Hehehe..owner should have asked for 1 mth extension in the 1st place.. tink u might agree if it helps to secure the unit.. my current owner did the same, ask for 1 month..i agreed but didnt knoe dat the agent actually put on the OTP that they will only register after 45 days exercising OTP.I thought they would register earlier..but they really took the full 45 days.. .sian.. If not could have got it much earlier.
  2. If $380+120k is still cheaper than those 2 of u bought..hehehe. Anyway good lah...if u bought ur dream home already.. I myself nearly bought a ground floor EM but my wife was reluctant..say no privacy etc. but kinda like stay at ground floor..can put swing outside..potted plants...easier to wash car, drop off your family at ur door step..like staying in semi D..hehe.

No..i knoe its the practice..if u back out..u cant get back..but if seller back out, u can get back.. best part, after i rejected. keep seeing the unit ad on the papers for past few months...dunno now have or not..never check. Now "current practice" still have to pay commision, i do knoe of frds who r direct buyer stated upfront that they dont want to pay commission but like that not much choices the agents will offer.Maybe ask for discount. like wat i did..agent charge me 0.5%.
  4. I have searched for units for a long time and have seen quite a lot of agents. Out of 10 agents i met, onli 2-3 i feel is ok.Rest are just out 2 chop you. I was very unfortunate to meet 1 & lose $$ out of it even though i have experienced so many agents.I made a mistake of showing a slight interest in the unit. -Agent pressured me, say if i dun sign OTP tonite, he will release it to other interested seller. -On the night to sign OTP, he demanded 1k CASH, although i wanted to juz give $500 in cheque. -Then commission,tell me 1% is the law/rule, cannot reduce. I tulan refused to pay coz i onli met him like twice.told him how can u get commission from both seller & buyer. I even say like dat..i get another agent to represent me. He say not ethical la..legal la..he consulted his lawyer.Like hinting to me,he can sue me if i do that. After 2-3 days bargain, he reduced $500 out of 5k+...which i did not accept. -On dat nite after signing OTP and obtaining seller signature. He asked me come down exercise OTP at 1am. Knn..so desperate. lucky i refused say im tired.. -At dat nite..both me & my wife could not sleep coz we were like rushed to it..& we hated the agent. -I found a much better unit a few days later & place $500 cheque OTP. Then we cancelled the other 1. -The fcukin agent called me stupid & idiot coz i rejected his unit...ccb.i farked back say yes..im stupid coz u manage to con me to give u $1k cash as deposit.. -1k poorer..i juz put letter in seller letterbox to inform him i gave the 1k cash to agent..in case he kapo the $$. till now..im veri sore over tis incident...next time i sell..gonna give agents a hard time..if im gonna use them.

  7. wah lau..645k?? how much was valuation & cov? wah cialat..tink installment be ard 2k a mth.. tink valuation keep increasing..the blk which i bought..lower floors corridor units valuation is ard 480-500k..madness siah.. wen will the bubble burst..
  8. So for those sellers or buyers w/o agents, do we still need to pay the other party agent? so many unscrupulous agents these days..at least now i wont have agents telling me 2% for seller, 1% for buyer is the RULE or law...cannot negotiate..

Here's the url 4 more info.. basically is for low income families afford a house by giving them from 5-30k grant..if ur combined income is less than $4k. http://www.hdb.gov.sg/fi10/fi10201p.nsf/WP...ng_Grant_Scheme HDB sent me this AHG application form, was curious coz our exceeded by more than few k,infact if bit more,tink have to take bank loan liao.. thot they giving me... coz check..can at least get 5k grant...called the HDB officer, she say she juz gave me because we will be eligible for this grant if for past 2 years our average salary less than 4k. she say who knows we juz started working..so dat means i not eligible liao...since we have worked like 3years aredy.. So for those couples who juz started working like a year ago or less & getting a house...wah..the AHG grant will be higher siah..
  14. wah..4A but seem quite big.. U have the same lay out as my inlaw flat but my inlaw is 5A got extra balcony & the living/dining/kitchen seems bigger than urs. love the layout..separate dining & living area..
  15. I received a letter from HDB..ask me to submit me & my wife income for past 3 years to apply for additional housing grant.. Hmm..i feel funni leh..thot max joint income is 4k per couple..or isit 4k per person.. wondering should i trouble my HR dept 2 ask them certify or juz ignore the letter..
  16. Wah..good2, 2 houses renovated by Johnson. Hope u all post pics to share..so can see his workmanship. Mine still waiting for 1st appointment early next mont..tink + owner requested extension.think late this year or next year then can step in the house.

  19. Some pics i took when i was considering to get the bedok central unit... this is a 5 room,think at the highest floor..IMO the best view in the whole estate.. useful for those bros staying in the lower floor who is wondering what the view is like at the top..

  21. isit true cannot do overlay on old tiles? My inlaw wanna do laminate flooring for whole house..contractor say cannot..coz old tiles..wait pop up..etc.. hmmm..so long nvr pop,dun tink will pop..

  23. juz realise 1 of my colleague in another dept staying in the same block as me...she bought 10+ years ago at 340k onli.. but 2nd floor. she told me the corner recess area ard 9sqm oso cost 2-3k only..seems like size does not matter..the other fees is still the same.

  25. Heard the case above was settled out of court..****..wished a judgement was made & judge dun allow agent to collect from buyer too.. I find it veri silly, to pay seller agent too. few cases i can say. 1.My frd OTP was cancelled by agent because he refused pay seller commision. 2.I refused to pay commision bcoz i onli met agent like once. I told him not gg to pay a cent..he say against the "law",can sue me..hehe. 3. Another 1 i say dun 1 2 pay, he sneered at me say..u knoe how to do the paper work ah,like i idiot..till i described to him in detailed..he tiam2. Need less to say, my offer was rejected..knn.
