    Grats. Not sure why everyone thinks a contractor will be significantly cheaper than an ID? I think having dealt with some that the price points are similar. A lot of contractors only marginally cheaper. Just my 2 cents worth. You are right though abt not wanting to pay an id if you need to conceptualize everything yourself. Good luck with the reno.

  4. Skating on very thin ice on this issue. If the work is completed satisfactorily and on-time then I really doubt that you will any case to withhold payment.
  5. Most unfortunate incident. For me I personally would prefer to get these sort of work done thru and ID / contractor. It may cost a little more but generally reduces any future hassles like this.

  8. How much do you expect the total damage to be? My unit is 1506 sqf - pte. 4 bedroom + 3 toilets, 15 years old. Jialat condition imo. Approx damage w/o electrical, sanitary wares, a/c grilles etc is abt 75K. Scope of work roughly: - Re-do all flooring in living, dining, family, kitchen, utiliy and yard area (homogenous tiles) - Complete re-do of all 3 toilets (floor + wall tiles + tempered shower screens,vanity and mirrors x 3 toilets) - Bedrooms all built-in wardrobes x 4 rooms....dresser and TV console. Regrind and varnish existing parquet in all bedrooms - Kitchen, give reno partner free playto do whatever -small kuching kurap balcony - chengal wood decking - Ceiling works in hall, MBR, kitche, passageway and corridor - Feature wall / console in living - Shoe cabinet of somesort - Mirror feature wall at dining - All hacking and removal of existing fixtures and carpentry - Change all bedroom doors to solid doors - Glass doors for toilets, kitchen etc - Grilles Wah, dunno if they can complete in 8-weeks or not?
  9. Ooops I never did check the webby tbh. I just know of the place as it's round the corner when I currently live. So it's easy for me to frequent. They have displays in the shop (shop house) and catalogues. I met up with a designer who did up my fren's semi-D. Very good ideas but I neededoxygen when I received the quote. In excess of 110K excluding plumbing, electrical wiring, PE submission for hacking works etc. All in including furnishing could cost some 170K. I'm not spending that on a 4 bedder condo. Crazy. BTW do you know if you need a PE to submit plans if you knock of a wall or two in a condo? If so how much to engage their services? I was quoted 2K by this firm which is somewhat excessive.

  11. It should be different. S&C Furniture is a neighbourhood shop. Lower overheads and I suppose that's why they are relatively cheap. I bought a SSingle slumberland bed with single pull out last month for $800. Came with free delivery and 2 pillows.

  13. Not necessary to do imo. Easy $$ for them. If walls are not so obviously uneven, then no worries. Many things can be covered up nicely with paintings. 2.4K can buy good a/c or something else.
  14. They quoted me at 13K less than others. Quite a significant sum. 2-3 K difference and I can explore further. Double digit and I'm wary.

  16. I think I was taken for a ride when I did my reno for our current flat. 2 toilets but kitchen. Sanitary wares for toilets plus hob & hood and taps for the kitchen came up to 4K after discount. Idid not have any rainshowers but we bought Hansgrohe shower set and mixers for both toilets. If I recall i think the expensive items at the end were the toilket bowls - Johnson Suisse (not recommended) and the accessories with were all stainless steel. I better do my homework better this time.

  18. Taking shape and looks really good. I'm worried abt how much my reno costs will come up to. I have 3 toilets as well so the sanitary costs is going to be a killer.
  19. Painting is always better to get Nippon or ICI painter directly. Imo.

  22. Newly painted wrought iron gate looks good as does the whole place. Good stuff.
  23. Congrats Mae. Whole reno is shaping up very nicely. Nice color tones on the wall. I have these greyish tones as my FSM fren has advised that I need more metal. Notice you are painting your wrought iron gate. Does the paint stick on properly? Pls post a completed pic of gate if possible. Good luck with the remainder of your reno. You must be excited to move in soon.
