Using Ideasmiths' pic to illustrate my point: There is no reason that can explain why all casement windows' bottom sashes are not fitted with rubber weather stripping. Under the effect of gravity, rain water will accumulate at the bottom sash. Without the rubber weather stripping, rainwater can and will seep through and enter the inner sill. To achieve a good seal against water, all sashes of the aluminium frame which encase the glass panel and sills which form the window frame must be fitted with durable rubber weather stripping. I believe Ideasmiths' immense experience with Super Puma's water proofing can verify my conjecture.

I have discovered another anomaly: All Extruded Aluminium Casement Window (Bronze Anodized) do not have a rubber weather stripping at the bottom sash. I am unable to fathom why the bottom sash is naked when it is the part that needs a weather stripping most! Other than a sinister conspiracy comes to mind. Please check all casement windows in your unit whether they have a rubber weather stripping at the bottom sash and post your findings here and then you can lodge an enquiry to HDB.

Why not share the details of all the payments you made & the renovation works you received? HDB does not charge for processing renovation permit application & issuance as such application must be submitted electronically via APEX (Application of Renovation Permit Electronic Transaction) System. You have contravened Housing & Development (Renovation Control) Rules 2006 when you engaged a renovation contractor who is not registered with HDB. Housing & Development (Renovation Control) Rules 2006 The Housing & Development (Renovation Control) Rules 2006 require flat owners to engage an HDB Registered Renovation Contractor to carry out renovation works in the flat. The following are offences, upon conviction, could lead to a fine up to $5,000 and other penalties: Flat owners who engage a non-HDB Registered Renovation Contractor to carry out the works and/or breach HDB's renovation rules/guidelines.HDB Registered Renovation Contractor who breach HDB's renovation rules/guidelines.Non-HDB Registered Renovation Contractor who carry out renovation works or hold himself out as an HDB Registered Renovation Contractor. Housing & Development (Composition of Offences) Rules 2006 The Housing & Development (Composition of Offences) Rules allow HDB to compound offences committed under the Housing & Development Rules. If the offenders fail to pay the composition sum, they will be prosecuted in Court. Your Contractor has violated the Terms Of HDB Registered Renovation Contractors' Scheme, in particular, Section 13: 13. Use of Name or Permit The Contractor shall not lend or allow to be used its name /logo and/or its HDB renovation registration in any application for a renovation permit unless the Contractor is executing all the Works stipulated in the application.not execute any Works for and on behalf of any contractors who are not registered under the HDB Registered Renovation Contractors' Scheme.

Another Best Tech employee? ST Forum July 11, 2008 Service interrupted I CALLED up Best Tech Engineering (ironically, its slogan is: 'You deserve the best') to get its workers to check a water leak from a less-than-a-year-old air-conditioner which is still under warranty. I asked for a date to be arranged, but the staff there claimed there was no immediate free date available. But they could arrange for an early visit if I were to pay for a standard cleaning, which costs $40. In order to get my air-con fixed quickly, I agreed. However, the earliest date I got was a week away. At the appointed time (between 4pm and 6pm), they did not turn up. And no one bothered to call me to inform me why. Finally I received a call from a technician after 6pm to say that he had a puncture. I requested an urgent visit the next day which he agreed to. But the following day, no one turned up. When I called them up to enquire, the staff said they could not fit me in their schedule anytime soon. Is this how the company treats its clients? For anyone wanting to engage those who proclaimed to be Best, try calling them for a service appointment & see if they call you back. At all.

Seems like our units have the same layout too. The routing of air-con drainage trunking seems to present itself as an issue. How to run the drainage pipes from the FCUs to the toilet drainage hole. This is an area most IDs and air-con installers overlook.

Your posts obviously points to the sad sad fact your English language ability need drastic brushing up. Second, it is not your place nor right to tell another flat owner looking to screen Tau Interior. You do not have exclusive right to Tau Interior nor are you the shareholder nor management of Tau Interior. So use whatever cerebral matter you have or the lack of it in your cranial cavity & watch your words. -

Is the height of the air-con window opening > 740 mm for System 3, > 890 mm for System 4 or the air-con ledge is reachable via other areas?

