  1. Yup, i bought the concaire from Home fix during it's offer period abt $49.90 comes with one big bottle, one spray bottle, one plastic bag to contain the dirty water. Overall effect is quite OK but after washing there is a disinfecting smell coming out from my aircon for few days. After finish using the concaire, i went to get the karcher steam cleaner. It is more cost saving this way, no more disinfecting smell after washing. I use the steam cleaner to clean my aircon unit, compressor unit. The hot steam also helps to disinfect. maybe you should try too.
  2. Seems like you need to breakdown on the item. Tiling put one category, Hacking put another category, plumbing, carpentry, wet work(creating kitchen cabinet base), doors , window. If u want to know how it is being breakdown, u could check out my t-blog(should be in the 1st page). What do u mean by 2 toilet full renovation? - Does the price only include overlaying tiles or hack and relay tiles? - Tiles - Homogenous? Ceramic? Pebble? - Rebuild kitchen cabinet (How many ft) ,any solid surface (how many ft) - etc...
  3. I never seen any aircon servicing company that charge like this as a package. If in your friend case he might have to be charge separately. Per Aircon - $30 - $38 (Normal Servicing only-Vacuum clean your aircon, wash your filter, clean your aircon casing) Per Compressor - Not so sure whether have normal servicing. If chemical wash i know is about $120 per compressor. So if your friend got 6 Aircon unit : 38 * 6 = $228. 2 compressor unit : 120 * 2 = $240 Estimated Total Cost : $468. Might as well DIY would be cheaper. If your friend really want, he could go gain city to get the voucher for servicing his aircon. Call them and check out their price.
  4. Not very regular basis lar. Disinfecting once or twice a month. Using McKenic disinfecting solution to mop my flooring, clean windows and grilles. Every 3 months disinfect the aircon and servicing.
  5. KAM BOON HIONG + Burner with handle. U check your thread on Geomancy/fengshui under "Need Advice, I Got Key. What 1st Step To Do? What Is Kai Men?" thread. Since you are not staying there. Fuming your house with 2-3 piece of KAM BOON HIONG, close all window tight, don't go back for at least 1-2 day. If you go back on that particular day, you would be SHOCKED. Not advisable to go back on that day. Unless you wanna let all the pests staying there crawl onto your body.
  6. i think u mean "KAM BOON HIONG", from what i know. 1. "KAM BOON HIONG" is mainly use to chase away insect, crockroaches and pest. 2. Some ppl use it to chase away the "uninvited guest" 3. As the smell is quite overpowering, it would get rid of the smell (vacant for sometimes) Most ppl fume their house on the day of opening door. (Must choose a good date) After placing the offering in your living room, four corner + center of your living room. Then start to fume your house (with window close, so that the fume would be trapped in your house.) insect also no where to run. Depend on your dialect, may have different procedure
  7. About the same price ba. Now starhub also Sub it out to those subcon liao. That time i look for outside contractor to do for my mum hse. Price quite reasonable. They check the signal strength if good then they start adding a point. If signal poor, they won't add the point for me.
  8. From What i remember during my opening door. If you intend to find a FSM to see your house fengshui, then let the FSM find a good date for you to open door. If you does not intend to find FSM. Ask your IN-LAWS or PARENTS they might know more. FROM what i know this coming SAT(15/8/09) is a "CHEN RI" which is consider to be good date. 1)You need to see whether the person (生肖) that is involve in this Door opening ceremony is clashing on that day. If clashes, either you need to find another date or that person don't involve that day, but the owner staying there must involve on that day. You could find the information on the Chinese Calendar. 2) Things that need to prepare are: (Not in order) i) KAM BOON HIONG & Burner to contain the KAM BOON HIONG. Need to use it to smoke your whole house, including every corner of your house, toilet also) Make sure that all window is close) ii) FIVE ORANGE ,FIVE APPLE, ONE HUAT KUEY, ONE PINEAPPLE. iii) CONTAINER FOR Burning incense paper. (Empty Milo Tin will do) iv) FIVE container for joss stick and candle, used to "拜four corner" and one put in the center (Empty Milk tin will do) v) INCENSE PAPER (Need to check with your IN-LAWS or incense shop, they would tell you what to buy) vi) When opening the door must say "HUAT ah" Procedure still have to check to be more detail.
