guess should view both..when me & my wife started out..we were looking at 4A units,then 5i 5A.....nearly bought a 5A unit but the agent really sucks..1 moment agree,then nex moment say got higher offer..then ding dong.. end up buying an EM instead...happy with it so far except the delay.

Ya man.now the prices of new & resale flat like not much difference. ..both still expensive. at least buying resale u can choose where you wanna stay..

My 1st unit is costing me nearly 1/2 million an EM. paying $1.3k (all via CPF) per month for 25 years.

a small 3 room flat & spend so much on reno... anyway IMO if ur really sure u b staying in the 3 room flats for long time then dun mind investing.. coz remind me of my cousin case..thot dun 1 any kids..bought resale 3room.spend a bomb renovating... 4 kids & 7 years later..no space in the house...have to upgrade.

After getting my keys...my inlaws wanna reno their flat..so the whole family be bunking in my place...about a month.. then will be doin some minor reno 1st la..part by part..after pay COV..savings depleted liao.

wah so shiok..mon nite exercise,tues can register.. tis part i feel i kena con by agent & seller...agent requested for 1 mth extension after completion. I say ok,but didnt knoe he would onli register 45 days after exercise. I complain 2 him..like dat is not 1mth, its 2.5mth. he say no la.45days max for him look 4 house.might be less than 45days.. end up,he really took 45days. but anyway all okla..2nd appt coming up early next mth..

I remembered when I was young, my parents reno the flat. Mine was only 3 room flat with no toilet in MBR. So when contractor reno the toilet & kitchen.. It caused alot of inconvenience to us, i went to my relatives place or neighbour place or even to school to bathe. Public toilet to pee etc.. Really dont want to go thru dat experience again..imagine 3am wanna wake up pee..pee in the bottle..lucky no stomachache.

Think its stated in my signature.. Anyway was reading sunday times last week, they were show casing a lecturer EM in sunset way. He bought like 400+k only but the square metre is huge..164sqm..

Hehe..cant wait how ur EM turns out coz I also thinking of hiring ur contractor..hehe.

Yesterday was asking HDB officer if i go final inspection and notice cracks or leaks, who should pay for it. The officer told me seller will make good but if u can live with it then u take it as in condition. I ask what will happen if the seller dont want to rectify the damage..she juz tell me then the sales not complete lor.. Hmm..

$30k only.....but still heart pain.

Juz went for my HDB 1st appointment yesterday morning, was worried could not wake up on time as appointment was at 0815am siah.. Process was quite smooth..expected hand over or 2nd appointment date is ard 01-12/10/08 but since agreed before hand to a 1 month extension. So should take over unit by mid nov 08... sad part was giving my hard earn savings away as COV..

Yes, dats was wat i thought also. I nearly bought a new exec unit in sengkang which was like 120k cheaper at least..but back out in HDB itself. I cant imagine myself staying in such unit..looks like condo but the rooms,living room is so small. Put 1 queen size bed & small cupboard. the room is almost full. Ur layout really nice,love the staircase, its tucked in 1 corner..not like the common EM where the staircase i feel like protruding out in the middle.

Hi..notice ur signature,ur unit also top floor corner unit...same like mine.. ur sqm includes recess area?how much u bought ah? wen ur reno done..if good..recommend hor.. Ya..valuation increase..my top floor unit..valuation 450k, last few weeks..called an agent about a unit at my future blk to test mkt..she say $480k val,cash 40k ..its 6th floor corridor.. well EM lesser & lesser but IMHO..EM onli attracts a much2 smaller mkt as compared to 4rm..so harder to sell.

Hehe coz most of the members EM all swee swee aredy, no need to come renotalk for tips. Maybe some EM members have sold off their EMs too.. Now all the new & future EM owners..excited about their new unit..hehe.

Well govt no choice la...singaporeans are too caught up with the paper chase & trying to make a living. From young, our parents instilled in us..the importance of education. What will u do if ur young kid say dun wanna study liao..wana play table tennis full time? Im sure you'll be freaked out..

Depends..tis was discussed before in the forum.. I think briefly is.. -U be harassed by agents askin you to let them sell ur house -Ur house will bcum like showroom to agents but none will buy ur house. -etc..
