  1. You can try the seafood opposite Serangoon Sports Complex. I think it is call crab palace. I noticed that a lot of people go there for the chilli and pepper crab. Another nearby place is at 180 Yio Chu Kang Road. I think it is called Seafood Place (next to Java Maids) but parking is a problem, unless you use vallet parking service there. There is also Toa Payoh Lor 8, near the market where the zhi char stall serve quite good crab. If you want crab specialist there, opposite the market there is restaurant selling crab. You can't miss it when you are at the Lor 8 Toa Payoh market. I don't have the exact address. Hope this helps.
  2. From your description, I feel that you have been rude to your MIL. If you are apologetic, get your wife to say some good words for you and then meet her personally to apologize. At the same time, tell her frankly that you understand her good intent (ie this is what you wrote) and share with her your weakness (ie you are an impatient man). This cause you to lose control of your temper and said all those offensive and rude stuff (ie what you described as your volcano eruption). If you like your MIL, spend more time to understand her and what she wish for. Bepgof has some good suggestions such as taking her out for holiday, show her genuine care, etc.. Things will improve. If you dislike your MIL, it may be better to keep the distance after you have apologized to her. Having closer proximity is a receipe for more disagreements and conflicts. At the end, it all depends on your personality. Do you feel that making peace with MIL, being more tolerant about her and having joy seeking to understand your MIL's needs and concerns are more important or living life as you feel like it is more important? Hope I have not been offensive in my views. Cheers!
  3. If you see hairline cracks, it is quite normal. When you install a new wall, very often you get hairline cracks due to temperature and painting over it before the cement completely dry up. The cement may appear dry on the outside but it is still a little wet internally. You will need to leave the wall without painting as it is over quite some time before the cement completely dry up. Usually, contractors will paint over the wall fairly quickly once the wall is dry externally. In general, re-painting over the wall using high quality paint would solve the problem.
  4. Very nice reno and green surroundings. Cheers!
  5. Neat transformaton of the flat. Cheers!
  6. Sometimes, the sellers have difficulty in getting to a new place. I feel that there is no need to evict the seller immediately after the second appt if you still have a place to stay. However, set a timeline that you are comfortable for the seller to move eg. 2 weeks later, etc. When I ask to negotiate on the purchase price of the house, the seller refused to reduce even by a dollar. At that time, I paid above market value for the property. When I made full payment for my house to the seller, she ask to stay for another 3 months. When I ask for rental, she immediately say that she will move. All kinds of people make up this world. Live and let live. Cheers!
  7. Since there is already an agreement to let them stay till end of July, you can only start dealing with the problem if they don't move out after that. Hence, there is no need for you to worry about it unnecessarily as you have committed your word. Good luck.
  8. Congras. See that you have done up for 4 bedrooms. Looks good. Cheers!
  9. Nice modern design and nice 3D pictures. Cheers!
  10. Spacious toilet and simple nice reno. Cheers!
  11. Agree with you that 2000 sq ft for a landed house is not very big. The reality is that prices of raw materials have risen eg. recent increase in the price of rebar by 30%, govt announcement of higher levies for workers, rental cost increase, proposed CPF rise etc... All this adds up to contractors' and architect's overheads and cost. I don't think $250 psf is unreasonable in today's market. One of my friend spend about $350 psf for construction. Another friend who spend lesser psf actually has not adequately provided for the construction cost of which he only found out later that he needs to pay for this, top up to get that, etc... In the end, after much effort, he also spend about $260 psf. I suspect that cost of construction will escalate further with other countries such as China and India, competing for raw materials from us. If one has the means, it is better to construct now than to wait it out.
  12. Agents can help provide a variety of services and advice to help you with your sale. Commission is negotiable with the agent too. I used to think like you but now I feel that it is beneficial to use the agent's services.
  13. Kardtoon is right. For more information on what counts in Gross Floor Area and what doesn't, you can refer to URA. Circular No : URA/PB/97/12-DCD Cheers!
  14. Welcome. Your design look very good. Cheers!
  15. My contractor's workers work very hard under the hot sun and quite often, they also brave the rain to do the work. I prepared sandwiches for them and bought them 7-Up. My contractor was quite upset when he found that I bought his workers lunch because he reckoned that I am spoiling them. He asked me not to buy them anymore food or drinks in future. I feel that it is a privilege to buy lunch for people working hard for me but now I can't do it.
  16. Congras to you. You will be a free man when you don't have a loan hanging over your head. I guess I will have to wait and slog for much longer before I can reach your stage.
  17. Wow.. that is very good. Your loan payment is reduced from $1800 to $330.
  18. I hope somebody can advise me how one can take a home loan and do a rebuild. Thanks. Are you sure you can still find old inter-terrace at $1 million. Even if you are able to find one at this price, I doubt that $300K is enough budget for rebuilding a house. You can take both housing and construction loan. Some banks are more conservative and others can be more liberal. If you need help, let me introduce you to a contact of mine who may be able to assist you. PM me if you need help.
  19. I don't have the contact but I think you can check with BOSE or some other Hi Fi system distributor. Check out this link. http://hd.sony-asia.com/products.php?cid=H...twork#/products Your plan is really cool. Do update us on your outdoor projector and speakers installation. Cheers!
  20. Some of these things may be true but many lies in the realms of speculation. Some agents refuse to co-broke. I tried to rent a flat through an agent and it was always not successful. When my agent call, the other agent says already co-broke. It is only when I call and say that I am an individual looking for a rental flat that the owner's agent allows viewing. However, for your case, it may be genuine that the seller's agent really found a direct buyer that pays good price. Well, move on and good luck to your search for your ideal flat.
  21. Congras on your new home purchase. Looks like reasonably well maintained original condition. Cheers to your beautiful home.
  22. I am also interested in the YDM4109. Have already PM him but so far, he has not replied. If he is stuck in Europe, hope he is okay.
  23. Unless the toilet is defective or you are planning to do reno to the toilet or you wish for a different design toilet bowl, I feel that it is okay to use the existing ones. For those who are concern about hygiene, you can use special high power washing liquid to clean the toilet bowl. After cleaning, you will find that the toilet bowl is sparklingly clean especially obvious if you are using white toilet bowl. For those who feel that psychologically the toilet bowl could not be clean, then my suggestion is to go ahead and change it for the peace of mind.
