  1. They shld list down the breakdown. If they don't then move on. For kitchen, not sure 20ft enough. usually 20 ft cannot make it. So you will need to factor additional costs per foot run, usually $110. If you require tall cabinets (floor to ceiling), it's a different cost. If you require lots of carpentry in the kitchen then maybe you shld do away with wall tiles. Save $$ and not really necessary. Plaster and paint is enough. For the cooking area you can always install lacobel glass backing at price is around $30/pfr. For carpentry (wardrobe, shoe cabinet), general price is $240 pfr. So if cabinet is 7ft the cost is $1680. For wardrobes etc, pls note that it's the length of the cabinet. So, 7ft all the way up to ceiling is still $240/pfr. Solid surface (normal not the super ex brands) is arnd $90pfr. Post form is arnd $40-$50 pfr. Good luck. I may be wrong but cement screeding for bedrooms is FOC by HDB. At least it was for mine as it was a new unit.

  3. I used WAD back in 2004 when they first open shop at TP. Unfortunately I didn't know abt this forum back then. Anyway back then they were new and hungry. The boss Brenda was my ID. Service super solid (back then). Price wise is ok. For those who think that price and design is all that matters, sorry to have to burst your bubble. You get what you pay for. Workmanship is so-so, carpentry very average. Frankly design is nothing earth shattering as everything can be found in magazines. If you really want to engage WAD I would suggest that you work directly with Brenda and make sure she doesn't assign it to one of her IDs. They do offer 3D drawing on the stop and soon after w/o any obligations. Business competitive what. 4 years on I wanted to do some re-design to the flat. Saw Brenda again and she assigned my 'project' to someone else. I know the guy and he's actually a nice fella but the bloody graden snails that you find moves faster. I met with him at the flat 2.5mths ago, took measurements etc and still waiting for a quote. No call, no follow-up. Long story short, we engaged ***** and the reno is almost complete. My missus first comments when we came back to check on some of the work was how good the workmanship and finishing is compared to the last company. Sure we paid more this time but the service and promptness of which they attend to any issues during and post reno is 2 thumbs up. Don't get me wrong, WAD is ok but best your engage the boss person there.
  4. Normally one will get the bug free clearance if there is no activity for 3-4 months. Only so much a pest control company can do. You need to follow-up very closely. We used Aardwolf, good but **** ex. Clear but I used to get up every a m abt 3-4 am and use a torch light to check. In addition I used a pdt called V-Saf and sprayed on all thye usual surfaces every week for a month. I can easily ise 3-4 bottles a week. erm vacuum not a good idea. They will just live in the bag and escape. You need to dispose of the bad and bag that bag immediately.
  5. Or alternatively one can hire an ID who works for a credible outfit. Failure to deliver is likely to result in bad press and will undoubtedly affect reputation and business in the near term at the very least.
  6. I spoke with 6 ID's and gave them a brief of our requirements. They came by to take photos and the lot and I spoke with them again on what we would like. They gave a few suggestions. 5 of the 6 returned with quotes that matched exactly what we required from the specs points of view. All quoted fairly similar. Nothing spectacular or original with the design. The 6th ID actually sat down and thought about our requirements and proposed something unique. Sure the price is a bit more but what the heck, job awarded due to ability to think and not be an order taker. If I wanted an order taker, I get a contractor - much cheaper.

  8. Sure thing!. She bought that at an auction, size is 9 x 5 ft. Cost abt 4K I think. Cld be less I'll aske when I see her tomrw.
  9. Bought some rugs for the kids bedroom from Jehan. He has a huge range and is quite happy to take his time to show them. He showed me the most exquisite silk qum (black and with birds and flower designs, identical stitching on both sides). My mom has one, very similar to that design but more blue in it. She only takes it out during X'mas. I chope that one already ahead of my sister.

  11. There's always a liquidation sale at a place along Martin Rd. Runners are competitively priced, less than 1K for a very decent one. For carpet investment, IMO Persians are a much better bet. Carpets from India - Kashmiri in particular is nice but not as nice as Persians. Number of knots and whether carpet is silk or silk mix makes a big difference.   13. Rugs and carpets one of my sins as well. I picked up cotton woven Qum for $900 bucks from someone who was migrating. Tree of Life motif. Took it to a dealer and had it valued.... 4.8K + the carpet was then 80 yrs old. Score Have a few other pieces - a couple of tribal in the bedroom, look nice on parquet, a long silk runner in the cooridor to the bedrooms and a 9ft by 6ft Isfahan in the hall.

  15. Have a small BabyBelling oven, so it's set up in a cabinet. Had it since we got married in '02. 6 yrs on and still going strong.
  16. It's a new small standard 5rm - 110sqm. We were **** lucky, bought it direct from HDB 5 yrs ago at walk in price - 313K (unsold unit, solid - no such thing nowadays man) Nothing was done to unit by HDB except for base tiles (wall & floor) at kitchen and toilets. Horrible. Priority back then was to do up as best we cld for 30K, so now am bored with toilets, kitchen and some other parts, so total overhaul. Someone offered us 5XXK 2-months ago. Said no, sell and then stay where?

  18. Drawing stage. Hope to start by end Sept. So far all the IDs we've met have shown good attitude bar 3 whl we dropped straight away. The other 2 finalist while price is decent was also dropped because they gave me exactly what I proposed in terns of design. I might as well use a contractor. The chosen one in the end had original ideas that were practical and integrated well into the existing concept of the place. At the end of the day we refused to pay ID premium dollars for contractor type work and concepts.
  19. All depends really. Like for like Tau's quote is abt 1+K cheaper than *****. Abt 2.9K cheaper overall as OC charges GST. Like for like on that price basis we chose *****. In fairness to Tau, some of their other items were somewhat lower in price but to quality these I would class as small ticket items.
  20. Chipboard is really, really poor and substandard. Hard to fathom anyone using chipboard. I figured the standard would be ply. Anyways for custom wardrobe I stumbled across this company at Kaki Bukit. Good stuff, can configure anyway you like, ssolid material + 10 yr warranty. Sorry can't remember name of shop but at the ground floor of Techlink 1 Bldg.
  21. Yes and no in some respects and I beg to differ. Glass door at the kitchen is 100% more than any other quote I've received. Hacking & demolition work also commands quite a premium when I compare quotes for the exact same work.
