The bay windows have been installed. They are NOT even registered HDB renovation contractor. My advice is AVOID. There are plenty of contractors out there. And plenty of amateurs masquerading as id.

From a chinese home decor forum 海蒂诗(Hettich)、百隆 (Blum)是现在市场止常见的五金品牌,五金配件质量的好坏,直接关系到了橱柜质量的高低.所以比较这两种铰链的优劣, 俨然成了选购橱柜的一个重要课程。 海蒂诗的铰链目前有500多个品种,是世界上产品最多最全的铰链制造商,而百隆大约有50多个品种。他们制造铰链的材 料都是钢,但镀层是不同的。海蒂诗是两层镀镍,钢材为可回收的。而百隆的镀层是一层。从镀层角度看,在抗腐蚀上,海蒂诗要好于百隆。 铰链的一个重要质量 参数就是耐疲劳强度。有人说百隆是20万次,海蒂诗是10万次,所以百隆要好。其实,这里有个前提条件被忽视了。海蒂诗是在载荷10 公斤条件下,连续开启 10万次,而不变形正常使用。百隆是在无载荷条件下,开启了20万次破坏,微型铰链(如玻璃门使用的铰链)是10万次破坏。我记得有关的标准,都是要求在 载荷的条件做耐疲劳强度试验的,但目前我并没有见到百隆这方面的测试资料。载荷测试是更接近于或高于实际使用环境的,更能证明产品的特性。 无载荷破坏实验 只能说明他的寿命极限,并不能说明他在实际使用环境中的情况。 从结构上讲,海蒂诗的受力弹簧轴承为方形,这种结构寿命长,稳定,是海蒂诗独有的。而百隆 是圆形的,这种结构在长期开启中,易磨损寿命短。另外,海蒂诗铰链是适合32 mm系统的,对于保证橱柜质量是非常重要的,而百隆不符合32 mm系统,工业 化程度也没有海蒂诗。 椐我所知,市场上常见的这两个牌子的铰链,同类同性能产品,海蒂诗的价格都要高于百隆一倍左右。可以这么讲,用得起海蒂诗五金的厂 商并不多。在北京众多橱柜厂中,用海蒂诗五金的不超过十家,达到海蒂诗A级客户标准的也不过三家。

I think I am more or less set on this for my choice of a hob: As the choice of hood, Fujioh's FX 900 seems better as it has oil tray to collect the oil from the > 83% of the oil/fumes produced that is absorbed by its oil filters.

If you refer to your stack of lease documents you signed at 1st Storey HDB Hub, HDB never warrants its flats are free of defects nor does it state the quality of flats. Because it is practically impossible to ensure each & every flat are consistent in terms of finishing quality. Inconsistency & defects 2 of the numerous building quality issues that plague every man-constructed development. Moreover, good condition is subjective: There are no defects if you can't see.

Only at the rate of S$50 on the spot for each defect I spot, then I might consider. The cheaper alternative, mario, is visit your unit & focus your inspection to one room or area a day. You have 7 days after date of key collection to submit the list of defects. Hint: BSC doesn't know when u collected your keys. Do note there is only ONE Technical Officer receiving the defects sheets from owners, handling all the admin & the coordination of the workers to rectify defects. It is a lot of work! And when sharp-eyed owners like me who are adamant on identifying all defects, it is no surprise that she doesn't relish receiving defects reporting sheets, it means more work for her! She is doing owners a great & superb service by entertaining their requests for defects rectification. So the onus is on owners to be nice to her. It is her whom u should treat kopi. Or you can jolly well engage an external contractor to rectify all the defects. When you are in need, you can't demand just because you paid. It doesn't work that way: You are in a lower position with no bargaining power. Imagine if u were to demand the chef of a restaurant to cook your favourite dishes, you think he will give in to your demands? Maybe he will but you never know what u are eating. Swallowing your pride and be nice to service providers usually get things done your way. "There is no defect when you can't see." Knowing how to design makes not one an id. id is interior decorator not Interior Designer. Interior designers are persons qualified by training and experience to plan and supervise the design and execution of interiors and their furnishings, and to organise the various arts and crafts essential to their completion. The professional interior designer provides a full consultancy service.A designer is a person, qualified by education, experience and recognised skills, who identifies, researches and creatively solves problems pertaining to the function and quality of the interior environment; and performs services relative to interior spaces including programming, design analysis, space planning, aesthetics, and inspection of work on-site, using specialised knowledge of interior construction, building systems and components, building regulations, equipment, materials and furnishings; and prepares drawings and documents relative to the design of interior space. Definition of an Interior Decorator An Interior Decorator can give advice on entire decorative schemes, including furnishing and furniture, but will not enter into building contracts or supervisory contracts.

