  1. I'm considering getting Ikea FAKTUM kitchen cabinets. Would it be possible to post pictures of your Ikea FAKTUM kitchen cabinets? How do u decide which section should have shelves, which section should have their drawers? Also how do u get your kitchen sink, hob & hood incorporated with the kitchen cabinet? Provide their dimensions & placement positions to Ikea Kitchen Planners? Thanks!

  5. Not window grilles, but sliding windows. Are all new HDB flats in other estates missing windows/grilles on the ledge at the service yard as well? Or are there any which do?

  7. So what happens then after the screen is slided close? I'm sure you turn around when u shower right? The turning radius is limited to 750 mm so anyone who's wider than 29.52755906 inches will encounter problems turning in the shower area fenced by a shower screen.
  8. Are u intending to mount a LCD or Plasma TV on the 1600 mm narrow wall? If so, do reconsider the position. LCD/Plasma TV user manuals specifically states this: "To avoid damage to this product, never place or store the TV in direct sunlight; hot, humid areas; or areas subject to excessive dust or vibration. The screen of this product can be damaged by ultraviolet radiation from the sun. When selecting a location for the television, avoid locations where the screen may be exposed to direct sunlight, such as in front of a window." All major manufacturers of LCD/Plasma TVs issue & state the above warning in their LCD/Plasma TV user manuals. I welcome anyone to verify this warning with any physicist or any professional electrical engineer who is well-trained in the workings of LCD & Plasma display technologies. Thus I conjecture the Surbana Internationa Consultants [henceforth known as SIC] architect is sorely ignorant of this well-known fact and thus did not consider the implications of their design decision to place the TV point at the 1600 mm wall. In the event of damage by UV radiation to any residents' LCD/Plasma TV due to wrong placement against the advice of LCD/Plasma TV manufacturers, HDB and/or SIC is NOT likely to stand up and be counted as the lead factor & foot the cost of repair or replacement. The shower area in both bathrooms/toilets are 750 mm narrow & cramped. I intend to remove that bloody obstructing bathroom door & replace it with a PD door that slides to the left and rotates out to the left when opened. Pd door is designed for interior use such as bathrooms, kitchen entrance, household shelters, storerooms, bedrooms and shower screen. Owners can choose to customize Pd doors to suit the interior designs, with a wide range of materials, infill type, colors, accessories and designs to choose from. There are double, triple and quadric panels to suit the opening and usage of the individual’s preference. Pd door has also been customized to cater to consumer’s choice of use, such as balcony, cabinets and partition. Price.
  9. Be informed that the shower area is only 750 mm wide so if the user's turning radius is wider than 750 mm, then shower screen is not recommended. The user might lodge himself/herself between the acrylic/glass screen wall and the 1500 mm wide wall.
  10. I conjecture Surbana Internationa Consultants wanted to contain cost of construction & conveniently left out a window on the ledge at the service yard. Aided by HDB engineers' attitude of couldn't care less, most flat owners just accept their exorbitantly priced flats as they come, thinking flat owners are left with no recourse. But I ain't taking lying down - the missing window on the ledge at the service yard is next on my agenda with HDB and SIC, after the current issues I raised are settled by HDB. HDB no longer design & build flats; they outsource the design of non-DBSS development projects to Surbana Internationa Consultants and private developers for DBSS ones. On completion of the development, the developer will hand over the project to HDB for management. HDB will carry out the housing administration functions for DBSS flats. In older HDB estates, the area where clothes are hung to dry are protected by windows & grilles! Why aren't newer flats protected with windows???

