  1. Which area you looking at and what size of flat? Now i think market has gone down... Like me..the unit i was aiming for..was selling at 95k COV..siao..slowly it dropped from 95k to 50k. I offered 30k my last offer. Owner took 3 days to consider before selling it to me.30k still steep for me though.Ate up all my reno budget. My cousin bought a 4 rm flat at AMK at valuation and another bought a 5rm at tamp at valuation 2. I think 0 or low cov can be achieved.
  2. NO la..no unit to select..of coz ur 2 chance wont be affected. Even if left ground floor unit & u dun 1 2 select. HDB will be ok with it.
  3. Thats why they always ask you to check for units available before coming down. If there are no units available then can dont bother to come down.
  4. btw how much did u buy the EM and where is ur EM? My wife cincai..now she heart pain to pay so much COV, she juz say need to renovate toilets..tink she ok with the kitchen.
  5. Another headache too coz the kitchen is done up but not really my taste but still can use for years..bit sayang to destroy the kitchen.. Dat time went to see..really no place to put the washing machine. I think maybe have to place washing machine upstairs.
  6. I understand..im working too..surfing at same time.hehe Lucky the EM i bought..quite alot of stuff can salvage,dun tink will be doing what some of the guys doing,overhauling the unit. Some stuff i can tink of is -Levelling the balcony -Thinking of redoing the stair case but u guys say expensive -Parquet/laminate 2nd floor -Redoing all 3 toilets -Some other minor stuffs Now current owner used the 1st level toilet to put their washing machine. I wanna use the 1st level toilet.Where do you guys put the washing machine. I see like no space in kitchen to put.
  7. Suddenly this thread has gone quiet... Not many replies in the thread... When I first join renotalk was so excited to see a **** long EM thread & I acherli read thru the whole ting. Im now waiting for my 1st appointment, really excited now..but oso sad coz my bank a/c be depleted..coz of the 30k COV..so not much $$ left for renovation Isit better to renovate part by part or whole renovation...will it be cheaper doin whole renovation? do we need to pay the COV at the 1st appointment or 2nd appointment?
  8. All i can say is be very patient..i have been searching for a unit for nearly 2 years...from being engaged to now wife going to give birth. Now owners are willing to lower their cash portion. Only recently found a unit which met our criteria. A rare corner EM on the top floor,unblock,renovated,huge sqm ard 160,near amenities & near simei & tamp mrt...cov ard 25k,val 450..val bit exceed our budget but tinkin of the free nanny care (since inlaw stay 5mins walk away),free meals etc we agreed. Owner wanted 95k when we 1st enquired...really wonder how i managed to slash it to 25k & agent commision 0.5%.Think can slash lower la but seller was very nice. Now i feel property market swaying towards the buyers as no more en blocs to disturb us.covs are dropping, but valuation increase quite a bit. a few units agents which we viewed before..called or sms me to tell me so & so dropping their cov, so ask me to make an offer. These agents are those which snubbed me wen i offered them higher few months back..surprised the unit still on market..now my turn to snub them back..
  9. wah siong leh..check the site..even if register now..earliest is 10 july.. if seller really take 45days max then register..wah..sept then can get 1st appt.. anyway wen met seller & agent yday,told him our urgency la..they promise me will get a place asap..
  10. Hi bro, Thanks for your informative reply, did u purchase an EM too? I was given the OTP & placed $500 last week and yesterday I exercised the OTP and placed $4,500 as deposit. The seller is doing a contra thus he requested 45days for him to search for another house. The agent told me max is 45days for him to register with HDB. This i cant find in HDB rules but he did state it in the OTP. Why before 1st appointment HDB TO will come to inspect flat ah?I notice a long crack beside the staircase. owner plastered over it.
  11. Yes agreed with you. Ideal situation.. Like for my resale unit, me & my wife paying 50-50 each month thru our cpf. payin ard 650-700 per mth each. Wiping out nearly 3/4 of our cpf. Im as worried as u guys too..say one of us lost our job or worse..both..then cialat liao.
  12. It will be good if the monthly house repayment do not need to top up cash. It will even be better if the monthly repayment can be settled by 1 person cpf. Talking about early capital repayment, the current unit im buying. Agent tell me negative sale including imputed interest, although i payin COV. Im wondering if he sell off earlier then he no need to pay the additional interest mah. Need to check with you guys..say i loan 4 30years for tis unit (say 300k loan + interest $100k), after 10 years i selling it off, how does HDB calculate it ah.
  13. No problem... Bit heart pain in the 1st place to give up such a good number in the 1st place till i found my dream unit.. Anyway price so high u guys need to top up cash for monthly installment? coz i tink there are quite a number of young couples in this thread.
  14. Its ok..one man's meat is another man's poison. At the time when i ballot, i was desperately looking for a unit as the resale market is overheated...however by the time the ballot results came out. resale market had cooled down bit..so wen we saw a resale unit which met all our criteria. We went ahead with it & purchased. Anyway its ok, we gave up a chance to stay there but then allows some1 else to stay there..we're fine with it.

I got queue number 88 for 5 room unit, but i gave up for the following factors. 1)Unit too small, i went thrice to see 3x 5rm unit at diff blks bit dissapointed. 2)Price too expensive for 5rm, no grant,standard flat 3)Units too cramped together. 4)Really hard to forsee the 5rm will sell above 0.5million or more depends on how much u loan. 5) If suay get unit facing mrt & main road..noise & pollution b a problem. but got pros as well la..tink u guys knoe best.
  16. Seller is gg to look for house after i exercised the option to purchase...if they could find a unit earlier. then they will register earlier. Agent did tell me tis before i place deposit...now tink back so long...
  17. Lucky? Hehe...i oso dunno lucky or not..1st unit get such an expensive unit, oso siong on me & wife. lucky both of us civil servants...so better job security. My wife not so keen on EM, she say tiring have to climb up & down staircase.. but after seeing the unit..she say ok. Now got more queries.. 1)Agent say will register with HDB 45 days after we exercised OTP 2)1st appt is 1.5mth - 2mths later 3)2nd appt is 1.5mth - 2mth later 4)I allowed the owner to stay there for 1mth after handover but utilities & conservancy they pay. I feel the estimated time line is bit too long..i feel like they dragging their feet to find a unit...at the expense of us..is the 1st & 2nd appt waiting time really dat long?
  18. Hi, Im new here, just placed deposit for an EM at tamp st11. Valuation was:$450, cov $30k. Agent commision 0.5%..hehe I decided to plunge in coz 1)its on the top floor 12th storey 2)corner unit 3)Large area:i tink 160sqm coz the previous owner purchased the recess area. 4)Renovated & well taken care of (but still need to do some minor reno) 5)Flat beside my in laws blk,free nanny care...hehe 6)Near amenities, walkin distance to tamp or simei mrt.about 5-10mins. 7)Unblock view front & rear. etc Some queries; 1)I would like to know how long before can hand over the unit say i exercised the OTP? 2)I agreed to give a mth extension to seller so dat they can get a unit after handover. 3)The previous owner hacked the room below & made it into a dining area. I would like to partition back make it like a small room for old folks to slp if they have problem climbing up.How much roughly would it cost?
