Actually, we are very ecstatic that we took the plunge to engage all sub-con (with tiler/wet workz contractor sort of like our main con). The catch is that all sub-cons must be of the same group or know each other very well to ensure seamless project coordination and quality workmanship. List of our subcons :- 1. Wet workz / tiler - Ah Chuen (he liases with the hacking guyz + plumber directly) 2. Electrician 3. False Ceiling 4. Plastering + painting 5. Carpenter (storage & kitchen cabinet) 6. Walk in Wardrobe ==> ClosetDesign. This is the only exception...hehehe. 7. Door frame + doors 8. Grill+windows+main gate 9. Air-cond Sounds like a lot of ppl.... Some examples :- 1. They coordinate among themselves. ie: The grills + windows are installed immediately after hacking. The grills are subsequently removed due to plastering uncle request. He cannot plaster the walls properly with the grills installed. We are only aware after the grills are removed...they plan/coordinate themselves....for us it is easy lah hahaha 2. You know lah, the troublesome renovation sequence....tiling ==> plastering ==> electrical casing 1st ==> apply sealer ==> false ceiling ==> electrician to open the hole for DL(no installation of lights yet) ==> plastering touch up & painting ==> electrician to install the lights ==> plastering to have final touch up... Frankly, I am not even aware of such a sequence ==> 1st time reno mah! They schedule the sequence of workz themselves. Once false ceiling done, he will inform electrician. Once electrician opened the hole for DL, he will inform plastering uncle. As for my house keys, they will pass among themselves. So, they never call me up just to open the main gate for them. As you can see from above, of all contractors...better don't be a plastering + painting contractor. ...plastering 1st layer, 2nd layer, 3rd layer, sealer, touch up + paint (after false ceiling), 2nd touch up + paint(after electrician works), final touch up + paint. Once all ready, must give the plastering uncle a big ang-pow. This is only a typical flow. There are piping sequence, cabinet sequence, air cond sequence of workz. Nvm, they coordinate, no need headache hehehehe We just need to tell them what we want 3. We are kinda picky/particular... ... when it comes to reno. Our electrician provided us with simple designer switches, apply paintable silicon on the electrical casing(kinda don't like to see the little spacing between casing & wall) for the whole house... Grills guy also coordinated with the tiler/wet workz very well, as a result, our bi-fold toilet doors fits in nicely (no protruding) with flooring & wall tiles. Hmmmm...diff to explain in words....later I try to snap a few pics. The same goes for the toilet naco windows. The last remaining item - living room windows will be replaced today! Thinking of saving a few hundreds mah by not changing the living room windows... At the end, boh pien boh pien...better change lah...since spend so much liao...the entire house will have WPC window frame, WPC grills, greenish windows. cheers!!!

Renovation journey begins We started looking out for suitable ID/contractor to makeover our house since the day we signed OTP. After 3 months of “window-shopping” & “interviewing” a lot of IDs & contractors, we decided to engage sub-contractors. Kinda very particular/picky especially on the workmanship and choose a group of sub-contractors to reno our home. They did the project coordination themselves and the sub-contractors move from renovation to renovation… The main contractor is my wet workz / tiling contractor, Ah Chuen. Very satisfied with his workmanship…never happier => there will always be some additional items to be added during the course of renovation; using sub-con it’s far cheaper => IDs tends to charge more but not necessarily mean better quality of work; => we want the quality workmanship that fits nicely into our slim budget From this forum, we read a lot of advice not to engage sub-contractors unless you have plenty of time or if you only do minor renovation. We beg to differ, as we managed to find a group of sub-cons (they are friends for decades) who do the project coordination themselves. We are doing total overhaul makeover for our house, everything have to go. It is now the 4th week of the renovation and we are very pleased with our sub-contractors and we think that they have excellent workmanship & attitude. By using sub-contractors, we may not save a lot compare to the cheapest quotation we get, but we are very sure that the workmanship & material used are much much better. By using sub-contractors, we are more involved in the renovation progress and every detail/design/material is decided / chosen by us. This is simple as we know what to do after going to 10-12 IDs hahahaha. Sub-contractors are more flexible compare with ID. Along the renovation process, we may have some ideas come across our mind, and it is very easy to communicate with these people and made changes accordingly without topping up $$ (ie: built a hollow block half-height wall…only use their labour hahaha). If we have engaged ID from the very first day, guess we have to top up at least few Ks more for our overall renovation & if suey suey engage some unscrupulous IDs then we will get jia-lat workmanship. We have a very long “wish list” but due to the budget constrain, wish list remains as it is. We wanted to keep everything within budget because our cash is not “fat” enough and reno-loan is a big NO No no to us. We only want to do what we can afford. Till date, we are still within our budget. We are doing a simple and practical overhaul. To be continued...

