  1. jessie bought her EM not too long ago... only one word to describe....she's one lucky gal to get it at valuation cos its a divorce case so seller wanna let it go no matter what and not like some not serious seller who are trying to gain from the current market. urs also not bad right? What's the usual resale prices for EM over in Woodlands? I think one of the factors that affect EM prices would be the age of the flat. For my area, I think that the neg part otherwise its really convenient as walking distance to MRT, bus interchange, mall and downstairs also got row of shophouses (7-eleven, coffeeshop, salon, etc)

  4. this is the current flooring for your balcony? Looks solid already and easy to maintain too. If u wan solid wood flooring then opt for chengai wood which is durable for outdoor, price not cheap too.
  5. that was back in 1998, we applied to HDB for 5 room flat and waited a few years. Think that time got demand so HDB more selective and yaya papaya liao. Rejected my request to change my booking for exec flat so I gave up my turn when due to select 5 room flat. I think after my time, no more posting out booklets in huge envelop showing all the floorplans of flats available and their respective price list for selection.
  6. precisely....we really dont know what's gonna b HDB next plan in the near future. I also prefer big area....but hor, our EM very miserable utility room...those with the study room downstairs better as its really as big as the bedroom so those type of EM can considered as 4 bedrooms. My parents staying with us now. We used the utility room as a day time rest area with a DIY bed and single mattress inside.
  7. hahaha.....really love the big area. I didnt extend my living room and kept the balcony. Didnt have a roof over it too so the ceiling high high. Really love the balcony, got sun, rain and wind. Hahaha, for those more adventuous type, can even put deck chairs to sun tan. tpy very ex cos considered centralised so be prepared to pay min.500k but who knows....u might be lucky to grab it at good offer if its those divorce case. Gd luck! ya, get kicked out by govt but dunno how much wld govt pay us hor? heee.....for those who bought at low price of course wld gain la but if those bought at high price and plus high reno...then wld protest
  8. yaya....so frustrating as me and hubby always wanted to stay EM but the COV were way too high back then so boh pian, gotta wait lor. The difference is, we gave up our Seng Kang queue....courtesy from HDB. We were in fact, Queue No. 2 on the 1st day of selection but we didnt even turned up. Wow, HDB really low demand that time as they even called us up the next day to check why we didnt turned up and even asked if we wanna go back another day for selection. In fact, before that day, we had requested to upgrade to Exec flat though we were supposed to choose a 5room flat but the 5 room flats were really small but HDB turned down our request. They even announced that they would stop building exec flats. See what happened to exec flats in SK?? Hahaha, they had to 'cut' the exec flats into a 2 and 3-room flat cos there was over supply and very little demand. The 5-room flats were 110sqm...we were hoping for at least 120sqm so eventually we settled for a 4-room resale and took 50k grant. ya, i must agree with u that agents like to play that plot....always turned up the heat and even con us into believing that we must quickly place deposit as so and so potential buyer also very interested. Boh tahan agents but that's their rice bowl la. now we r all proud EM owners.....aka EM lovers ....hahahaha....

  11. hahaha... I bought a 4-room resale after doing my sums as CPF not loaded that time and the EMs were asking for more than half a million (min). Where to find the money for COV and renovation so lowered our targetted flat to a mere 4-room. We nearly signed the OTP for a EM back in 1998...luckily we didnt cos recent resale transactions in that block still yet to meet the price that we would have paid for if we had indeed bought that unit. Its really amazing that the asking price back then could be so high when the MRT and mall werent even build yet. Now with the MRT and mall, asking price still yet to 'match' what the intended seller wanted from us back then (that's 10 yrs ago)

  13. actually nobody really know when its gonna drop. That's y those who has already a roof over their head and not in the urgency to get a flat can wait till the timing is right. I waited 6 years for EM prices to drop....heeeeee.

