My HR's air-con supplier is formerly from Nature Cool. And he uses Armaflex insulation. Me! I'm selecting Toshiba System 3 RAS-3M20S2AX + 3 x RAS-M10SKPX. RAS-3M20S2AX has the highest COP after LG, Daikin according to NEA's Database of Registered Goods. And the height of the compressor is less than the height of the air-con window! So Toshiba has surpassed all my criteria except one. It uses R22 refrigerant gas. Refrigerant 410A was developed to replace refrigerant 22 because R-22 is being phased out due to its ozone depletion potential. R-410A has no ozone depletion potential but does have a higher global warming potential. However, according to experts, the global warming potential using R-410A should be lower overall because of its higher efficiency, enabling reduced power plant emissions. Air conditioning manufacturers will no longer be allowed to sell R22 equipment as of January 1, 2010. From 2010 only recycled or saved stocks of R22 can be used. It will no longer be manufactured. In the aftermarket service business, the allocation rights for producers who manufacture R22 will be cut each year making the remaining R22 supply potentially smaller than the service demand for the product. This could make R22 scarce in the future, and drive prices to consumers higher. This is one of the cost concerns to home owners who adopt air-con systems which circulates R22 in their copper pipes. I only know of Mitsubishi Electric uses R410A in their non-inverter air-con system. Because it uses hard alkyl benzene (HAB) oil & specially developed high-efficiency oil separator & optimum distribution of heat exchangers to prevent oil stagnation.

Even after a long & overdrawn systematic research, evaluation, shortlisting & selection process, the HR I selected is still far from excellent. Let this renovation process be over!!!

In terms of cumulative electricity usage, storage water heaters [sWH] would use more electricity than instant water heaters [iWH] but SWH is heating up an entire tank of water, be it 15L, 25L, 35L or even 50L. So naturally, SWH consume more electricity than IWH. Moreover, water heated by SWH is hotter than that by IWH. Surely you've experienced showering on a cold day using a IWH and had to turn the knob all the way to the hot hot zone to enjoy reasonably hot water. The heat loss is much, much more in IWH than SWH as SWH has insulation to keep the water heated hot for a day or two. So ask yourself, what are u paying SP Services for the electricity your electrical home appliances consumes - it's to produce the heat, light, sound, coolness, coldness, information, entertainment, etc. Using a simplest heating equation, Input = Output + Heat Loss Electricity + Water = Hot Water + Heat Loss

Ariston provides 4 years leak proof warranty while Joven & Alpha provides 10 years leak proof warranty. A couple of posts say Ariston storage water heaters rust, provided they used Ariston storage water heaters - You know how anonymity works in RenoTalk.... Lucky Khoon quote me Joven 25L for $230, 15L for $200.

How about electric storage water heater? I know there's Alpha, Amascon, Ariston, Champs, Joven, Rheem. It's another round of specifications crunching & comparison.

If you can provide the name of the electrical worker, then it would be a good basis for comparison.

Google earned $1.25 billion, or $3.92 per share, during the three months ended in June. Yet there are RenoTalkers who don't know better than to leverage the power of Google = [Phailed]

Seems like cacky is brewing with excitement. You guys are back in Singapore? If you have found an HR to renovate your place, then I guess HDB is the critical path that can't be fast tracked.

10 months this year is norm for critical positions in financial institutions & real estate companies. Last year was 12 months.

