  6. well as mentioned alot of things also take into consideration for them like tiles and walls cos scared they pee and stain the tiles or cause laminates to pop out etc... doors also another problem cos they might scratch the doors... unfortunately we did plan something for them which is not to their liking. LOL. a glass door to separate the kitchen and living area so that they will be jailed in the kitchen when we not around...
  7. Hi Mr Chong, before I take the compass readings. I'd like to check if the following are correct using the layout below. Green lines = windows Yellow line = guide to find center of the house Red arrow = position and 'facing' to take compass readings. All the arrows are labelled A to D for easy identification. Can u help verify if the following positions and direction to face while taking readings is correct before i proceed to go down and take the readings? A = reading from main door. B = 3 steps back from main door. C = center of the house (this is the most confusing one as I don't know which way I should be facing to take the compass reading. D = side with the most windows? im not sure if that side is considered the side with the most windows... Do you need any more readings? pls let me know if u need so i can take it all at once... Also, you mentioned: "If possible, provide pics of both the exterior and interior of the house." What kind of pictures would help you? those showing internal furnishing and structure? is it ok for the pics to show the current furnitures, etc from the current owner or should i wait for him to move out? do you need pictures when looking out the window / door for each window and door? What is exterior of the house? mine is a hdb flat so should i take the from the corridoor, the lift or where? or should i take the whole flat from far away? Your advice is appreciated! Thanks!
  8. i went to simei last night and got a compass for $12.75 from popular... after that i found out that there is a booth at east point 2nd floor selling microscopes, magnifying glasses etc there. They sell compass there for much cheaper like $4 or $6 but im not sure of the quality tho. just for those who are interested in getting compass how to take compass reading. however, his compass has a dial to twist the NSEW to the alignment, for ours, i need to turn the compass to the right direction, then from there, just see the reading of where i am facing.... http://www.fengshuitips.co.uk/how_to_take_...ass_reading.htm
  9. and something not totally related to reno but alot of our reno have to take them into consideration like cant have laminate floorings, cant paint white wall, cant take totally white homo tiles, need glass door for kitchen, etc.... Our furkids!
  10. We went for an impromptu visit to confirm some things' condition like toilet windows, door conditions etc. Owner was kind enough to let us take some pics of the current condition of the house. However, no room pics as there the kids were sleeping already. Common Toilet Ugly piping above common toilet entrance. Entrance to the flat TV area Kitchen area More pics... Ventilation on top of door frames... need to cover up Main door and gate in good condition Windows and grills in good condition
  11. no probs. i also in same situation. my seller ask for 6wks extension after completion. but my agent and seller all seems quite steady so far... nv chut pattern or anyhow one. i even suan the agent about the pte agreement cos she supposed to brief us through the HDB checklist for agents but she purposely skip the agreement part... then i suan her... lol my seller also quite nice. last night we went simei shopping then just pop by cos we wanna see some things condition that we cant remember like the main door and whether the room got built in wardrobe. she just let us in when she saw us and showed us the stuff. she even say that its possible they can move in early to their new flat and we could takeover before the 6wks extension ends.
  12. nope haven confirm. he is still on the shortlist tho... just abit skeptical about the reviews cos up till now i see no pictures... get what i mean? i dun mean to be rude or what but its almost 30k investment and im not going to trust everyone i speak to... he promised to bring me to go see his work at pasir ris when its complete... budden not much news up till now... maybe i should start contacting him?
  13. eh actually.... any agreement or whatever documents also not allowed. u should be briefed of that. its the HDB rule. if HDB find out u got any other personal arrangements outside with seller. they can revoke ur buyer/seller rights. anyway as the one who 'give them free extension' u are in advantage cos u can say the agreement is invalid as per Housing and Development Act and just ask them to move out. but i don't think u want to do that... "Buyers and sellers of resale flats must use an HDB standard Option to Purchase (OTP) as the form of contract in resale transactions. They are not allowed to enter into any other agreement relating to the sale/purchase of the flat as it is not valid under the Housing and Development Act."

