what's the street name for your block? Dont feel lonely la.....makes ur EM exclusive to be the only one residing in Bt Gombak. actually, if u're intending to convert the 2nd bedroom into a master bedroom with attached bathroom (i.e the common loo), then u can consider putting the shower area right at the existing door (of course seal up the door and create a new door inside the bedroom itself). -

we bought from one of the wholesalers. Cant remember the road name but its located in the West..gotta check the invoice. If u're interested then PM me. We decided to get the original remote as the universal one did not last...broke down after slightly more than a year. -

This is the existing layout for my EM. Stupid wc is right inside.....would be better if its not there as its the ideal place to have the shower area.

i think the tenancy agreement did indicate that u could lock up the flat...in your case the tenant's room after non-payment of 1-month rental. Gotta read the tenancy agreement carefully and if need to, consult your agent, if any or check with HDB. -

that's my block...but me happened to stay over the other side, different facing. Was out at Compass point yesterday and received a couple of calls from concerned friends and relatives. By the time we got home, fire already put out and police were checking on all cars entering the carpark. Carpark was condon off and took a while before they allowed us to proceed back to our unit. Those nearby units have to wait even longer. I know the owners and they're very very sad. -
yes, retiree still have to pay property taxes (w/o subsidy when they sublet entire flat), TV licence, high conservancy charges to Town Council (no rebates given for those who sublet entire flat). Also have to pay taxes and file income tax as long as annual earning is more than $22k. Retiree may still have forms of income coming from his/her pension, investments or rental fees and all these might add up to more than 22k

cant really tell from these pics, but am I right to say that your common loo shower area is right infront of the glass door and no shower screen installed? and the sink is right in the middle beside the pipes?

as a guide, i think most sellers would leave whatever stated in the valuation report intact. But i ever heard of sellers requesting to remove the split-unit air cons but not sure how true to that. For me, when I was selling my 4-room flat the other time, I asked the lady who came to do my valuation report not to include my enamel kitchen cabinet and the wall fan in my MBR as I knew I would be removing that. checks before 2nd appointment? I'm not sure about leaks and rectifying them. Was briefly told my the HDB officer that HDB would ensure that all illegal reno had been removed during the their inspection after the 1st appointment. Nothing much could be done or expected of the seller when buyer go for the inspection before 2nd appointment. Unless there's dispute raised by the buyer during the said inspection that the seller had purposely damaged this and that before the handing over of keys in front of the HDB officer during 2nd appt. In fact, as buyers, really cant do much if seller wanna cause damage to the unit before handing over the keys to us. One of my relative bought a private property and was very shocked that the seller actually used a sharp object to dig and scratch the parquet flooring in the MBR after moving out. I personally saw the damage...it was really deep as though the seller was trying to dig a little drainage right in the middle of the MBR. Remember the heavily tenanted EM I mentioned couple of pages ago? Seller already moved out, took abt 3 lorries to shift out the stuff and yet some of the PRC tenants are still staying in the unit with plenty of stuff inside. Guess what? The worst scenario had happened! XXXXXXX, #XX-XXXXX, O$P$ was written on the walls outside the lift lobby yesterday. Think yet to go thru the 1st appointment. If I'm the buyer, I think I'll forgo my deposit. -

i think shouldnt be a major problem la. My balcony is open concept, partially kena West sector (hee....laundry very fast dry up) and I only have a standing fan. Not very hot la cos still got plenty of wind. -

hahaha, now my 'dog' stationed permanently in the balcony. your seller bought it? but i thought resale transaction showed only 147sqm? gotta double check as recently it happened to my friend. Was told that seller already bought the big recess outside her unit and she wanted to reno it but luckily she checked and reconfirmed during 1st and 2nd appointment. The purchase did not include the recess area. She decided to KIV the purchase (of the recess area) after HDB rejected her request to some differences in reno ideas.