Common defects to check for in new flats
DSA replied to Kenshin11's topic in HDB New/Resale Flats, Executive Condominiums
Introduction The Construction Quality Assessment System or CONQUAS was developed by the Building and Construction Authority in co-operation with major public sector agencies and various leading industry professional bodies to measure workmanship quality in a completed building. Since the launch of CONQUAS in 1989, more than 2,238 public and private building projects have been assessed by BCA. The total cumulative contract value exceeding S$81.9 billion. As a de facto national quality yardstick for the industry, CONQUAS has been periodically fine-tuned to keep pace with changes in technology and quality demands of more sophisticated Singaporeans. CONQUAS assessment is compulsory for all public residential projects with contract sum above $5 million. Defects in your new home? Getting the keys to a new home is an exciting time, filled with great anticipation. Though we always expect our dream homes to turn out perfect, sometimes this is not the case. We find that certain items of work are not in accordance with the specifications, or detect instances of shoddy workmanship. What can we do about it? Under the Sale & Purchase Agreement signed with your Developer, your Developer has certain obligations to fulfil when defects are detected within the 12-month Defects Liability Period. You too, have a part to play in ensuring that the defect rectification process proceeds smoothly. The key steps in the defect rectification process are listed here to guide you along. Developer's Obligations (Clause 17 of the Sale and Purchase Agreement)What You Should DoWhat You Should Do If There Is No Response From Developer Return to "Defects In Your New Home?" Architectural Works deals mainly with the finishes and components. This is the part where the quality and standard of workmanship are most visible. The assessment covers: (i) Site inspection of internal finishes, roofs, external walls and external works at the completion stage of the building. Internal finishes include floors, internal walls, ceiling, doors, windows and components (architectural works that are not classified above). (ii) Material & Functional tests such as water-tightness of windows & external walls and adhesion of internal wall tiles. -

Any owners of premises who want to install air-conditioning units must engage trained installers to do so. This will ensure that the work is being properly carried out. Stainless steel bracket must be used to support the air-conditioning units in one of the standard methods stipulated in the Building Control Regulations. Upon completion of the installation, the installer will submit the installation report to HDB if the air-conditioning unit is installed in an HDB flat or BCA if it is installed in a non-HDB flat. Home | Building Control & Management | Legislation Of Air-Conditioning Supports Air-Conditioning Unit Installation/Retrofitting Report Upon completion of the installation works, the installer is required to submit the installation/retrofitting form to BCA for record. If the air-conditioning units are installed in private properties, use Form AC-01. If the air-conditioning units are installed in HDB flats, use Form AC-02.

Wanna Buy Air-con Soon... Need Some Advice
DSA replied to FrOzE's topic in Electronics & Electricals
I believe you do know the cooling capacity calculator is based on the Australian climate context which is different from Singapore's hot & humid climate so the resulting cooling capacity calculated is highly likely to differ. North East Refrigeration Parts Pte Ltd do sell air-con systems and they provide installation for projects, not retail customers. -
Coz there are no residents in Blk 221B mah! And perhaps it is the block with the least defects? That's how civil service functions: 报喜不报忧,坏则往地毯下扫。

You have good lobang for this? Both are considered essentials in case of fire & injury. I'm in if the price is within my budget. As for the workers from China Construction, a small number of them really need supervision. One sandpapered my air-con window glass panel and carelessly also sandpapered the top sash. Now the edge is no longer L even though the abrasion area is spray painted. Another caused dents in the sliding window side sash. My advice is if you manage to see them in your unit when you visit on weekends, watch how they rectify the defects. Do understand they are paid very low & fixed wages to work on Saturdays & Sundays. And also the fact that your $XXX,XXX flat is in their hands. So I did all that I can to ease their defect rectification: I learnt to label the anomalies I spotted with the repair required in Chinese, submitted the list of anomalies to BSC & conversed with the workers nicely in Mandarin. So far, they've rectified all but 3 of the anomalies I spotted, which the SIC consultant regarded as non-defects. Cost cutting has somewhat affected HDB flats build quality. Let's see Bedok N4C6, Bedok Central's CONQUAS Score when it is evaluated by BCA upon the development's completion.

Wanna Buy Air-con Soon... Need Some Advice
DSA replied to FrOzE's topic in Electronics & Electricals
Calculation of the cooling load of a room can be very rather tedious - HVAC is a branch of applied engineering. The methods of cooling load calculation used in air- conditioning are: o Manual method; o Estimation method; o Software method. ITE conducts a Post-Nitec course on, amongst other specialisation, Advanced Air-Conditioning Cooling Load Design. Locally, air-con installers just rely on a simplest formula of length x width of room to be cooled, in feet x 65. Daikin doesn't bother to reply to consumer enquiries on cooling capacity required. And their air-con system is the most expensive. -
Oh no, there is plywood and there is plywood - I've seen lousy grade ones which have tiny holes in them. If not for the laminate as stated by you: most non-carpentry insiders wouldn't know the difference between the good grade solid plywood & lower grade versions.
