  1. wow, that's considered pretty major reno as wall n floor tiles cost alot for the kitchen and bathrooms. I'll also renovate my house again if I have the $ few years down the road and still dont intend to move by then. We also like the privacy of staying in an EM with the bedrooms upstairs but at times, still few the EM is too small. Haha.... Ya, snap some pics and show u..heeeheeee your EM is one of those EMs at Jalan Rajah?
  2. i'm the 2nd owner and reno was close to 20yrs so we overhaul the whole **** place except staircase railings. Can see that u also doing a major overhaul including the staircase railing. There goes all $$$$$$$
  3. finally found someone having the same EM layout as mine. Really boh tahan the layout of the common loo.... btw, I just did cabinets for the corridor windows (usually ppl put dining table) and also realised that the alignment for the window grills slanting cos one side of the cabinet able to touch the grills whereas one side fall short a few cm. After a close check, realised that its actually the floor slanting
  4. ya...more n more EM owners here. Hoping to see pics pics pics.
  5. wow, 9 yrs ago. Welcome to EM thread. So what minor reno are u considering?
  6. try photobucket and it'll come out bigger. I used to use Imageshack and it was very small
  7. yup, it is a HUDC. Just few months ago, some were going as low as 280k
  8. think the 601k just sold so the resale transaction not updated yet yalor, many rich ppl around. Just too bad that one can only buy one HDB flat otherwise many wld buy more since property tax so much cheaper for HDB flats.
  9. u sure u just wanna do wall tilings for bath area and 'wet' areas? It wld save cost but not advisable to opt out of wall tiles for these areas especially if u dont intend to move, in the near future.
  10. hopefully u can re-built everything for less than 50k.
  11. its in opposition ward. I think its a HUDC near SRJC but agent advertised in today's classified as EM.
  12. hmm.....sound great hor. Maybe u can invite all of u to your place for BBQ....hahaha ya, 365k for Tampines is a good buy
  13. then wif many potted plants then come dengue fever
  14. plus the 'teppanyaki' aftermath smell on the furnitures.....cant imagine that.
  15. Hi houseofluf, welcome to EM thread. House under reno ar? so we can look forward to some pics from u soon. Where's your place? I've a open-concept balcony. So far, never heard of ppl doing bbq at balcony . Dunno if neighbours in the block wld be triggered to call 995
  16. we'll miss u. Nvm la....me also blur blur initially and learning from others
  17. must show us pics ok. My col also bought one from ah nei....quite well maintained and major reno not required.
  18. wow 红楼梦.... my hubby n me always wanted to stay in a mais, ten yrs ago too ex and nearly bought one for 480k.....luckily dad said the house not good as front door kena corner edge of the block. Now that we moved in, really no joke wif the housework. Siao liao.
  19. hahaha..... definitely no COMMON SENSE....just look at my common toilet upstairs . btw, u're a cat lover? ya, just saw classified that one 4 room unit at Blk 18 (more than 30yr old flat) valued at 205k and asking for 285k
  20. maybe they downgraded. If i were to buy that EM near Hougang Mall about 10yrs ago, I'll still be making a huge lost cos its sold for 400k the highest. 10 yrs ago, all the EMs were at least going for 450k & above
  21. i've a small one at home, a gift from my insurance agent. Btw, did all of u buy home insurance? must buy hor cos the fire insurance from HDB cover the 4 walls nia.
  22. ha, u also got this habit of reading the classifieds? I check it almost everyday especially on Sats ever since I decided to upgrade back in 2005. Ya, now all going up. Actually not true abt the opposition ward la. In fact, my block got so many diehard fans and die die dun wanna sell as they wanna stay in this ward. Most of them in their 40s and 50s. Scary when u talk to them as they can go on n on.
  23. Now that we're talking about fire-rate doors, I always wonder about those bomb shelters in new HDB flats. have u guys and gals wonder if its really a bomb shelter ? If there's really a bomb being dropped down, is it true that u're the save with your family members if all of u hide inside the bomb shelter? All the bomb shelters from Level 1 to Level 40 for each block wld be the only pillar left standing in the entire estate? Open the door of the bomb shelter and u'll fall off....hahaha...... or what should we do? wait for firemen to rescue us? If there's really a bomb, everyone including firemen wld be dead
  24. one unit in my block extended their living room and do away with the balcony then built roof over it. They also installed roller shutters from the high ceiling (outside MBR windows) to the newly built roof. The roller shutters seems to be permanently installed so the MBR is always in darkness wow, gone up to $370 liao. U need to do valuation every year for the home loan? yalor, looking forward to more pics in this thread. yup, mosquitoes are a concern if u wanna keep water fountain/feature. We even put bleach as recommended by the shop but no use. how come your plants at the balcony fail? hmm....y not buy those artificial ones if wanna beautify yr house. dont worry, we understand. Its still not too late. I also made some mistakes by agreeing to some stupid conditions by the seller (& her agent) eg. signing OTP then do valuation but luckily at the end of the day not too bad. Anyway, I worst than u, cos my reno nearly completing then I found this forum. Lots of stupid mistakes and quarrel with ID too. Haiz, history liao. your unit require fire-rated door? It should have been installed by HDB now if its required.
