yup, we're still HG neighbours. In fact, have not moved out of North East since birth. My current EM is 150sqm and new place is 131sqm so not too bad right? Dad says the 5 room is bigger...well, more or less the same if we were to take away the area occupied by the staircase. But we'll have to bear with having one lesser bathroom. hahaha, i really agd with u that the staircase is a love-hate affair. -

not exactly as taking bank loan for the 5 room so need to pay 5% cash and paying for the COV. Cant believe we paid COV for the flat purchase. -

yup. Cost of renovating a toilet is the killer of all renovation quote. Wow, your renovation is super fast. Which company did u sign up with? -
got the letter from HDB? Think your recess should be around 10sqm and would roughly cost about $2k. The survey and inspection fees are the most costly. Nv even see them come around to survey or inspect. Other cost involved would be to shift cable box, electrical box, etc

yup....luckily not much reno to be done but still have to spend $$$ on reno. Seller renovated the toilets less than 2 yrs ago so not touching it. Wanted to hack the tub in MBR bathroom as it'll be slippery and dont really like the idea of 'climbing' in to bathe but hubby like it and most importantly also to save cost. Boh pian -

yalor so sad as never imagine we would sell this place otherwise wont 'dump' so much into reno. New place also in Hougang abt 2 bus stops away. Condition not too bad but need to reno the kitchen...sob sob -

I think white or black would look very nice for kitchen top but I have reservations especially if scratches can be very visible on these 2 colours. One of the recently renovated polyclinic is usually white solid top n the scratches can be seen clearly -
Hi Angel81, Here's the pics from my converted wash area as promised. my tiny sink is exactly at the position where ur existing WC is located. As u can see, my wc trunking is pretty short as compared to what your seller did as the trunking is very near to the piping.

VTO? look at the valuation date first. The flat might be marketed for quite sometime and either no suitable offer or no offer at all. Most importantly, the report might be over soon so agent asking for VTO. If u like the flat, try at value first and see what's the response. I always believed there's room for discussion if the sellers are keen to sell. Some agents advertised valuation price and when u call up, they'll say sellers looking at the range of 20-30k. Personally, I wont even want to view the flat as I know I cant afford 20-30k. 1 or 2 months later, u'll see that the agent is still trying to market the flat but now its VTO. -
estimated about 10 days after but to play safe, I've been advised by my agent to give an allowance of about 20 days just in case the lawyer sits on it as it did happened before. If taking HDB loan then can go for contra and HDB would do swee swee and u wont have to worry about the proceeds returning back late into your CPF

ya, original from HDB is without wc. HDB only relaxed the regulation about 10odd years ago in the early 90s for those EMs built in the 80s. Nevertheless, still got some EM owners mostly those 1st owners who still didnt convert the wc into p-trap with wc. -
oh dear, what happened to my post....repeated so many times. sorry to 'bomb' your thread. Yup, my wc is using P-trap. How come your contractor said it cant be done. From the look of it, your seller's wc piping like a long way from the main piping. Wonder if big biz would be able to travel all the way to where its supposed to go. Heee..... I'll try to snap a pic and show u.

Great to have 3 bathroom at home but not for long cos would be shifting in late Mar so its down to 2 toilets for big family of 7 members (4 adults, 3 kids) no la, its ok to have the wc for the wash area especially when there's visitors as it can be too troublesome for the older folks to use the loo upstairs. ic....no wonder la. Then u shouldnt have a problem to do the wc inside cos that's what I did for mine. the WC is right inside and bought a mini sink for the wash area.

same estate lor but havent get a flat yet. Still looking around. hmm....didnt recall u mentioning about reno. No need reno? must be in very good condition so no reno. Any pics to show? nope, didnt tell them....anyway, not only the maid. The lady owner, the 3 kids and the maid all LIKE slamming the door and gate. my slamming neighbour is from EA unit. ya, my unit also open door wide wide all day long. We didnt open the corridor windows cos didnt want those kapohs to look in...hahahaha....
