Hi guys, thanks for ur reply. My contractor told his worker to come down. He just put something like plaster around the inside of the drainage pipe. Say wait for 6 hours b4 using. Then the HDB officer came and verify that. He then go to the lower unit and tell them to wait for 1 week to c how the situation goes. If still leaking, then have to call in my contractor again. This time round have to hack the tiles and redo the waterproof thing. May I ask, if really hack the tiles, do I have to use my spare ones or the contractor provides??? Cos its not our fault mah. One toilet i count is bout 20 to 25 tiles. So nearly 50 tiles. I dun have that much. And will affect the sink and toilet bowl??? I did use the toilets after 6 hours. I suspect the kitchen oso the same but I nv spray the flooring with water b4, just mop. Must I test it oso??? The problem is the contractor like not so keen on rectify this problem. At 1st the lower unit owner call him 2 times. He say will come down check but nv come. Then the HDB officer call him 2 times oso but nv come down. It was until the HDB send me letter, I called, then he send his worker down. Like wanna drag time. Meanwhile, I go to apologise to the owner. Lucky he is understanding. So hope theres no call from him on monday.

Hi guys, My unit undergo renovation from last sept till dec. Completed at Dec. Now at July, the lower unit complained that their MBR and kitchen toilets are leaking badly. They alerted the HDB and they came down to investigate. After visiting the lower unit, they came to mine saying that it was a bad leak, covering almost whole of the ceiling. B4 that the contractor came and do some patching in the drainage. However the HDB officer says acording to his experience, a leak in drainage will not lead to the whole ceiling leaking. Something to do with the water proof membrane. But at least the contractor take some action. so need to monitor. They will inform the lower unit that some actions have been taken and need to monitor for 1 week. If the leaking persist, I would have to force the contractor down to take further action, worst come to worst, have to hack the tiles up and relay again. Have anyone face this issue b4? Just HALF year after renovation and this issue occurs? Will the contractor be responsible and do it FOC? Can I claim lost of use from them? They are not register with RADAC, but with the HDB. Can anyone give me advice???

Hi there, U can find this type of similar sofa at Morris Lifestyle. Think the model is call Travis. I nearly got it oso. Very comfortable. When I go there 2 days ago, it was selling at $1599. The sales guy told me 2 days ago, was selling at $1499. Then the price will go up to $1799 soon. Sales tactics... Anyway the "L" is quite long, about 290 to 300 cm. When ask for shortening, need to pay extra $200. Dunno true anot. The sofa was really comfortable. Just the price was too steep for me. I settle for a seahouse brand instead. Having 50% off now, worth the money. They got nice sofa oso.

Hi, I just bought bedframe and mattress from seahorse. I have seen the storage bed. Big space for u to put luggage and other bulky items. However I nv choose that becase of its size and height. Too bulky for my room. I mean if u got a big room, it may be ok to u. Then the back rest is straight, to me its uncomfortable. Because of its height, u have to get a cover to cover the expose parts, unless u dun mind. Then if u got notice, the mattress have to lift up sideway in order to get access to the storage space. So have to remove all the movable stuff on bed, else they will drop to the floor.

One of my ID suggest overlaying of wall tiles inside toilet. Is this possible? She say will apply some chemical to the cement to make it stronger, so the new tiles can stay in. She oso say this is HDB approved. Is that so? I search the forum but cannot find anyone overlaying wall tiles, only floor tiles. Can advise me on this? She quote me $600 for relay the trunking of aircon pipes for a system 3. Cos my recent ones r at the bottom of the wall and not the top. She will do a re run at the top of wall, plus a L box. Is this price acceptable? Rewiring was included in the package but not stated how much. How can I check if the electrician is a certified one? Workmanship on floor and wall tiles, she oni gimme 1 year warranty. I ask about the widely spoken 5 year warranty. She told me its oni a "say" one. Izzit true that a 5 year warranty exist? Or 1 year is enough? I happen to get a quotation from a contractor. Find out the quotes given are much more cheaper than the rest of the IDs I meet. Is contractor like, "U want what, I do what"? Nothing bout design?

