I met up with him briefly. Friendly guy and I suppose cld do a job. Unfortunately the star there is Kelvin so everyone else is overshadowed.They not the most expensive to be fair from the quote I received. We've 90% made up our mind to proceed with *****. I'm very impressed with the ID's ideas and professionalism. In all fairness the price is competitive to other firms and isn't over the top. Will be meeting again on Sun to finalize job and to surface any hidden costs that I'm not aware of yet. -
IH package for 5rm (kitchen + 2 toilets) is 10.9K right? Just ensure before you sign up what is not included in the package. There is haulage of materials etc to unit and this costs a lot. also $$ if you intend to hack any walls. Check what is covered in plumbing. Type of work top provided etc. If you need to box up anything it's extra.

Some guy witha girlie sounding name, adriel or something like that. Anyways, no drama as I am super happy with the design of my kitchen by XYZ id. Very innovative and creative. So far everyone else has been very mainstream, take your own idea and add on a little. I have to say this woman is super daring. -

Mr K is swamped and said that he couldn't take on my project. No probs with this as he was upfront abt it. I spoke with someone else last Thurs. Emailed all my stuff and everything...no response. Anyway, no drama as I am close to engaging someone from another ID firm. -
I will most likely use this method. From what I have seen for my design, wet kitchen is now seperated and small so no need tiles. Front kitchen wall to be hacked and isalnd placed at front sep kitchen from living. Rear kitchen wall (dry area) 3 tall units. So basically no need any tiles. My floor tiles can be re-used so save some $$. Lucky the ID this one got some brains and ideas and not an order taker.

No More Fixed 2%/1% Commission For Sellers/buyers!

People just want consistent guidelines to govern the selling of properties. Why is this cynical or unreasonable? If I am buying a property, why should I pay a commission? The burden of this should logically fall on the seller as it's the seller who has to the property marketed. The buyer basically is responding to an ad. Does not make any sense. So you would be completely positive if you have to pay an agent 1% to buy a place that he/she is contractually obligated to sell on behalf of the seller? -
Wait till you have kids, then watch expenses escalate ..... Formula - approx 130/mth Diapers - approx 60/mth Medical - kids fall ill easily budget 80/mth Vaccinations - a lot Utilities - sterilise bottles, wash baby clothes - jialat 160 utility bill putting in perspective is nothing really.

Selling Buying Advice Needed

This always a dilemma. Best to contra if possible. Ideally ypu have shortlisted the type of unit you want in terms of location / layout and price. Usually there would be more than 1 unit on sale. Know how flexi you can be on COV and also taking into consideration $$ you need to pay to agents for various transactions. Good luck. -

Sorta regret as well. There were a few Walk-in units avail in AMK. About four 5 rooms and three 4 rooms in St 32 (Blk 350-54). The 4 rooms were small abt 92 sqm and on very low floors 2nd to 4th. 5rms were on 7th to 10th flr, so I quickly put my 2K down w/o even looking @ a floor plan. Going for a song that time ... 315K. at same time there was also a walk in EA avail near AMK central, blk 700 and something. Was only going at 400+K but was also on 2nd floor and looked to be overlooking the rubbish point rather clearly. Decided on the 5rm b/c of location and only 4 blks in the area. -

123sqm is plenty big. New EA is now approx 130sqm if I'm not wrong. Old 5A around 136 sqm. Old EA / EM 145-146 sqm. I wish my 5Rm is 120+ sqm but it's only a pokey 110sqm. Good thing abt it though is the layout and location. 5-7 mins walk to Hub & MRT. Shope & Save, market and food stalls across the road. Bishan Park, 4-5 minute walk. Close to CTE and if I choose not to use the CTE, several other options available. Would like to upgrade to bigger place but not hot on the idea of having to: 1. Pay some COV 2. Pay comm to charleton, I mean estate agent 3. Renovate to the tune of 50-60K 4. If I upgrade this will be my 3rd purchase from HDB, so cheapo interest rate gone, need to come up with 5% cash as well The nice bundle of $$ I make after selling my place to upgrade will be wiped out alomost immediately
