

There are good owners and bad owners just like there are good agents and bad agents. After all, agents and owners come from the same human pool. I don't think that there is such thing as eg. agents are bad, doctors are good. In general, the good and bad part are in the character of the person, not the profession he is in. Some people think that it is easy money to be agent. While it is true to some extend, I also know of many agents who struggle to make a living. Imagine not closing any deal for 3 months and have to support family? Nothing is easy.

It is not easy to be a real estate agent too. You can negotiate comm with them directly if you decide to use them. If you decide not to use them, you can turn them down. They are also fellow people like us, trying to make a living.

It is quite common for the built in size to go up to 1.2 to 1.4 times the size of your land. When your land is 2250 sqft, the built in size could be between 2700 to 3150. The size of the built in could be smaller or bigger depending on how you plan to construct the house - Maximize the land space or you would prefer a design that doesn't maximize the land space. Since you are prepared to do reconstruction work, I don't think there is any problem to have all your bedrooms ensuite. Your architect should be able to advise you on the design and layout including the estimated built in size.

Reroofing

When I changed my roof tiles, the insulation installed are also new. Not sure why your contractor is still using the old rock wool. I feel that they should be changed. -
Plastic Timber
leechaorui replied to bloppyblopblop's topic in Landed & Condo Private Properties Renovation Discussion
Unless you get very high end timber such as Burmese Teak or properly conditioned chengai timber, I think plastic timber feels very much like timber without the associated problems of timber. Plastic timber is actually more eco friendly and uses wood properties in the "timber" too. Another alternative that you may want to consider is bamboo. This is also very hardy and good. -
Move In Before Top
leechaorui replied to stl67's topic in Landed & Condo Private Properties Renovation Discussion
Yup, reconstructed house mean landed property. The utilities are usually not cut off during construction phase. For gas, reconstructed house typically use the gas cylinders as construction cost of pipes to bring gas in can be quite prohibitive. Cheers! -
If your door bell is exposed to the elements of the sun and rain, you will need to get a door bell that is water-proof and can withstand the heat. Basically, an outdoor type of door bell. My experience with wireless door bell has not been very positive and it is not easy to install an outdoor door bell. Wrong installation and water seeps in, the door bell would be damaged. You may want to get an electrian to help you install the door bell. Search the forum for a reliable electrian and check with him on the installation. Cheers.

You are right, I think the standard market practice is for the option to be exercised withiin 2 weeks. However, the buyer can negotiate with the owner to extend the time to exercise the option. I extended the time to exercise the option because I was away overseas when I bought my house. Even then, extension by 90 days is quite unusual as the whole transaction can be completed in about 90 days. Cheers!

Move In Before Top
leechaorui replied to stl67's topic in Landed & Condo Private Properties Renovation Discussion
You can pack your things nicely in the house and leave the place while the inspectors check the house. After checking, you can move back. My neighbour did just that and TOP was obtained without problem. Cheers! -
Floor/building Plan
leechaorui replied to dreamhouse's topic in Landed & Condo Private Properties Renovation Discussion
Check the whole house, nothing useful was available. For houses above 40 but below 50 years old, I think the chance of getting the floor plan from BCA is 50-50 at best. For houses that are above 50 years old, it is unlikely that BCA has the floor plan. This is my experience but other bros/ sisters may have better luck. Cheers. -

How Much Combined Income?
leechaorui replied to synapse's topic in Landed & Condo Private Properties Renovation Discussion
Hi Synapse, You can do a financial check on your affordability of the condo. Take home pay less current liabilities (eg. parents' support, personal expenses, utilities, car loan, etc..). How much are you left with? You may want to consider having a baby sometime in the future and provide for contingency expenses. Also check on how much CPF you can use to service the loan and whether you need to top up using cash. Another important point is whether your job is secure and how long is your loan tenure. If your loan tenure is very long eg. 20 years or more, it is hard to predict whether we will still have a job to pay for these expenses. Cheers.
