  1. Hi 40826084, If you really like the place very much, make arrangement to meet up with the owner to resolve this. At most you bite the bullet and move on. No need to have more nightmares and spend money on legal fees of which lawyers will likely to tell you lots of pros and cons, making you more confuse than certain on what action to take. Life is a lot of give and take. When the unit appreciates in value, you will find that the extra you paid is only a very small sum of money. Just my alternative view. Cheers!

  4. I was at the warehouse sale on Saturday. Bought a long teak dining table with wooden chairs, bedside tables and a TV console. I feel that the quality of the products is above average for wood. How about you? Did you find any suitable dining set there?

  8. If you plan to buy air-con and don't mind Fujitsu brand, you can call Goh Ah Bee for a quotation. I think their prices should be very competitive. Repairing an old aircon that has served its time may just be throwing in good money to a well. If you can do without air-con, you can get a fan. This would save you some money until such time when finances are better, you can always install a good air-con system. Cheers!
  9. Hi bladers, If you are not in a hurry and you don't mind spending time to collect quality paintings slowly, there are opportunities to buy these paintings at very low prices. These opportunities can come in the form of clearance sale, individual owners giving up their collection because the painting don't match the theme of their house, etc. When I was in Thailand, roadside artiste hand painted some small pictures of scenaries of which a few are very Balinese. Each is only sold at SGD$0.50 per piece. However, most of the time, the original paintings easily cost, hundreds or thousands of dollars in Singapore. Cheers!
  10. There are different grades of metal roof such as galvalume steel which is made from aluminium and zinc alloy, acryzinc sheet steel, hot-dip galvanized sheet and simply zinc. Hence, the reason for the difference in pricing. The quality of German tiles is very high compared with many other types of roof tiles. The risk of leaking is very slim for German roof tile when they are properly installed. The inter-locking design of high quality German tile versus those that are made in inferior quality places can be very different. Those poorly design roof tiles tend to leak because small quantity of water can get into the building through gaps between the roof tiles especially during heavy rainstorm. I have also seen leaking metal roof due to rust in areas where screws were used to secure metal sheets together. Anyway, with proper installation, high quality metal roof should also be very lasting.

  14. Hi Jason, The insulation comprising of high quality wool and aluminium sheet should provide some relief and insulation against rain drop noise and heat from the sun. Typically for newly constructed houses, the "airspace" between ceiling and roof is quite short. The little space doesn't really make much difference. Usually the older single storey houses have larger "airspace". The reasons for this is another explanation. If you wish to reduce sound entering from the window (ie from rain or outside traffic), you may want to consider installing sound proof windows and walls. This would significantly reduce the sound from outside. As for the roof, I think both metal roof and tile roof with insulation can still be quite noisy when it pours. I find that the younger people prefer metal roof because of its aesthetic nature such as being able to bent into a curve, unlike tile roof. Metal roof provides the opportunity for homeowners to design a more innovative roof. Tile roof on the other hand is very durable (lasting 50 years or more if you use high quality German tiles) and the design is quite timeless. Although I feel that both are good options, I actually prefer concrete roof. Having a concrete roof means that I can use the roof to plant greens (grass and plants) to make the house more eco-friendly, in addition to the ease of installing and servicing roof top water tank and solar panels (if any).   15. Agree with you. When renovating a place, there seem to be so much incidentals to pay for. Hence, its prudent to set aside some extra money for incidentals. It is more likely that the actual amount spent on reno and furnishing the place exceeds the initial budget. Cheers!
  16. Thanks for the compliment on my posting of landed property. I am still learning about construction of landed houses and is happy to share with fellow journey men. As for the purchase of lighting, hopefully only 2 trips is required to purchase the lightings.
  17. I think you need BCA's approval too. Besides that, your builder would also need a demolition permit to demolish the existing place before rebuilding.
  18. This means that I have to make two trips. One to order for them face to face and another to to collect and make payment. Not customer friendly, esp when customer already offer to share the credit card number on the phone and confirm the order. Maybe this is the market practice amongst lighting coy. (1) Cannot take orders from credit card on the phone, (2) don't carry sufficient stock and will refuse to order for customers, (3) make customer come twice - once to order face to face and another to collect, (4) disallow for customer to check stock on the spot when collecting lightings and (4) when items are defective after installation or opening up of the box, lighting.com expect customers to bring back to the shop for exchange (5) can earn praises from customers for their good service from this process. Perhaps I am ignorant about lighting purchase, this certainly don't sound customer oriented to me. If this is the market practice and customers are generally happy with this type of service, I would have to just follow the law. The added difficulty is the place is quite hard to find a parking lot.   19. Aiya bepgof, don't poke fun at Husky. He has his point of view and logic and you also have your opinion and views. If Husky wishes to share his portfolio, it is his choice. If you wish to share yours (which you have shared), it is your choice. All of us have our admirers and detractors, live and let live. This is afterall only a forum to share ideas. Some will agree with you, some will not and when I review my postings a few months later, I sometimes find that I don't agree with my own views. According to Bernard M Baruch, he said this which I found quite meaning. Most of the successful people I've known are ones who do more listening than talking. If you choose your company carefully, it's worth listening to what they have to say. You don't have to out the other fellow's light to let your own shine. As long as you and your family are healthy and generally happy with life, I think this is the most important and precious part of living. Whether a person decide to wear bigger or smaller hat, carry a bigger or smaller umbrella, let the individual and their families decide for themselves based on their risks appetite and needs. Hope the vigourous debates that you and Husky engage in ends here. Cheers!