  9. Your Tenant respond so fast and quick. Beware that he might not want to pay up the 7 month rental of $2100? Inform your hubby not to be too soft-hearted, he might approach him to waive the payment off or delay payment. End up after he move out, he might not even reply your SMS or calls. (Disappearing act, change HP number) It would be better for you to get your $2100 before he move out. Settle every left over amount that he own. If he can't you gotta prepare an IOU if not that it.
  10. Actually Red devil is right. Strategy 1 might be able to work. If you are not close to your parent, try saying your IN-LAWS is coming to stay with you. But for this strategy to work, u need to stage an act together with your parent or IN-LAWS and hubby. Act Part 1 - Complain to your IN-LAWS/parents about this tenant of yours. Ask them to help you stage an act if needed.if your hubby not good at acting better don't get him involve. Act Part 2 - Tell your tenant that your IN-LAWS is coming over to stay for a long term. Act like unwilling for them to move out. See script below. (example name of your tenant: Ah Wei) You: Ah wei, I have something to discuss with you. Ah wei: What is it about? You: Recently there have been a quarrel between my Mother-in-LAWS and my sister. They got so heated up in the argument that my MIL, wanted to come over and stay. Hubby lor, being a good son reply them:"OK leh" End up they are coming in 1 week plus time. I have no choice but have to ask you to look for other place to stay. Ah wei:(predicted reply 1) Aiya, they quarrel for a while then things would be fine. (predicted reply 2) So short period how do you expect us to find a place. you: (solution for reply 1) I thought of that at first but this time they seems to be serious. they are already start to pack up clothes and stuff into their luggage. (solution for reply 2) We have no choice also. (Bring some Empty luggage bags, purposely put it in the living room for them to see.) Put it in your bedroom at night so that you won't let the cat out of the bag. So that your tenant won't dare to dilly dally in find a roof to stay.
  11. So take a HDB flat as a case. The facing of your house is determine by the facing of that block of flat. So if my flat is facing Northeast. But my door facing 北 Ultimately my house is still 朝東北. Am I right to say that.
  12. I have a idea suggestion for you. See Below. Bed 6 - But dun place ur bed directly facing the toilet. Make sure your wardrobe door is not mirror. Coz sleeping facing mirror is not good too.

  15. Really very long winded. Actually there is not much difference in saving electricity comparing inverter & non-inverter. But parts for inverter is definitely more expensive. Why not go for Mitsubishi Heavy Duty that many of our renotalker is using? It got quite good remarks from the ppl here who use it. If you change aircon, why not change the piping also. Some aircon firm is willing to do trade in. You can get discount when buying new aircon if you trade in your old aircon. Somemore the amount you save is more than enough to cover the expenses to change away your Old piping.
  16. I agree on the 座北 theory but 朝南 i thought it suppose to mean the direction your house is facing and not your door. For example. HDB flat, the front of the HDB flat is facing south but your main door might be facing east. So should be face south rather than east. am i rite to say that.
  17. Quite a problematic layout. 1. As the kitchen is right next to MBR. So bed headrest cannot face the kitchen. 2. Bed Headrest cannot be at the window nor facing the door. 3. The location right beside the MBR toilet, seems ok but the worry is that the bed headrest is facing the common toilet. Not good for health. The location that is facing the toilet looks OK. But dun plant ur bed directly facing the toilet. Move it nearer to the room door will do.
  18. Hi howeas, If you are already on a budget, i would suggest: 1) By opting window & grilles out, u are literally saving up 2k - 3k for other things. Unless it is really very jialat, like gonna fall off. 2) L-Box - Making a L-Box in living room would end up having more downlights thus increase the of rewiring cost. So by opting this out your electrical rewiring cost would goes down by alot and the amount u save on L-Box is abt $300 - $500. Rewiring without doing L-Box probably end up at $2K. 3) Toilet door - Not forgetting your toilet door. After u do the tiling for ur toilet, your existing toilet door might not be able to reuse. That would cost u another $520 for 2 toilet door. If you save up on L-Box, u can cover the cost for your 2 toilet door. 4) Actually there is $1K+ difference between hacking + tiling compare to overlaying. The tiling for 2 toilet probably cost u abt $3600 with waterproofing. Hacking probably cost u $500-$1k. Almost half of ur budget gone for tiling part. If you save up on your window & grilles, u more or less can cover the hacking and tiling cost. 5) Installing toilet bowl would probably cost u $150 each, since u have 2. That would make up to $300. 6) Repaint whole house would probably cost u $1500. 7)Change of main door gate - $530 8) Partitioning of store room, i can't give u any advice. As i'm not sure of the price. If u gonna heed my advice, the calculation see below. Rewiring - $2000 Toilet door*2 - $520 (dismantling of toilet door is not included) Tiling w hack for 2 toilet - $4500 Toilet Bowl installation * 2 - $300 Repaint whole hse - $1500 Change of main door gate (wrought iron) - $530 Without adding the item below the rough cost is abt $9350, some more already opt out ur window grilles and L-Box. Either u need to prioritize the item which is more critical and which is not. Shifting of existing hob -?? making a storeroom by partitioning -??