I rather the workers are better trained to build, fabricate & perform their duties diligently with a quality mindset. This will greatly reduce the amount of time owners have to spend to scan, detect, identify & report defects. My responsibilities as an owner is to report defects to the BSC; it is their perogative to rectify. Remember, they are not rewarded for entertaining our requests. The TO is already hinting & implying last week that I should cease reporting defects to her. So far I have chalked 4 pages of defect report sheets. I don't do spoon feeding - in fact I am strong opposition against it - It is the responsibility of owners to ensure their units are in the condition they want. After all, the benefits of defects reporting & rectification flow to the owner, thus the owner should rightly pay the costs of time & efforts. You said it yourself: You can refer to Diva79's defect checklist since u wanna take the easy route. I started from there too and learnt & worked my way through the entire unit. HDB will never admit to their mistakes, as with the entire cabinet of ministers, ministries & stat boards. I intend to bring this matter of wrong placement of TV points & phone socket all the way up but I will need help & legwork. And I will visit all 958 units if I have to. Bloody HDB has pissed me off big time with replies from that senior engineer. I doubt HDB will rectify the design wrong even if I managed to secure an overwhelming % of signatories from owners condemning the original placement positions of the TV point & phone socket. But it is the right thing to do. To me.

To Guys & Girls who opted for premium finishing with doors, floor & wall tiles installed: Please check each & every tile for dents, scratches & irremovable stains. I found 15 1/2 tiles in my MBR stained with rust-like spots, 1 of which has 5 scratch marks, 1 tile in the living area dented. Check the walls in the household shelter as well I discovered tiny little holes in the wall. In addition, the wall joints are not painted over which has turn slightly very faint yellowish due to oxidation of the plaster. The workers were lazy to paint the wall joints with small brushes and instead plastered over them. Feel each & every door with your fingers, both the front & back I found scratches & dents on all three bedroom doors. Feel each & every handle of the top hung window pane. I found two scratched.

Nope, no intent to install a ceiling fan, have a standing fan for ventilation. Anyone who have installed air-con in their 4 room unit. Wish to discuss the routing of air-con trunking to the 3 bedrooms.

Yea, no point installing a FCU in the living room since mine enjoys some wind from the direction to the MRT track so won't be using the FCU much. Besides the area is rather large: 3.45 m x 5.2 m + 4.8 m + 3.6 m = 26.823 m² which requires more than 12551.79594 BTU, probably 16k BTU of cooling capacity as there's extensive heat gain from the bay windows & the TV. Also, running trunking to the living area mars the look coz I'm not going for false ceiling or cornices that can hide the trunking. If it gets too hot, just run into the bedroom for coolness or enjoy a cold shower. Do make a search on RenoTalk forums for Beng Tuan - you'll be surprised by the ferocity of some of the comments.

Thanks for the info on the air-con window glass, mario. For submission of the list of defects, you should have a form in the thick folder given to u by HDB when u collected your keys. Do a search on this thread for diva79's comprehensive defects checklist. You can adhere masking tape marked by a defect title next to the defects for easy identification by the workers. As for giving BSC access to your unit, get a sturdy padlock with multiple keys which u can pass one copy to the technical officer. Do not give keys to your unit to anyone other than your family, not even your ID or renovation contractor.

If all those who incur such fee in relocating the TV point in their living point write in to HDB, that will help towards compelling HDB admitting its negligence & take Surbana International Consultants to task for its architect's lack of thought in his design of this development.

Only small cement support are required at the inner base of the kitchen cabinets. Not only it is more asethetically pleasing, it is also cheaper and the suspension guards against water splatter when you mop the kitchen floor. Cement bases do not guard against water splatter. The key issue to remember is wood absorbs water and moisture! This is the risk you must guard against if u wanna enjoy your kitchen cabinets for a long time to come.

herbman, are u referring to the defect of the air-con window glass? Mine is not frosted uniformly - there seem to be 2 patches which are 'clear', more like the effect that they're rubbed off.