Nothing much to update so I guess I'll just addon to the IDs I've visited or got quotes from: Ideal House - I sent in a web form prior to going down and guess what, Johnny from Idealhouse responded. I'm pretty surprised that he was the one to respond since he seems to be rather famous here on the forums and probably swamped with projects? Have not met him yet but from the good reviews, will definitely KIV. Intradesign - Went there after setting an appt about a week in advance to meet up with Dave. Reached there on time and the place was really full of ppl... Dave was busy attending to someone else so I was served by another guy. Can't remember the name. Offered good ideas and was very friendly. Said Dave will get back to me with the quote and layout design. Still rather curious how appointments are handled there tho cos I already made an appointment with him quite a few days in advance... end up don't even know which one is him. Baroque - Went on the same day as intradesign but the situation there was rather contrasting. No customers at all so we went on and discussed quite alot about our renovation plans with Mike. Gave some practical advice about renovation and explained some things which we didnt really know about too. Ho Bee - Didn't manage to meet with Patrick as he was super busy. Was asked to mail in the floorplan and things to be done for quotes. Took quite long (+1 reminder) for quote to come in. Prices compared to IDs quotes varies alot. Some items are much more expensive and some items are much cheaper. However, overall costs for those things we deem necessary is still more expensive than IDs. Might give him a miss considering that he is so busy + budget can't fit. We'll see how it goes. Moss Emmanual - Went to their booth at Singapore Expo. Package was quite expensive already but still discussed my plans with the ID called queenie. Not much constructive input but learned that we could do cement screeding for toilet + kitchen walls without hacking and do overlay for kitchen + toilet floor tiles. Sounds like an idea to save on the budget. hehe Unimax - Served by Edwin. Showed us some basic stuff like what is ABS trimming and why their workmanship is better compared to others. Give some slight pressure to sign up for their kitchen cabinet promotion which was quite cheap for the cabinet at 69pfr but alot of the 'standard freebies' like 2x frosted glass, dish rack, cutlery tray all these need to top up. solid top supposed to be on promo but still not cheap imo. said he will show us the 3d drawings next time when the quote is out. insist that he wun give quote without 3d drawing cos he is a designer and wants ppl to see his designs first before deciding. Imag* Cr*ativ* - Was wowed by their 'showflat' they built in expo. Really very Kua zhang and elaborate. Was served by a lady called akiko or something. Don't really feel good when communicating with her cos she seems rather reserved and only asked us what we want. and only 'propose' those standard things like where my wardrobe in MBR should be but I guess the layout already confirm only can put wardrobe there? ***** Intl - Walk past their booth and all the 'IDs' standing there look very young and semi 'bengish'. Was invited to take a look at their packages but the person serving me obviously lacks experience or even any knowledge. Eventually, the director came along to talk to us and started preaching to us about his 30 yrs company, RADAC, ISO, etc. Gave quotes on the spot but the information lacks any details cos the package printed was rather ambiguous. I asked about the details but he just said this kind of thing give and take, no need to put on print. Gave me a discount off their package cos I complained my is 4s and compared to 4A etc, my package should be cheaper. In the end everything met my expectations but I remember all the advice here in the forum which is not to sign at any exhibition. However, they kept pressuring me about it despite me going to lengths to explain that I need time to consider... Finally 'let me go' in the end asking me to commit the next day. Glad I didn't cos I found out much about this company's way of business and service attitude after researching on the forum

  19. yea, just found the threads discussing about their service... wow even use diff company name to cover up their main company... now i know what to reply when he tells me "if our services no good u think this company can be around for 30yrs?" sorry that u had to be the 'guinea pig' for us to learn the lesson and thanks for sharing. good luck!
  20. yea hope the agent can help me solve it quickly lor. hopefully if they an move out before the 6wks extension stat then i can start reno earlier and move in earlier also. quite excited to have my own home really... yup visiting IDs, furniture shops etc to learn the market rates and do some budgeting. been to quite a number of IDs liao. Idealhouse, baroque, intradesign, tau interior, A&D. Also met some IDs during the reno show at expo from ***** international, ******, image creativ, unimax. actually thinking of looking for roy from inzen also leh since you guys who used him seems to have very positive reviews. budden his office is so far and i don't know if he'll be willing to meet at the east side or not. if not gotta arrange one day to travel all the way to jurong east to find him lor. anyway u got his email address? my flat is in simei, 4s unit 84sqm. already started my reno blog but nothing much to update so end up become more of other ppl's stuff than mine. lol
  21. aiya i also dunno leh. they say they need the 2nd appt finish then they can get the $$ in their cpf to get the other flat. thats why need to do completion first then extend 6 weeks so that the $$ will be in and then they can do their completion for their new flat. according to agent must do this way so that they have $$ in their cpf account. they cant contra due to downgrading from 4rm to 3rm. not sure how this works... in fact, agent says they want to try to push for early completion during the first appt. this will help the $$ to go into seller cpf earlier thus whichever completion date we have + 6weeks extended stay will end up to be earlier.
  22. wow. congrats! i can only imagine how happy it would be to be finally moving into your new home. mine first appt 31st July.... dunno how long for 2nd appt. after that owner wants 6wks extended stay. then start reno... by the time finish reno... 2009 liao loh

  24. im not sure if i got the msg across wrongly. im just stating the fact that quotation came very slowly. im not trying to badmouth or say that they got lousy service leh... in fact, even those i met up with, some nv came back with quotations yet, im also 'glad' they are so busy instead of sitting around in expo now and waiting for big fishes to swim into their net... anyway, the point of this post is to clarify that im just stating that it took long for quotation to come in and for anyone who emails to expect a similar turnaround time. sorry if i sounded like im giving a negative comment