  19. Welcome!! Congrats for your new home. So what do you intend to do for your renovation? Eg. Rewiring whole house, plastering, L-Box etc.
  20. Aiya, ask the painter how is he going to touch up your small area? They would definitely tell you.
  21. Plastering is impt if your wall is uneven. Painting can be tedious job, depend on the tools u used.
  22. If you step in yourself: you have to bear all the cost. If Town council step in on your behalf: Both you and your unfriendly neighbour share the cost.
  23. No Hard feeling spearhawk as my query is very straight-forward. (straight to the point) Pardon me if u think my opinion is BIAS against them. Do keep your eyes and ears open when talking to them during final viewing of your house. They would suggest you to do sink and stove support then conceal the outlet water piping of your kitchen sink alongside of the wall all the way to floortrap. This is the only solution that they would come with, coz it is easier to do mah. You can try to go against this idea and ask them to come up with other solution. Solution 2 (i consider the above idea as Solution 1) Sometimes they would even tell u not to conceal the outlet piping, leave it visible till the floor trap. Excuses used: You can don't conceal the outlet pipe of your sink all the way to your floor trap, anyway only 2 or 3 of you staying here rite. As long as you can live with it rite, it's ok mah. Solution 3 End up if u have your own idea to conceal the piping. ie.below the tiles Excuses used: they would tell you that it's against the HDB rules and regulations. blah blah blah... asking for more $$ or worse come to worse they don't want to do it. To be frank with you, I don't have a good impression of Gek Jin. During my search for renovation contractor, i did approach them but their price is not cheap. Furthermore the design is really outdated. Some of you may think that I'm asking too much out of Gek Jin. (eg. They are contractor what do u expect, designer style ah...) As your question above asking me about corrugated paper. It is a cardboard type of material that comes in a big roll. When u lay the tiles or laminate already, you don't want it to be scratch or stain while painting,plastering,tiling. You cover it on the floor to prevent damaging it.
  24. It's not that easy to comment whether is it worth or not as the price breakdown for each item. In total price it looks ok. Let's see if after breakdown would it be ok. See my Query below. 1. From what i see from the quotation here i would assume that your 5room HDB is a New flat as i didn't see any hacking and dismantling done. If there is no hacking and dismantling of stuff why would there be Haulage fee in the first place. 2. I never heard of "Heavy duty" Laminate floor/skirting. As to my knowledge the price for laminate is different from Heavy duty Homogenous tiles. Homogenous Tiles is slightly more pricey. 3. How install bedroom doors, the quotation didn't specify how many doors. Which is important. 4. As for the plumbling work, it mentions "Install Whole House Copper Piping" so why is there other charges for "Washing Machine Connect Piping" & "Sink Support Connect Piping"? 5. Are you sure u are going for copper piping rather than stainless steel piping? Stainless steel piping need not paint. 6. Regarding the Whole House Painting, Do make sure u check with your contractor regarding. "how many color for whole house", "what brand of paint". 7. Just curious about one thing. Constructing the sink support and stove support, is it your idea or the contractor idea? If it's your own idea i can't say anything. I believe if you browse thru the t-blog of the ppl in renotalk, you would more or less understand why i'm asking u this. For me, I tried living with both concept before. It's not wrong to have a sink and stove support, most resale flat tend to have their chute under the sink support. So every time when throwing things down the chute, you got to squad down thus bend your body & stretch your arm to open the chute then thrown the rubbish in. It could be tedious to do so. 8. Where's the corrugated paper? (Unless you dun mind having you flooring scratched by the contractor) That's what i could comment after a quick browse. Furthermore you still have kitchen & Toilet wall tiling which is more expensive then the flooring and the electrical portion.
