  3. That's interesting. The only 'silver' parts that I see on my wrought iron gate are the chrome strips where I can shut & release the bolt locks that holds the iron gate in place. All the nine hinges of my wrought iron gate are completely painted dirty gold. The most critical question: Did your neighbour lock the main door? Or they only secured their unit with a normal lock? What did they lock and what did they not lock? A couple of info on the burglar can be intuitively elicited: Someone who knows & have the intention of exploiting the weaknesses of the hinges of the wrought iron gate.Someone who can pick locks - this is a trade skill which must be licensed by CID if the person were to work as a locksmith. But anyone can learn the skill locally or know the skill back in their homeland.....Someone who knows the unit is empty.Now I have more issues to question the HDB Senior Engineer visiting my unit on the afternoon of 2nd Dec. lovelee, do ask your neighbourhood whether they would like to meet this Senior Engineer from HDB since I'm bringing a related issue to his immediate attention.
  4. If you were to break-in to Linear Green, what kinda units would you target? That might yield some light for conjectures. The most effective break-in deterrant system is thy neighbours. However, if there are no signs of forced entry, then it's *TING TING TING* !! Think like a burglar - take it from a TRUE & REAL expert. Occupied homes are rarely ransacked. Burglars often stake out homes before they break in and avoid homes that look occupied all the time, prominently display alarm system decals or where occupants come and go at unpredictable times. Your average burglar will target homes with windows and doors that are easy to break or enter, especially if the view of the unit is obstructed by other landscaping or low lighting. Most burglars will try to ensure no one is home before they enter. The true professional is the best equipped, least common and tends to hit only very expensive homes in affluent areas. This burglar is a pro at disabling alarm systems and breaking in whether the home is occupied or not. Fast and efficient, this thief does minimum damage and concentrates on lightweight objects of value. Take these precautions: Make your home look occupied at all times. Put lights, a radio and the television on timers. If you are away for more than a day, arrange for someone to clear those junk flyers outside your unit. Ask a friend or neighbour to watch over your unit from time to time. Trim any shrubs or bushes near windows and doors. These may increase your privacy, but they make ideal hiding places for burglars. se outdoor sensor lights to illuminate the property and any possible hiding places. Secure all exterior doors and windows. A burglar can kick in a weak door. Locks should be good quality deadbolts. All windows should have some form of anti-slide lock, especially if they are located near ground level. Put some signs on windows and doors warning of a guard dog, high voltage, alarm system, no large amounts of cash or valuables inside. These warnings don't have to be true. The idea is to get the burglar to reconsider the risk. Remove any large, decorative outdoor signs with your family name on them. These invite burglars to look up your telephone number and see if you are home. Keep large amounts of cash and jewelry in a safety deposit box at a bank. Don't hide these in your home, thinking a burglar will never guess the spot. Never underestimate a burglar. Make your valuables harder for thieves to sell and easier for police to find by engraving all your valuables with some sort of code or identification.

  9. Opening Of New PIE Connection At Bedok North Avenue 3 1. The new vehicular interchange between the Pan-Island Expressway (PIE) and Bedok North Avenue 3 will be opened to traffic on 29 November 2008 from 4pm onwards. 2. Works for the latest road interchange with the PIE began in June 2006 and involved the construction of four slip roads to connect Bedok North Avenue 3 to the PIE. This also involved works to widen Bedok North Avenue 3 from two lanes to three lanes in both directions. 3. As part of the improvement works, LTA has also constructed two new pedestrian overhead bridges across Bedok North Avenue 3, provided ramps to the existing pedestrian overhead bridge across the PIE and upgraded five bus shelters along Bedok North Avenue 3 and Bedok Reservoir Road. The entire upgrading project was completed at a cost of $20.5 million. 4. Please refer to Annex A for the location map and scope of works. 5. With the opening of this vehicular interchange, motorists, especially residents in the Bedok North Estate, will be able to enjoy a direct and faster connection between Bedok North Avenue 3 and the PIE.   12. It's not that he is lazy but because this renovation work is under the window contractor who will apply for the window permit on behalf of the flat owner. Flat owners must engage only BCA approved window contractors listed with HDB to carry out installation/replacement of new aluminium windows in HDB flats. The BCA approved window contractor will submit the application electronically to HDB, with the name of their trained installer in the application for window permit.

