I think the materials (average quality type of stone textured feature wall and chengai wood) is not expensive for small quantities. I think the bulk of the cost will come from the labour and design. You can check out direct tiler service or get an ID firm to quote you.

The contractor may be right if he doesn't have stock of the existing tile. When he gets a new tile from the new shipment, the tone and colour may be slightly different from the earlier shipment. Usually, the contractor would keep some tiles from the leftovers. I had a cracked tile and I filled it up. It didn't crack further after 6 years.

You can try Sheng Siong at Serangoon North Ave 5. The safe boxes sold there ranged from less than $100 to those that cost about $300. Cheers! -
You can approach the interior design company to ask for design service only. I think they probably charge you a fee for the design work and you can find your own contractor. The problem I foresee is the management of the renovation. If you have an ID, he can help you project managed, otherwise it will be time consuming for you. Cheers!

Erh... maybe I am ignorant about average salaries of Singaporean workers. I am so sure how common is it for Singapore household income to be in excess of $200K. Well, if they earn that much, got no children, no need to support parents and willing to live in 4 room HDB flat bought from govt, save as much as possible kind, I will agree with you that it is quite possible to retire at 50 years old.

I use Berger paint before. Can't tell the difference between ICI, Nippon and Berger. All seem the same to me. Lasted for 5 years before my family decided to re-paint the house again. Children drew on the wall, scratch it, etc... it last as well as ICI and Nippon from my experience. Cheers.

Maybe I am lucky. Most of the agents I encounter seem like honest people to me. Somehow, I think homeowners can be quite bias about housing agents. Many of them work very hard to help home owners and buyers close deals.

If you live up till 85 and retire at 50, you will need to spend 35 years of your life as a retiree. Is this what you want? You need financial, social and emotional planning to retire at 50. Alternatively, you can choose to work part time or work that is less demanding and stressful. In this way, you make some money, get to do something and have more spare time. Cheers!

Building A Staircase To My Attic, Recommendations?

Congras on your purchase of the terrace house. From your post, I believe you are looking at a properly constructed staircase. If you already have an attic, you should have a staircase leading upwards to it. If your existing staircase is a "ladder" type of stairs and you want to construct a proper staircase, you will need help from the engineer to compute the load and design the stairs. I think you will also have to send the engineer's drawing/ Architect's plans to URA for approval because this involves structural work and an increased in Gross Floor Area (if your existing attic is illegal). I doubt the budget of $8K is enough for the professional fees and submission charges imposed by the government agencies. You may want to get an experience contractor or an architect to help you plan and to provide a quote for you. Cheers! -

You can get an architect to advise you on the cost. There are certain fees such as submission fees to the authorities, professional fees, survey fee, etc... that one cannot avoid paying. I think the incremental cost on materials and construction should not be too high. I heard that a recently completed A&A work that add a room and a bath behind the house, increase the kitchen space below, change the roof (ie because the works affected the roof) and improve the front facade of the house cost the owner $150K about two years ago. Better to get a more firm figure from the architect.

I plan to get all my lights from lighting.com and would need help for the rest of the items. Basically, I have 5 toilets (no need for bathtub) Toilets Mirror cabinet 5 WC (4 sit and 1 squat) 5 Wash basin Taps 3 instant water heaters, 2 tank type of water heater 2 ventilating fans 2 sets of rain showers Other toilet accessories like hangars, etc.. Kitchen 1 kitchen sink with tap 1 cooking stove using electricity (fixed) 1 cooking stove using gas cylinder (portable) Tiles Granite tiles (about 1000 sqft) outdoor tiles (2300 sqft) toilet tiles for floor and wall (for 5 toilets) Capentry 1 set of kitchen cabinet 6 sets of bedroom wardrobe of which 2 are walk in wardrobe 2 sets of book shelf Landscaping 1 stretch of gardening area at the side of the house (area is approximately 500 sq ft) Front of the house garden area is approximately 400 to 500 sqft Planter box is 1.5 sq metres Anyone has recommendation on who to approach or where to buy for each of the items?

It is hard to avoid paying comm. The owner may also have an agent and the agent will charge you comm. The market is basically cornered by agents. Pay the comm and move on. Get your own agent to rep you. Agents do provide a useful function and they have contracts to help you transact. Regards.
