Been more thn 3 mths since my reno wif Tau, must comment tat the after sales service is good decided to chg the auto-swing kitc hen door to normal swing hinge...give Kelvin a call.. & tata, he arranged for it at no charge... thk next time needs repainting...revarnish...mend cracklines, etc 3 years later dunno whether FOC bo? -

some pics of my place TV Console **** Room TV Console cum Bookcase at Study Rm My dining area outside Bi-fold Toilet door Toilet before & after Kitchen before & after In general, i'm pleased with the results & their svcs. Kelvin is accomodating & easy going..some of the 'xtras' i 'bully' him into doing: - installing venetian blinds/cabinets tat i purchased fm ikea/spotlight - changing broken panel of glass window w/o charge - replacing laminate chipped by my mover - additional glass panel for kitchen cabinet at no charge - exchanging wrong lightings tat i self purchased - changes to plumbing works w/o charge As wif all renovation works, thr r hiccups/mistakes but he's always reachable & will arrange for touch up & rectification my only gripes r probably the plastering works & general cleaning. I'm in a hurry to move in so not much time given for touch up.. but i can live wif tat la so yes.. add me to the list of Tau supporter -

Buying Advice Needed - Tb Area

It's either pretty new flats... boon tiong rd, jln membina, which r ex... or very old flats..Beo cres, havelock rd, jln klinik, jln bt ho swee...which r cheaper, but still ex, look for 3 rm corner that offers more privacy the location is really pretty good, great world city & tiong bahru plaza within walking distance and travelling to orchard/town is a breeze if u drive, then can consider henderson, bt purmei, jln bt merah, redhill close... which r further fm the mrt -
i'm sure the age of the flat affects valuation, other things being equal but ppl r still willing to pay...look at some of the charming 3-rm walk up flats at tiong bahru Lim Siak St going for $300k on another note... banks may not extend the full loan duration for old flats i got an OLD flat recently, close to 40 years recently, & m surprised tat the bank is only willing to grant a 14 year loan thou i'm eligible for a full 30 yr loan based on my age

lucky i sell my flat at senja Grand, opp senja green.. noisy & dusty whn construction starts & our view will be blocked -
IMO, 1. If the agent 'specialises' in a certain area, he should know or you can easily find out fm HDB resale txn but tat would be 1-2 months outdated 2. Almost neglible but good decor & clean environment appeals to prospective buyers & u may get a higher COV 3. Sure, juz pay $180 for the valuation report wif a few photos

my flat die die must complete by end of next week wet works done, kitchen skeleton & laminate up, pending painted glass doors & solid surface top. Other carpetry mostly fabricated & delivered, pending installation.. i thk should be able to la... kelvin jiayou! -
custom made more flexible. Ikea's base & wall cabinet dimensions r all fixed, very limited choice for custom made, thr is a wide range of laminates, materials, worktops & finishings etc

huh? both my current flat & the flat i bought done by private valuers leh but i thk all valuations must be approved by HDB

tis thread is really entertaining & so many positive comments abt 'low-rise' living.. i'm also a low-riser, never live higher thn 6th storey...my new flat's at the 5th level & my current place at the 3rd.. i always thk of it tat i'm staying at the highest floor of a 3 storey landed property & get to smell the morning dew, listen to birds chirping right outside my door steps -

Can tag along tis thread to bet on which area will be lucky enuff to get enbloc? aft the latest annoucement for commonwealth dr, my next bet is on redhill close... the several blocks of 7 storey flats opp bt merah central any other 'calculated' guesses? -
one of the cheapest for freehold property is the geylang area a 3-bedrm apt ard 90sqm could go as low as $600k i thk it's seriously undervalued, no doubt due to proximity to red light district, but that area has many 'attractions' of its own any property agents or investors or gurus feel the same way? will prices for that area spike upwards? any other areas worth looking at? how abt south-west like pasir panjang, bouna vista, etc
