  6. It's very obvious that the seller is out to cheat the buyer in this case. It's in your own interest that u pester them until they give in and sign the OTP form. If not, make a big hoohah and paste posters like what the loansharks do and make them embarassed. Just joking, don't think the Police can do much in this this type of case. Seller will just say go and report lah. They will repeat the ruse over and over again. HDB and SPF are very slow in reacting to such situations. Buyers just blame themselves for the bad luck and just move on. It's not worth wasting time and effort for such a scenario.
  7. I bought a HTS6120 from Courts at the start of the year for $849. Seldom used. But like all forumers say, it looks neater without all the wiring. Anyway, if we stay in HDB flats, how loud can you turn on? Unless you got a personal entertainment room just for listening to music.

  9. Need to know if your kid is boy or gal? Primary school selection is very important as it sets the foundation for his character building. You must know your child's strengths and weaknesses. No point putting him/her in a "elite" school and the parents get stressed for nothing over scademic results / paper chasing. You must visit the schools yourself to see their holistic programs, talk to the principal if necessary. Some schools change for the worse after a change of principals. Every school would definitely have some bad eggs or bullies. You can't run away from that. For your info, my gal is in P4 @ PLMGS. My son is in P2 @ ACS(Junior). I am very happy with the schools' education system, policies and vision. They take care of the weaker students and do not marginalise them. I got both places via balloting at Phase 2B (through Methodist Church affiliation). Balloting is exciting and you get the feeling of striking lottery when your kid's name is announced. They still have 2 younger siblings but I guess their places have been "reserved" by their elder siblings. Just sharing my experiences and thoughts. Hope it helps.
  10. HDB is not a charity organisation. Since they have implemented this new policy, a lot of genuine people don't have enough cash upfront to buy another smaller flat. They may have solve one problem of speculation but they created another family/social problem of inability of low/middle income owners to own a "affordable" HDB flats. Although I wish u the best but honestly, I doubt they will allow ur appeal to succeed. If not, everybody would use this loophole. Perhaps a solution is not to use the concessionary loan for the 2nd time since current SIBOR rates are very low.

  13. At $217K without a need for COV. It's very cheap considering that it's in a mature estate. It's easily accessible to Hougang, Kovan and AMK MRT. It's good that the flat is empty so you can save a lot on hacking fees and can do up the house the way you want. My only advice to you is possibly to get to know and inform the neighbours as the noise from the renovation is going to affect them tremendously, especially for those with kids near their exam period round the corner. Think I will defintely hear the drilling from my block too and perhaps will know ur unit liao!