Hi, just yesterday I meet up with 2 IDs for house viewing. 1st ID. Bring along a clip file with paper and my floorplan. Advising how to max out the money worthwhile. Meaning what is necessary and what is not. Giving simple ideas base on what I want and what he tink need to be changed. The problem is I requested and ask for quite a number of items. He nv seem to take note of them. When I ask, his reply was he will design and change what he notice that need to be change or include then will send me a quotation maybe in one week time. He got go around the house taking photo with his hp. I say i cant visualise what he say, he draw a 2D view on my floor plan. Can oni agar agar. He oso brought along a measuring tape to tell me how much space can I save when I do this or do that. Quite professional to me. When I ask bout showroom, he say he got none. All his jobs r base on recommendations. (He was recommend to me by one of the forumer). Izzit ok for ID to have no showrooms? But I feel veri comfortable talking to him. No pressure as what I tot there might be. I talk to him for more than 1 hour. He will try to do it within my budget. He and his shop was not discuss in this forum so I cant comment much until I engage him. Ha. (Have reg with HDB). 2nd ID. Nv bring my floorplan. (I oreadi email him). But got printout of basic quotations, with one final price(Excluded GST). Meaning no breakdown of pricing. The quotation seem too good to be true. Look like alot of items r free, but many items r not included too. Even the free items r limited area. Meaning if ur room is bigger, u have to pay extra. After taking down notes on what I want, he will send another quotation to me, breaking down of price (including my request), plus GST. But I can say its will be exceeding far more than my budget. I oso dunno y. Somehow the reaction of his expression told me that. This discussion only last bout 20 min. I was abit surprise to end so fast cos the previous one was so long. He did hand draw a simple 3D drawing when i say i cant visualise. His company is widely discuss here and good comment on him. But somehow the feeling not there. However its still too early to judge. Must wait for the quotation 1st. Will be meeting another one next mon. Over the phone, I ok with him. Must see how he present to me then I can comment. Phew! Renovation is tiring. Ha -
Izzit like when enquiring about wedding package, they write down everything on a piece of paper and photocopy 1 set for u? After which then they send by email? Quotation is for free or must be paid for? Must we bring our floorplan on 1st appointment? Or better to bring shots of "going to be renovated house" down? Sorry, I just wan to make some peparation 1st.

Frm e better reviews in e forum, shortlist a few ID/contractor. - make appt with them. Now I have got 3 shortlisted, from the preview of forumers. How many is considered enough? I have seen someone shortlist 6 and some even more. ur qns on extra charges -> - 50% true 50% false. - watever propose reno works wil b stated in e Agreement/Reno Contract. - light fixtures, kitchen & bathroom accessories, electrical appliances etc, normally is not stated in e contract. This definitely wil b e unforsee additional cost. - besides dat, along e process of reno, u wana add in 1 small cabinet, then dis wil b e additional cost olso. b'cos it was not stated in e initial contract u sign on day 1. If lets say I wan to add a cabinate in the middle of reno, I talk to the contractor or the one I engage for the reno? Then will they provide me with another breakdown add on to the existing one? or verbally tell me? ur qns on tiling -> - under hdb reno rules & regulations, Canot overlay floor tiles over existing floor tiles in living/bedrms. Can overlay laminated flooring over existing floor tiles. - exceptional to bathrooms of new flat. (3 yrs restriction) - resale flat gota hack & dispose existing floor tiles then e new floor tiles cums in. For new tiles to cum in, need to hack the old one 1st. Does that apply to rooms of resale flat that oni wan to do laminated floorings?

Thanks for ur advise. I understand it is better to engage thru recommendation. But so far, my frens and my sis all tell me not to engage theirs. All say no good. I have been researching in this forum for good one. I have filtered out some but this forum is just too big. Even haven finish reading the 1st page. Btw, I wish to find out more on how to go about looking for contractor or ID. So ican have some preparation. Izzit true there are sure to be extra charge? I mean I give the budget of let say 20K. At the end of reno, maybe add up to 25K? Then if I wan to change tiles for the whole flat, they have to remove the old one 1st, then put on the new one. Or just overlay on top. How do they do the breakdown of price? I tell them wat I want and they make it?
