we tried the pariss buffet twice at marina square. the food is not bad esp the crab and shark fins. usually, the crab finishes very fast but the food will replenish la. tampines branch is much cheaper.

for me, i have to see the location and what sort of house (hdb or condo) i'm going to buy. if i were to buy hdb and to pay so much $$$ for good location then i definitely wont buy. if i were to buy condo, the price is reasonable and location is still ok for me then i'll buy. -
i see. holland is my mum's house so i dont feel comfortable to reveal it. sorry. i can only tell you its opp holland village. 420k for 3rm is too high liao. this price can buy EA liao.

ya, some buyers are like that bcos they thought they're buying a showflat. when a buyer wants to buy a resale house and which mean he/she is buying an empty house leh. if the buyer wants everything in the house then he/she must pay for the showflat price lor. ya, agreed. they thought furnishing no need $$$ to buy meh. -

ya la, pte property just use (purchase price x 3%) - $5400 = stamp fees. !! this formula sure applies for pte property bcos where got pte property less than 360k?? !! the amount of the stamp fees for pte property is very scary lor, unlike buying hdb flat. -

yup la, its a must that the buyer has to pay the stamp fees. this i know. but i'm curious why so good can deduct the $5400. so, any selling price below $360k doesnt have deduction of $5400 la. only selling price above $360k will have a deduction of $5400 lor. !! -

i dont know what you were talking about leh. blur! if the selling price is $800,000 (pte property) then 3% stamp fees is about $24,000. so, stamp fees $24,000 still can deduct $5,400 meh? eventually, the stamp fees is $24,000 - $5,400 = $18,600? $5,400 is the standard deduction? btw, i dont understand in red leh. -

yup, 5% cash then 15% cash/CPF and 90% bank loan (pte property). but how many % is the stamp fees for pte property? the stamp fees can be a lot leh for pte property. -
but by IEA's guidelines, its 1% for buyer and 2% for seller (for both hdb and pte property). so, how come in general market practice for pte property buyer doesnt need to pay whereas seller has to pay 1%?
