  1. Since when landed home got no hot water and a/c? Cable is not a problem just ask SCV to install. Also HDB hit record $744K now. So buyer of landed will still have the last laugh.
  2. I wonder how low can distressed residentials assets can go? Unlike other countries there is a big pool of foreigenrs to rent units.

  4. Err still based on theory leh, would only work if you can rent out the place at market rate, these days industrial properties are oversupply, if any business man can do this analysis, why don't he buy the property himself.
  5. Are you sure rentals are expected to go up? I thought many expats and foreign executives are moving out of Singapore. HDB rentals are still holding though.

  10. Hmm maybe that is why the previous owners sold the flat? Got one case in my private estate, terrace intermediate, one night, walking my dog I saw big group of Indians about 40 to 50 gathering in one house and had big singing session, very loud and with drums some more, about 8 pm on Saturday, I think immediate neighbours impossible to watch TV or have any peace at all, also the timing not past 10.30pm so I guess cannot take action or call police, the next day I noticed immediate neighbours house for sale.......looks very serene and peaceful in the day, potential buyer would not know this problem unless they move in ;(

  12. Ha Ha, Yap Yap should turn property developer after this. Yap Yap I would like to do skylight for my family home in the future, but worried of leakage over time, is there any special construction technic for this?
  13. Really cannot wait, yours is one of the most radically designed landed homes I have seen in concept. It paves a new way of building designs, just see new buildings these days.
  14. OIC, but removing the grills, especially those old design ones, really makes a big difference to the ambience of the room. Hope you would at least change to those wrought iron type with nice designs

  17. Oh yeah my father had his car scratched during the renovation, as our driveway had to be resurfaced and the car was parked outside, so don't be surprised.

This is not uncommon living in landed properties, my parent's neighbours have 6 cars and they park 4 cars in the garage but use the other 2 cars to alternate and "chop" the road space in between our house preventing my other neighbours from parking. When we were doing reno, this ugly neighbour walked in to our property and started taking pictures and videos to complain to NEA. The NEA officer came just to check, but because the contractor was following the noise guidelines, they also just simply shake their heads and could only say that they have a job to do. Many selfish neighbours.

True about the foundation costs, but come to Tanah Merah estate and see, almost all of the more recently sold single storey units are turned to massive three storey, attic / basement homes BTW was discussing about reno and I just heard from my dad that if you tear down your old landed home you must build with basement as part of the Home Shelter requirements? Am not familiar with new requirements as my parent's home is 90's era landed property, so I can only envision tear down and rebuild in 2030s but collecting info and learning now LOL.
  20. Wow, you made the right choice with the old home, from some comments here, I guess there are many who dont understand the landed property market, not long ago, myself included. In 2007, I too saw a very bad condition house like yours, seller asking one million, I viewed the house and was very angry with the agent and seller asking such "high" price for a piece of junk, the owners did not even bother to paint the walls etc. etc. So stupid me did not buy the house. Later someone finally did buy the house, and with some clever ID and reno work, I think costing no more then $200k, the house was transformed into a dream home.......can you imagine how I kicked myself in the nether regions? Now I smarter, but the buying opportunity still has not presented itself. Just some tips for buying landed homes, after observing the well heeled, try to go for as run down as possible, 30 to 40 year old "junk", this helps keep price lower, try to get single story corner terrace, no point buying two storey or more, if the intention is for total makeover, again to keep price low, of course unless no choice, like you really like the place. Yapyap you have made an excellent choice with your purchase, you have a bought corner terrace, which for all intents and purposes, is like semi detached, without paying the extra premium. Even if you don't have money to to total A&A now, you can simply do simple reno to make the house livable until you have the funds for total makeover, or pass down to next generation to do the A&A. As for my location, I am living in a condo at the Tanah Mera estate, good living but now beginning to feel too cramped LOL, still looking around, wish I could buy landed and rebuild.

  22. Yes to both. Get the chemicals from builder's hardware supplier shops, there are two kinds, one is hydrochloric acid, which is not so recommended for DIY and another is very mild acidic type, called marble tile cleaner, which is suitable for DIY.

You may check with the brand of phone, I use Philips, but mine is several years old now, so please check latest models, each phone can be called seperately as intercom and each phone must be programmed to the base station, but not physically plugged in. Not sure about call transfer though as I usually get the caller to call back again and inform the appropriate recipient to pick up the respective phone.