Home > HDB Renovation Guidelines > Enhanced Renovation Guidelines For Installation/Replacement Of Windows Enhanced Renovation Guidelines For Installation/Replacement Of Windows From time to time, HDB has been introducing new and distinctive features in HDB flats to enhance the aesthetic appearance of the block and the overall town. Some of the common distinctive features introduced are full height windows (3/4 height windows), windows with coloured frame/glass panel and windows with different proportions. From 12 July 07, HDB will be introducing some control measures to ensure that the aesthetic appearance of the block/precinct will not be marred. The following enhanced window guidelines will be implemented: (A) Full Height Windows (including 3/4 height and bay windows) Replacement of full height windows is strictly not allowed, unless with valid reasons, such as badly damaged frame which require a total change of windows. If replacement is necessary, flat owners need to engage a BCA-approved window contractor to submit an application for renovation permit to HDB electronically. The replacement must comply with the colour scheme, proportion and type [ie casement to casement, sliding to sliding] with that of the original windows provided by HDB, in addition to existing requirement to engage a Qualified Person (QP) to certify the lateral loading. The QP is required to submit structural calculations and drawings to Building and Construction Authority (BCA) for regulatory approval via CORENET (COnstruction and Real Estate NETwork). Once the approval is given by BCA, the BCA-approved window contractor is to submit the BCA's "Permit to Commence Structural Work" and approved drawings to HDB for the issuance of the renovation permit. (B)Windows at Parapet/Balcony (i) New Developments [new flats handed over from 1 Jul 07 onwards] For installation/replacement of windows at balcony/parapet, flat owners need to comply with the colour scheme, proportion and type [ie casement to casement, sliding to sliding] with that of the original windows provided by HDB, in addition to existing requirements. (ii) Existing Developments For installation/replacement of windows at balcony/parapet, an advisory note will be incorporated into the renovation permit to inform flat owners to comply with colour scheme and proportion with that of the original windows provided by HDB. © Installation of Grilles at service yard/private balcony (if any) Flat owners will need to install using HDB approved grilles design, which are given during the booking of flat/collection of keys via a renovation fact sheet for the new flats handed over from 1 Jul 07 onwards [see sample renovation fact sheet].

Your BCA-approved window contractor is responsible for the proper installation of the rivets. After the retrofitting is completed, check that the rivets are firmly secured onto the frames. If there are loose rivets, immediately call back your window contractor to promptly rectify the irregularity. If your window contractor refuses to rectify the work, please inform HDB so that we can take appropriate action against the contractor. Now it's a matter of time to track down the email & telephone number of the architect who designed this layout.

  18. I don't believe in paying for someone else's mistake: It's every man for himself - I compel them to pay for the mistakes they made. For those who thinks the placement of the TV point & phone socket in the living room is a mistake & should be swapped by HDB, this is the dept in HDB responsible. If every single 958 unit band together and persuade HDB to install sliding or casement windows (all 958 windows have to be identical) on the ledge at the service yard, I think it's quite possible to compel HDB to do so. Alas, this would be an exercise that is far too audacious - just observing the en-bloc sale exercises conducted will proven it so.

It puzzles me why Surbana Internationa Consultants did not put in a window or grille on the ledge of the service yard in its design? This calls for another stinging email to HDB.
  20. I think the criteria is how you would feel if u were in such a room & whether that is what u wanna feel in that particular room. That's the factor that clinches the deal. Anyone buying a set of Rinnai hob & hood? Let's band together & obtain better pricing.   22. FAKTUM kitchen cabinets from Ikea have a limited 25 years guarantee that covers defects in material and workmanship. For worktops, sinks and taps, the duration of the guarantee is shorter at 10 years guarantee which covers defects in material and workmanship. Would this guarantee overweigh the higher price? If one were to calculate the annual cost = $ price / 25.

I suggest the users of your living room sit on many sofas in furniture showrooms, once they found the most comforable sofa, measure the vertical distance from the eye level to the floor - that would be the vertical distance from the centre of the TV to the floor.

I am thinking of installing windows on the ledge of the service yard, so I called the sub-con for China Construction who did our windows & found out that they only supply & install windows on a development project basis. So no go for indivdiual flat owners; they don't do retail business. Note: If u wish to install on the the ledge of the service yard the same type of windows as the existing ones around the unit, be prepared to pay a good price as those windows are of good sturdy quality.