My HDB 4rm in Bishan is currently on-going renovation by contractors. The very same group of contractors (hacking, tiling, grills/windows, plumber, electrical works, carpentry) that goes from renovation to renovation...they will coordinate the tasks among themselves...no need to worry and most importantly very value for money... hehehe Agree with fellow forummers, the quotation above is typically ID/designer quotation (for every item ID will mark up by a few dollars). ID/designer will need to earn a few hundred each for electrical, plumbing, painting, hacking, haulage, tiling, carpentry, false ceiling, air-cond, erecting a new wall... Do note for some IDs, though more expensive, the workmanship is still pretty bad especially for routing of the trunking. Please do not introduce a trunking in the ceiling that seems to cut your bed into half if you believe in feng shui. My electrician just removed all the old wiring today...and we have discussed specifically how the PVC trunking is to be routed throughout the whole house as well as the exact switch/socket location. We will be using designer switches. For electrical works, I would strongly suggest that you demand for electrical testing ($200 nett) if you rewire the whole house. ==> Why? Your electrician will be slapped with demerit points if the electrical testing fails ==> Required to safeguard your interests as well

My wife will create a blog soon hahaha. ...18 days oredi...my internal store walls are still very much intact... no approval in sight yet...for those who need to hack walls - plz submit 2 wks earlier for HDB approval... hahahaha Some grill/window pics to share... For my WPC (white powder coated) window grills, the grills are heated to a certain temperature before splashing white powder onto them. In the market, many are selling so called WPC window grills by spraying/painting white paint - thereby, the paint will peel off easily. BTW, also hack off all the bedroom door frames as well as toilet door frame (bi-fold doesn't require any)

I am not sure about brown & silver, but for my WPC (white powdered coated) window grills, the grills are heated to a certain temperature before splashing white powder onto them. In the market, many are selling so called WPC window grills by spraying white paint. As for your case, I think the windows grills have to be dismantled, repaint to silver and install. Went to the Home Interior Design fair @ Singapore Expo yesterday. The main intention was to scout for ID quotation but ended up paying deposit to ClosetDesign for my walk-in wardrobe(wiw). Can't wait to hack my master bedroom wall once I get my keys next mth...hehehe Expo promotional price by Closet Design ==> 5ft 1400 w/ sliding doors (so called anti jump); drawers (slow motion) ; every extra 1ft=200 Details on my purchase :- 10ft walk-in wardrobe (5ft each side) 4 drawers (soft close) open concept (top-hung - no track, sliding doors at the entrance of wiw) sliding doors ==> wooden frame w/ frosted glass built-in dressing table in wiw approx clothes hanging length of 8-10ft (top+bottom) ==> boh pien, requirement from wife Total damage = 2400 I truly like the quality of wood ClosetDesign is using :- ==> higher grade/quality than normal solid ply + laminate ==> normal Solid ply comes in 2 different qualities multiplexed/condensed vs hollow (middle kosong) IMHO, quite professional lah...fingers crossed...only paid deposit, yet to see the finished product. ) If you need the contact person, PM me. -
