  3. I was facing the same dilemma when i first brought my resale flat few months back, my original COV was 34K> However after revaluting, i only end up paying 13K. Chances are that the house would not drop to much below the previous price since the valuers are from HDB. Unless we are in deep recession now, even though we are still in the early stage for many industries across, i guess HDB won't want to devalute their flats if given a choice. So you are betting on your chances with $100+, why not? All the best.

  5. Nicely done up place! I like the wall paper with the lines and you got it at such a good price! By the time i went to view only left with 2nd floor, facing the pool which I think will be pretty noisy and i think it was already costing at least $650 psf

  7. Hi RawR, Mr Tan Boon Sang has shifted to an office upstairs: 101 Kitchener Road, #02-43 jalan Besar Plaza. You might want to be mentally prepared that he has a run-down looking office but rest assured his workmanship is fantastic. He has been reputed to do renovations for our ministers and non of his house renovations have air-con water leakage problem- some of the air-con pipings run under the tiles and in these days nobody dare to do this anymore. I'm currently awaiting a revised quote from him after selecting my tiles. His quotation is not the typical ID quote whereby they base on <$3.50. Mr Tan quotes you exactly what you choose hence you may want him to bring you to the tile shop for a more accurate quote. Good luck!
  8. Hi Typhoonz Your demolition seems abit pricey. Here's an example of one of my quotations: 1. Demolition works & general services: $2560 To hack off existing floor tiles ****, dining, walkway, 3 bedrooms, store, access balcony, kitchen & both bathrooms To hack off existing wall tiles in both bathroom Hack off existing aluminium sliding door at kitchen & access balcony hack off 1 existing doorframe hack off existinng wall between 2 bedrooms hack off existing kitchen cabinet hack off sink, stove and chopper support at kitchen hack off existing sanitary wares & accessories at both bathroom haulage services disposal of renovation debris disposal of wood debris 2. my new aluminium chute costs $150 3. Ask your ID to state size and cost of tiles (60x60, less than or equal $3.50 psf?) 4. Does your ID give you some choices for the WC & wash basin? If not you might want to consider purchasing on your own and just ask them to quote the labour 5. Supply labour to install bathroom and kitchen accessories is missing 6. You can save cost by plastering or use white cement on the kitchen wall instead of tiles 7. Do you need a shower screen? If yes you will need a shower kerb. 8. Need to apply a sealer to plastering so that the paint doesn't peel off. Will cost around $250 for kitchen area 9. Acid washing for whole house to remove stains & general cleaning upon completion I'm not very familiar with carpentary works yet so can't really comment. Hope this helps

  10. Hi RawR, Nice drawings! What software do you use?? I noticed you hacked off the storeroom.. you might need to plan where to store your vacuum cleaner and ironing board. I had the same considerations and the thought of creating a cabinet to store these things in the kitchen added additional cost. Just 2cents worth of my thoughts Telok blangah heights is expensive man! My hubby stays there and we wanted to get a unit too but COV was super high! How much was your damage?? Congrats on getting there!

Has been in this line for his whole life and won awards so his workmanship is no doubt good. He's in the midst of shifting his office to a smaller unit this week so do call him for appointment. I'm awaiting his quote since he has been busy with his shifting.

  14. You have the exact same floor plan of my parent's home in Serangoon! My mom knocked down the store room and extended the master bathroom. She also shortened the kitchen to create a dining space- just to share some ideas 48k cov is really alot! But u're same as me.. no house how to get married and have been trying to ballot for a new hdb flat for 1yr+ and still no luck **** sian of HDB and their way of doing things loh

  16. Hmmm i can't remember the condition of the tiles. We just walked into the house and love it at first sight hahaha then we bought it liao So i don't have much impression =p sigh hope i can inspect the house soooonnnnn !! Going to meet the Plushliving ID tonight ---> this will be my last visit til next month. Need to exercise and prepare my skin for my rom end of this month.

  18. the owner's valuation report in April was 345k and we bouught it at 381k. My property agent then said that the value is abit low so we re-valued and it went up to 365k! So we only need to pay 13k COV happy like siao man... heee =^_^= We're 1 block away from the MRT station that is facing the expressway. So at least we're filtered from the noise

  20. It's a 4A, 20yr old resale flat at Serangoon Central. Bought it at $381k with $13k COV. Here's the floor plan: Currently sourcing for IDs: Have tried 2 U-home IDs- the first guy was terrible! 45min late for appointment, delayed our 2nd meeting for 1 week because designer was busy (yes.. he's not the ID but an Asst Manager), hard sell the package, not flexible to change the items in the package and hence die die wants the total amount which is way off our budget! The 2nd guy was so much better- introduced by BigAngel & LittleDevil. He was more realistic and planned how to utilise the space without doing much hacking. We just wanted something simple and we had a good discussion for almost 2 hrs!! What a relief =) We approached another uncle contractor. Recommended by Mr D's friend who is a building facilities consultant so this contractor's workmanship is top top tops. But labour abit expensive and very uncle cos he wanna downsize and retire soon. Needs abit of spoon feeding but very flexible. You can pick tiles and material from anyway. He'll order and charge you back-to-back on material cost only.