Their breeding rate is wickedly fast, with adequate food supply Life Cycle Brown rats are capable of mating at three months old. Females come into heat every 4 or 5 days. Females have an average of 3 - 7 litters per year with 6 - 12 pups per litter. That's a minimum of 18 offsprings and maximum of 84 per year or min 1.5 and max 7 new rats every month! Their eyes open at 6 days and they are fully furred by 15 days. After giving birth the female goes back into heat in 24 hours. Adults live for approximately one year. Rats will infest the areas around a building rather than the building itself. They can create extensive burrow systems but will take advantage of man-made tunnels, such as sewers. They live in extended family groups. Rats are very adaptable and quick to learn and so will exploit any food source, especially where we leave food where they can easily get at it.   15. All the renovation works must be completed within one month for existing blocks and four months for new blocks from the date of the renovation permit. Thus, the renovation permit is valid for 1 month for existing flats, 4 months for new flats. Flat owners have to authorise the registered renovation contractors they engaged to submit their renovation application on their behalf. The registered renovation contractor will need to submit the application electronically to HDB. HDB does not charge any fee for the processing of the permit. The renovation permit will be issued free to the flat owner. U know, I know. Who doesn't know, check it out then. I found someone's creative re-design of the layout of a LG 5 room unit. Interesting!

  17. Responsibilities of Flat Owners over renovation of their flats. Supervise The Renovation Works After getting the permit from HDB, the registered renovation contractor engaged by the flat owners must display the Notice of Renovation Works outside your flat until all your renovation work is completed. The registered renovation contractor is also required to keep the immediate neighbours informed of the renovation works by serving them a notice. Such notice must be served at least 3 days in advance before the commencing of any renovation. The flat owners are responsible for the renovation work in your flat. Please ensure that the work carried out by the registered renovation contractor is according to HDB’s requirements: Note the general renovation works can only be carried out between 8.00am to 6.00pm daily. However, noisy renovation works, such as demolition of walls, removing wall/ floor finishes, cutting of tiles and drilling works, etc. are restricted from 9.00am to5.00pm daily during weekdays. Noisy renovation works are not allowed to be carried out on Saturdays, Sundays and Public Holidays. There are people living above, below & next door. The renovation contractor is allowed to use not more than two HDB approved hand-held power tools or their equivalent at any one time to demolish walls and/or removal of wall/ floor finishes. Such works must be completed within three consecutive days. The list of approved tools is available at HDB Branch Offices. All the renovation works must be completed within one month for existing blocks and four months for new blocks from the date of the renovation permit. Upon the completion of renovation works, please remember to inform HDB Branch Office concerned immediately.
  18. Operating a supermarket is vastly different from operating a kopitiam - if the supermart have few daily walking customers, it will not make a profit & the groceries turnover will be low. You probably never been to Shop N Save at Blk 215, haven't u? Moreover, the location in Blk 219 intended for a supermart is so obscured that only those who take the car park lift would see it. It's a bad location for any business that relies on walk-in traffic.

