  1. Hi folks, just wana share my experience as my sis's fren is a property agent so i do hear from her about how the propety mkt is like nowadays. Its true that valuation has risen, hence many sellers are beginning to lower their expectations on COV as they find it increasingly difficult to sell off their flats. Esp for young couples where cash is our main concern, i suggest you consider Sengkang / Punggol as the flats are relatively newer, and my sis's fren has managed to close a few deals at COV of $10k below recently, and some of which have built-in cabinets in rather good conditions. According to her, the owners at these new estates are generally younger couples, so in terms of design and maintenance should be pretty acceptable. Was very shocked to hear this as i rem the COV was at least $30k back in Oct 2007 when i started home hunting. Luckily i got my flat from the ballot early this year, but to those of u who are looking at the resale market, looking at the newer estate may be a good alternative. Just my two cents worth..
  2. Big Orange, i've gotten my keys! Pls bold my nick. Thks! Well, am so disappointed with my bay window.. i have to tip-toe in order to sit by the bay, am i am not exactly short.. haha.. so one solution is to build a platform in my MBR but that wld incur more $$$.. And i'm changing my MBR bathroom door too! Ideasmiths, that wkend door bazaar is a good idea! As for reporting defects, the HDB officer told me it is strongly advised that we report within 7 days, but not compulsory. Funnie thing is i cant find any defects with my hse, maybe i was too excited to be observant enough on the other day. Guess have to check again this wkend..
  3. Hi herbman & mario, thks for the reply! i've just changed my 2nd appmt date with HDB to july, am tied down at work these 2 weeks.. so i'll be collecting my keys in July! yipee.. initially thot i have to wait till aug/sept.. hehe.. Shor, i am engaging a fengshui master for my new home. His name is David Tong, can check out his website at http://www.cmgconsulting.com.sg/ My hubby is the one liaising with him, but i met up with him once, pretty nice guy. He mentioned that fengshui is not about placing those ornaments ard ur hse, but about harnessing the good Qi and identifying your wealth spot. I guess this is impt because i've seen some house in weird colour combi becoz their FSM told them so..
  4. Hi folks, i've just checked my HDB application and it was stated "Your appointment to sign the Agreement for Lease and Take Possession of the new flat is ...." Does this mean my keys are available? or just to sign lease agreement?
