seller already bought the recess area? I only extended my gate to the recess area after we bought the recess area. HDB took nearly 3 months to approved the transaction and by the time they approved, I've already finished doing up the recess area. Paid abt 1k for everything. The inspection fee & survey fee were the most costly as the 2 miserable sqm cost abt $300+ nia. Still wonder why they need us to pay the inspection and survey fee when there's nothing to inspect/survey. Here's a pic of my done up recess area. anyway, I changed the flooring before CNY this year as the pebbles giving us lots of problems since moving in so during spring cleaning this year, we DIY-ed (hacked away the pebbles but kept the 2-by-1 tiles and got dad to cement the flooring). Would try to take a pic of the new flooring one of these days. -

same like what happened to Tampines's project. Long queue to view the showflat but take up rate was also like Boon Keng project. Wonder if there's individual rubbish chute since its developed by private developers as condos have individual rubbish chute. Think the SC & C charges would be costly too. -
think nowadays Toshiba and samsung also very popular. I'm using F & P and so far no complaints and very happy with it. First time using it as all my previous washer were either Sanyo or National.

did u ask around for quotes as I think 6k is really very costly and u're paying it for the glass only and excluding the cost of hacking and re-doing the steps. I think 3k should be more reasonable. like what deancarney mentioned, its around there. Think plastering cost for EM is in the range of 3k (+ & -) and painting should be around the range of 2k (+ & -) your quote for plastering and painting looks very reasonable....not forgetting your EM is quite big leh. -

really bad condition hor. But at least got parquet and even staircase railings also had been changed to wooden railings. When I got my EM, entire flat was in ceramic flooring, toilet wall tiles were already dropping like nobody's biz. Windows also looked as if they would be dropping soon and grilles were very rusty. We like the location and didnt bother to check out the details as we knew we would overhaul everything. Only after we got the keys then we noticed that the condition was really very bad. Really cant imagine how the old lady stayed there but then I think she dont care la. did the seller name a price to sell or merely got agent to advertised it for sale and waiting for valuation to confirm the selling price? dont remember virgo posting the pic of the common loo as I think me and Jessie go the same layout and would like to see how the loo is being organised i.e shower area n sink this is the layout of my em....same as the one u're targetting? both of u & Jessie must be very excited to start reno soon right? Congrats and do keep all of us busi with the pic coming in. Wow, wooden sliding door very ex hor. We opted out of it as its too costly and also afraid that the rain and shine wld spoilt the wood in the long run. congrats so enjoying evey min of the stair climbing? heee got any pics to show us? -

Hi Jessie, wow, so fortunate that u neednt have to spend $ on the toilets. Btw, our layout is the same as virgo2829 right? But virgo2829 havent posted any pic on the done up toilet. How did your seller reno the common loo upstairs? i.e did they have a shower screen (too small to have one right)? Where did they built the shower area? For mine, my heater is facing the door so back would be directly facing the door during shower time. My sink area is just beside the pipes. Really hate the layout of the common loo since day 1 -

Hi Angel81, how old is the EM and the reno itself? I think not as bad condition as mine when I got my EM. The condition is really terok and really not moved in condition. I had to redo everything but I kept the staircase railings. Hacked everything and had cement screed before overlaying with laminated floorings for staircase and 3 bedrooms. -

wow so many of u having white white house. I never thought of having whites as it'll become either black with finger prints everywhere or decorated with 'artistic' designs done by 2 rascals. So to be on the safe side, I'm trying to convert everything to teak....but still waiting for $$$$ to roll in but dunno when -
yup, need to wait for 5 years. [NB: The offical date u start counting would be the completion date for the resale and not the 1st or 2nd appointment dates].

how far apart is your old place to your EM (i.e your granny's place since housing the stuff there)? The quote seems reasonable and even got free boxes. -

yalor, cos last time we kena 'con' by the seller's agent till I checked with HDB. heartpain to part with 25k hor. good that the owner bought the recess area. urs corner unit right? Customised shoe cabinet is so ex but then it's built right against the wall with no gaps so neater but alot cheaper if buy from outside. -
oic. Ya, when time to come can do away with the maid. In fact, most of the time, we relay too much on the domestic maid but realised later that we can actually do the housework ourselves. And I always felt maids cant be trusted and who knows what they can be up to. 'Sacked' the maid when we sold our 4-room flat. Now my boys are trained to do housework

kids would love climbing up and down the stairs. For my rascals, they got tired after a while and complaining that they prefer old house as everything so accessible and need not go up n down if they forgotten something...but now they used to it. U got a maid right? so where would the maid be sleeping since u doing up the utility room into study room?