Please note and I reiterate the real cause of these break-ins is the cursed crime of the hands of wretched person(s) whom I conjecture is likely to be an insider who knows of such weakness. Just because the perpetrator is unknown and at large, does not mean we should mount a massive witch hunt for the nearest visible targets. My previous post was meant to list the parties who might have contributed the easy removal of the wrought iron gate, it is not to be taken as finger pointing to any 1 of the entities. To go into the roots of this issue, the purpose of the wrought iron gate has to be defined clearly. Is it cosmetic? Can it be regarded as adequate deterrent against burglars? I doubt so - remember it is just a wrought iron gate, not constantina wire. The key issue is the installation of the hinges of the wrought iron gates. Is the current installation adequate to prevent the wrought iron gate from easy removal? If it is not adequate, then the burden falls on the installer & under whose instruction is the installer following.

The problem of the wrought iron gate has been discovered some time ago by the residents of Tanglin Halt & Jalan Membina. One RenoTalker's residence at Jalan Membina was broken into. One RenoTalker at Tanglin Halt noted in his blog. Prima facie, these are the entities who are involved in the inception to the installation of the wrought iron gate: HDB: Did its engineers specify that the hinges of the wrought iron gate are to be welded?Surbana International Consultants: Did the interior architect catch this installation issue?Nam Lee or Hoe Kew Prefab Tech 3 who supplied the wrought iron gates based on HDB's or SIC's specifications or lack of them.China Construction: Did the construction manager instruct its workers to weld the hinges of the wrought iron gates? Based on specific instructions from HDB and/or SIC or Nam Lee/Hor Kew Prefab Tech 3?On intuitive thought, the break-ins could be the wretched crime of the hands of person(s) who knows of such weakness - an insider.

Nope, the water cistern is designed to hold water to half its capacity. Unless the drainage pipe inside the WC is lowered which might not guarantee a stronger flush - strength of flush depends on speed & volume of the flushing fluid. Conservation of water usage is one of the objectives HDB issued to Surbana International Consultants. The solution is to install a pistol spray on the side of the WC nearer to the shower area, that can shoot any debris stuck on the surface of the inner bowl. TV programmes in standard resolution looks so bad on LCD TV that I won't even consider it. Classic example of a technology that performs worse than previous tech yet costs much more. I'm just not part of the herd. Anyway, getting more energy efficient bulbs is one of tiniest ways to reduce energy consumption & indirectly carbon dioxide production.

For those who are searching for home renovators: ids & RCs, here's some of the aftermath & still ongoing findings of my search for the one HR:- Start your independent research as early as & as much as you possibly can: As flat owners, the information asymmetry is skewed against us. Information asymmetry is a situation in which one party in a transaction has more or superior information compared to another. This often happens in transactions where the seller, ie the HRs, know more than the buyer, who is us: the flat owners, although the reverse can happen as well. Potentially, this could be a harmful situation because one party can take advantage of the other party’s lack of knowledge. The two primary solutions to this problem are signaling by the seller and screening by the buyer. Look at this way: You have to spend $XX,XXX on cosmetic surgery to beautify yourself or your most prized loved one, how much research are u willing to engage in? It's a pretty big gamble: the cost is huge, the change is somewhat permanent and damage control is expensive. Face owners, flat owners in this instance, have very much at stake. Those HRs who are mentioned on RenoTalk with favourable comments are immensely busy as they are loaded with clients, managing many ongoing projects, bombarded by incoming calls, etc. This is caused by the herd instinct - almost everyone who reads & believes approaches them. I am not convinced this is good for the individual flat owner: Will the HR be able to devote his severely limited time & effort to supervise the renovation of your house? Material selection can take up to 1 month caused by the client. Defects rectification, touch-ups can take another week or two. To him, you may be 1 out of the 15 clients but to you, he is the only one. Responsiveness of HRs, of course, also depends on your budget: if you intend to spend $50k, I'm pretty sure they'll accept and take up your renovation; mine is too small for popular HRs as I am practical - I spend more on things that can be used & my family benefit from the long-running usage, rather than on things that are just for looking good. That said, there are many hidden gems out there not mentioned at all on RenoTalk. It's just a matter of leveraging on the sheer search capabilities of Google, you can unearth some good, honest & experienced HRs to take care of the renovation of your $XXX,XXX purchase. Lastly, armed with the distilled knowledge you gathered from your intensive research, you can do up a detailed list of renovation works required and obtain their corresponding pricing. This will expedite the process of casting your net. And save a lot of time in the process! Unless you enjoy talking to HRs & telling them in person your requirements one by one. I have tried both - I prefer email blasting. Then shortlist the selected ones for discussion.

I emailed two of Ideal House ids the floor plan of my unit & a detailed list of renovation works required: One on 25th June, the other on 3rd July. What would be a reasonable time for potential clients to receive a quotation or a call from them requesting for a discussion? -
