Wow, how did u managed to get this flat for zero COV? It's unheard of these days unless the owner is in a rush to sell. Anyway, welcome to RT. My current Hougang flat is exactly the mirror image of yours and I got it at $45K COV in Aug 08! Which block is urs? Hope to see your hse's before and after pics soon. Cheers!

How often do u switch on the aircon and how often do u service the units? If u switch it on daily, it's advisable to service the units and compressor on a quarterly basis to prolong the lifespan. Starmex has 2 models - one with the inverter and the other without the inverter.

Had really bad experience with All Best when I purchased a Mitsubishi Heay Industries system 3 air-con 8 years ago. Poor workmanship with installation done by another sub-cntracted company. Water codensation started appearing on the surface of the pipes after a few weeks. Re-did the cabling and the piping but problem still persisted. The workers stuffed newspapers to "absorb" the leaking water! In my current flat, now using a Mitsubshi Electric Starmex System 4 aircon. My electrical bill is so much cheaper than my previous air-con. Furthermore I am using an additional living room unit.

I am using the Philips HTS-6100 and has no problems. Switched to Dolby surround mode and played a Kenny G music CD. The sound effect seems like being played from a concert hall. It's also good for watching action movies with the surround sound moving from left to right. Bought from Courts Megastore at $849. Cheers!

I m using this model. Bought for abt a month already. Don't really have the symptoms that u mentioned. But I do experienced some flickerig effect when I wactched TV. Perhaps the signals are not grounded properly. Watching DVDs do not have such problems. To allay your fears, change the TV within 7 working days if u feel uneasy.

Poll For Cov Paid (2009)
tower replied to cacabi111's topic in HDB New/Resale Flats, Executive Condominiums
Mine is $45K for a 4A unit... -
Just bought the 42PFL7409/98 from Courts Megastore at $1288 plus another 2 year extended warranty of $398. Delivered on Tuesday. Picture quality was very good compared to my previous plasma TV. However upon checking carefully, saw flickering motion in the background and had requested for a one to one swap. Hopefully the next new set has no problem.

Mitsubishi Electric Vs Mitsubishi Heavy Industries
tower replied to goodman123's topic in Electronics & Electricals
For my old house, I was using a system 3 Mitsubitshi Heavy Industries inverter aircon. Usage wise, I switched on all 3 aircons during the night. After 2 years, air con units start to have some noise and need constant servicing. For my current flat, I am using a system 4 Mitsubitshi Starmex inverter aircon. Usage wise is more but my electrical bill is cheaper. I only serviced the air con unit units ater shifting in for 8 mths and the technician said that the units are well maintained even though the units were already 2 years old from the previous owner. If poss, try to get the air cons from Gain City as their installation is much better and their cabling is neater too. If you paid for a cheaper price and get shoddy workmanship, you will regret it like I did in the past as the the casing always have evaporation and leakage and it casues more problems if the trunking is run under false ceiling or cornices. -
Congrats on ur new home. It's really an eye opener especially when the reno costs only $38K++. Really gives ppl the "high class" feeling when one steps into ur house.

I sold my flat #15 in Aug 08 at $428K, valued at $408K. It was the highest transacted price for the Anchorvale area in Oct/Nov period on the HDB resale website. Some pics of my ex flat. My wife still misses the flat very much.
-
Hi, may I know what was the valuation and COV for the Anchorvale Link flat that u bought? I used to stay in Blk 318B. In fact, I still missed the tranquility and the new sports facilities that were there. What level is ur unit? Congrats on ur new place!

I got this Hitachi inverter model (made in Japan) from Best Denki at Ngee Ann City at only $1899 in Dec 08. Got a further $100 off discount and a free rice cooker worth $169 from the manager. Original price is $2199. No problems with the fridge and it's energy saving.

How Can I Delay My 1st Appointment As Seller?
tower replied to momresource's topic in Housing Rules, Policies and Procedures
TS, u better seriously start searching for a replacement flat now. It's of no use cancelling the appt becos u will end up losing the deposit and be sued by the prospective buyer for any losses he incurs in another flat if the valuation goes up. Always sell ur flat 1st before buying unless u r rich w cash. Then buy another unit within a 1-2 mth period for the transactions to run smoothly. Cash proceeds from sales to pay for 2nd flat. That's how I did it. -
Beware! Blk 255 Ang Mo Kio #06!
tower replied to spaceboy's topic in HDB New/Resale Flats, Executive Condominiums
Paste posters indicating the unit around her neighbourhood and shame the woman. Make her cannot sell the flat too. Police and HDB are helpless in such situtations. If she is bankrupt, you wouldn't be able to get back much even if the sales went thru. It might be a negative sale. -
Btw, do u have any original house pics?
-
Typical seller. Before sales, everything can. After paperwork is signed, want to extend further. Tell them no way, if not who is going to compensate your stay in ur current unit if they dun't shift out. I have learnt that the hard way.

Seems like another interior designer outsourcing reno works to outsiders. More like reno contractor quality. Guess like we have to live with all this s*** sometimes. Nevertheless, hope that all the rest are well. Withold the last 10% payment until all defects are satisfied. Complain to the ID boss! Threaten him that his company's reno pics are on this forum.
-
Hi, looking forward to ur reno pics. In fact, my previous home layout is exactly the same as yours. Sold my unit in 318B in Aug 08 when the prices were sky high. Still like Anchorvale compared to other Sengkang locations. Some more with the new sports complex and swimming pool nearby, liked the exclusivenes.
