Mistakes are bound to happen in construction & renovation but not ones as critical as detailed by Ideasmiths. Attention to details by ground workers is one of the many ingredients that make a renovation project well-done, lacking which the ID/RC has to supply. This aspect should be worded into the renovation contract. Just curious is the ID's name Maggie?

The single biggest difference between ID firms & RC is the design element, followed by the incremental cost. But some ids are able to provide quotations lower than contractors. Even many local id firms started out as renovation contractors. Therefore the ID firm must be able to:- Create ***** concepts & corresponding theme which delights the client for your flat.Provide space planning & the corresponding furniture layout planPresent realistic full colour perspective drawings on all carpentry works, which the client can use to compare with the final productprovide advice on the selection of lights, furniture & accessories.If u don't need these services, then you can consider opting for a vastly experienced RC. For those who want their house to look good, go for an ID but make sure it is one who can provide design concepts & themes based on your preferences which must be communicated to the ID - ie design first, reasonable price later. Do not go on price alone. I don't think anyone wanting to buy designer goods based their buying decision on price alone. Then again I am not equating interior design as designer goods, unlike it is designed by Philippe Starck. IDs can only express their creativity & design concepts when they are given the appropriate space & adequate budget. IDs can also do what RCs do but few RCs can do what ID does. If you can find an experienced ID who can provide all the renovation works you need within your budget and accepts your project, go for an ID. At the end of the day, whether the HR is an ID or a RC, they are still in sales: ID's earnings are based on commission while RC's profit is the difference of your payments and their costs from their subcontractors, unless one go for pure ID firms such as box.id. Regardless whether you engage ID or RC, your house only looks as good as the person providing the lowest level of workmanship in the entire renovation value delivery chain. Thus the ability of the ID/RC to manage & quality control the output of the ground workers is very important. -

Upon completion of the installation works, the installer is required to submit the installation/retrofitting form to BCA for record. If the air-conditioning units are installed in private properties, use Form AC-01. If the air-conditioning units are installed in HDB flats, use Form AC-02. Search terms used on Google: Air-con installation report. -

I think the choice of orientation of the model depends on the placement position of the storage water heater relative to the position of cold water inlet & hot water outlet Yea, it's about there. Depending on your location, Kong Tai for the west, Goh Ah Bee for the east.

True, HDB Renovation Guidelines states that flat owners should have electricity & water supplies to their unit turned on before a renovation permit is granted. SP Services requires advance notice so they can schedule their technician visit. You can apply online.

Can consider Australia? Dec is winter time for most countries above Singapore. The further up one goes, the cold the climate gets. I visited Beijing in Dec - totally froze my balls while visiting the Forbidden Palace.

While I can't say the same for some govt departments, IRAS is one of the most efficient & stringent statutory boards. Panasonic Plasma TV are better than Samsung version. The other concern is have u stood next to a plasma TV when it's in operation, Lawrence?

Sheesh, u sound like I am berating u, which is not my intention but your interpretation. I meant to say doing your own research using the reach & sheer computing power of Google is the most optimal way to source for those items - almost everyone is busy with the renovation, furnishing & moving of their own house. So relying on forums sometimes waste your precious time which you are evidently experiencing. In addition, one must visit to the right forum for information on sales. Bear in mind sales are held for consumer items that have big fat profit margin meaning the retailer is able to obtain those items on sales on relatively low costing or the distro is providing them with a sales target that will yield bonus upon hitting the volume. No business will sell their products/services below their corresponding costs - it flies against the face of modern economics. As such, I rather go for retailers who can offer the lowest prices, for eg Goh Ah Bee, Kong Tai. Give them a call for home electrical appliances. They offer the lowest prices from the list of retailers I've called to enquire prices on Rinnai hob, Fujioh hood & storage water heater. Your fiancee can help you with this, right?

cacky, what renovation works do u intend to specify? My list of renovation works is bare minimal - no false ceilings, no cornices, no downlights, no WIW, no custom build wardrobe or shoe cabinets. Even without these made it into a 4 full page list. Well, perhaps it's too da.rn detailed - Many IDs didn't revert. Not sure which put them off: the sheer amount of devil in the details I specified or the minimal amount of renovation works required which directly impact the potential amount of commission they can earn. I think going for items that are discounted is not an ideal way to get household appliances that u are going to use for at least a year and more. Durability should be one of the top factors in your consideration, subject to your purchasing power. Set a budget for each item or an overall budget for all the items u need, then proceed from there. It's your own house in which you & your family going to live in & hopefully merrily - no one is gonna spoon feed u FOC.