Regarding the rodent infestation in our estate, it is appalling & very disappointing that a barely 9 month old NEW residential estate is already harbouring rodents. My conjecture is they probably moved from the kopitiam, Pizza Hut, Long John Silver across Bedok Central road through the drainage pipes. Where there is refuse, there will be rats. BUT it need not be this way. It must not be actually.... Thus I urge every Linear Greener to chip in making Linear Green a better & cleaner residential estate by notifying ECTC & NEA of unsatisfactory conditions of public areas spot around Linear Green. There are TWO Senior Property Officers serving the residents of Linear Green: Ong Chong Pin, Senior Property Officer Blocks 204 to 218 Bedok North Street 1 Blocks 219 A - 219D, 220 & 219 Bedok Central Block 207 and 216 Market and Hawker Centre Sim Leong Hock, Senior Property Officer Blocks 414 to 428 Bedok North Road/Avenue 1 and 2/Street 1 Blocks 220A to 220C, 221A to 221C Bedok Central ECTC & NEA can only take remedy action AFTER they are notified of the problems or issues pertaining to public areas such as cleanliness, health & sanitation. They don't go around our Linear Green, spotting & remedying unsatisfactory conditions.   22. Ahh...... the insider has spoken! Has any operator taken up the space? I couldn't find any info on it. 3 out of the 6 major supermart operators are already in Bedok Town Centre. Giant & Cold Storage are unlikely to take up this location as it does not fit into their modus operandi. In addition, the walk-on traffic from Bedok Mall/Point is relatively low and Sheng Siong effectively captures most from Bedok MRT/Interchange. Moreover, there should be a supermarket in Bedok Mall/Point after it is completed in the 3rd quarter of 2010. The upside is catchment area from across New Upper Changi Road. Thus I conjecture the probability of a supermarket at Blk 219 is rather low as the operational feasibility is in question.

  24. Better in? Specific questions will yield answers. The bottom line is storage water heaters drink electricity like waterfall. You can easily calculate the amount of electricity in kWh any electrical appliance consumes.Multiply that figure by the current electricity tariff - I bet anyone will be convinced of the electricity guzzling ability of water heaters, air-con systems, plasma TVs. The other issue is the water in the pipes of LG units, well, at least in mine, is very cold. Good thing the weather these days is so bloody hot. LOL! Cold water will require more heat = more electricity = more S$ to bring its temperature up to the temperature set by the thermostat in the storage water heater. Another rarely known issue of using storage water heaters is that copper water pipes, when carrying hot water over time, will leech into the hot water. This revelation is from personal experience in my unit's common toilet and corroborated by a report I read in the Journal of Japan Research Institute for Advanced Copper-Base Materials and Technologies on an example of pitting corrosion in copper pipes of practical hot water supply: In a hot water supply system in Hiroshima Care Home Building, hot water at 333K(60 °C.) was supplied for a whole day at the speed of 0.6m/60s in M copper pipes of 14.4 mm in outer diameter and 0.75 mm in thickness. Hot water leaked on bottom side of horizontal copper pipes after 6.5 years of operation. Hot water leaked through pitting corrosion holes on bottom walls of horizontal pipes. The hot water contained chloride ion, Cl - 7.4 mass ppm, nitrate ion, NO3 - 2.6 mass ppm, SO4, sulfate ion - 10.2 mass ppm, and its pH was 5.5. Acidic water is bad for human skin, let alone water laden with toxic chemicals. So parents of babies, toddlers & young children and anyone with skin allergies take great note of this latent health risk. To prevent the pitting corrosion on the bottom walls of the horizontal pipes, it was performed that: Copper pipes were inclined or installed vertically and not horizontally,Valves for the air out of pipes were installedThe hot water velocity was increased and air does not remain in pipesThe water velocities in copper pipes should not exceed certain limits to avoid erosion. For hot water systems with temperatures above 140°F (60°C) the velocities should not exceed 2 feet per second (0.6 m/s), which is easily exceeded by the speed of water in the copper pipes in LG units. I doubt China Construction used Type 'L' thicker copper pipes in our LG units. So my advice is simply skip storage water heaters altogether. Oh yea, who wanna know the total construction cost of Linear Green?
  25. There is NO additional charge for transporting tiles to your unit!. The renovator is in the business of renovation, NOT transport, courier or logistics. Cost of the material to end-user includes the purchase price, sales taxes, transportation fees during shipment, assembly, installation, and all other costs associated with making the item ready for use + vendor's profit. If there is, it's a bloody under-handed way of profiteering exploitation of uninformed home owners. And no one should be made to believe this is the norm. East Coast Town Council provides the haulage service which includes sand transportation and debris removal for new flat owner doing renovation works. This service does not include the provision of sand. You may make arrangement with the contractor separately. The haulage fee has to be paid to the Town Council. Payment can be made at our service counter at Blk 206 Bedok North St 1 #01-353 Singapore 460206. The latest rates are available from 1800 4449549.