  15. since u're staying with parents and not in urgency to move then shop around. Look see look see and 'admire' all sorts of sellers. Hahaha.....some really hang their mari-kita everywhere. If u're targetting EM (or at least 5 room flat) then best time to grab a unit would be when property market has gone down. That's the best time for upgraders as not many people want to buy big flats during that time. I bought mine when the property market went down but of course I also sold my 4-room flat at low price. i think 80k not only that but also spent alot on reno.....no wonder govt always think Exec flat owners are a rich lot that's y whatever subsidies also exclude exec flat and more or less treat us like private property owners ceiling high high then they get super big big chandelier. No need to clear up the place la....every year engage cleaning company to do spring cleaning for them that's y now cleaning company making $$$$. Hahaha, maybe they get ID to incorporate the 3-4m ladder into the designer so anytime wanna use it just get it out.
  16. reasonable or not reasonable.....u'll have to check the recent resale transactions in that area. If u're ok with the COV, reno and the favourable walking distance to the MRT then its definitely reasonable for u. If u can find a higher floor unit, cost lesser, reno also ok then this 4th floor unit would not be reasonable. Sorry i making myself so blur.
  17. the Tree Top at Sengkang (yet to be completed) got EM right but heard there's only a MBR on 2nd floor with attached balcony and heard its very ex too.
  18. stay near parents good la....no regrets la especially got kids and grandparents can help to babysit. Yup, my side also. Valuation near Hougang MRT is nearly 600k and asking for 50k and above. That day saw classified, agent advertised the asking price (think over 600k) and indicated 'call me only if u can afford'.
  19. think property started ballooning after u bought your EM so u're one lucky fellow. Now those KNS EMs also can fetch very high valuation and sellers all asking for rocket high COV....but at least over the past 2 months, COV started dropping.... now no longer the norm of 50k-200k COV. last time, i had to walk down the stairs/climb up the stairs to reach/leave my 4room flat now everyday gotta climb up n down the stairs. I seldom climb, hahaha....i run up n down. oh, your EM is those w/o bamboo poles? what abt installing dryer?

So u got your EM for 480k? wow, the valuation over at your side is really high hor cos Tampines Central ma....huh.....done 3 valuations liao ar and still not sold??? think owner trying to make quick bucks on it. There are really some sellers who are trying to cash in on their HDB during this time and just trying their luck. Some got agents to advertised and asking for half a million when nearby units are all sold around 450k (the most). though u lost yr 1k but at least u settled for a much better unit. u'll have to spent $$$ to remove it otherwise got bear with it. Rockstone surface used to be popular abt 10yrs ago.
  21. Yup, very heavily with one time nearly 30 chinese nationals staying inside and sharing only a common toilet upstairs. Owners n their kid occupied the MBR. Ya man, i wont even consider at value. Plus I dont even wanna go in so how to offer. Unless really way below valuation and definitely a good buy. Hahaha, maybe get contractor to hack everything then consider going in to discuss abt other reno details
  22. now all the value gone up. less than 3 years ago, all in the range of 315-340k and that's when I bought mine. Recently,a unit in my block, very very very very bad condition yet valuation is 395k. I dunno how the chap go in and value the unit cos living room itself got min. 2 partition and very very smelly even if u just walk past. AMAZING!!!!!!! Saw some buyers dun even wanna go in and view. One buyer went in and came out in seconds. u bought at 450k and excluding COV? Dont get u
  23. yup,we must always plan ahead. But the resale market very unpredictable leh. A year before I got my EM, a neighbour got his for 420k in the same block so he's stuck with it now as he wont make any profit if he sells it after factoring the interest paid plus the renovation cost. I also find the valuation market very unpredictable. Mine was in a terrible condition but valued for 340k. 6 months later my neighbour decided to sell their EM and it was valued at a mere 315k but theirs was renovated just 2 years ago and in very moved in condition. Life is so unpredictable so everything seems unpredictable.
  24. not too sure but I think the price of HDB resale flats have more or less stablised now...with the average asking COV to be around 20-40k. its really difficult to predict what would become of EM market in 4yrs time. U planning to sell and downgrade? But no more HDB concessionary loan leh.....that's the situation that i'm in right now. I got my EM at 310k in 2005. Now my side selling avg. 440-450k....I think I should be able to sell around there or much more since moved in condition as I overhauled the entire house except 1% (staircase railings)...but the turnoff is having to pay 5% cash if I get the next property and also not forgetting the bank loan (though I dont think I need to loan much). when I bought my 1st flat (4-room), all EMs really going for min. 450k with some in my current block asking for 500k. We didnt want to be tied down with high monthly HDB loan so settled for a 4-room and took 50k stay near parents grant. Anyway, I sold my 4-room flat at a loss (paper lost)....sell low for my 4-room flat and buy low for my current EM.
