The vertically running copper pipes runs down, then u need to bend it to make it into a L-shape for its opening to face the mixer. Then has to cut screw-thread on this opening to fix a connector which then connects to the mixer. Not something anybody can DIY, needs alot of tools. To hold the pipe, this is one type of simple pipe clamp. There are others designs with more holding power.

I'm not a user of 707 but I done some research b4. Called their head office and some other smallfry distributor shops. Head office quoted me higher than smallfry, but is included installation, but add up still very expensive. Normally contractor install instant heater = $40/heater (everything including shower head). u need to source for other sources, price can change.

707 price is around that range, they are quite stiff. Afterall, it's just a mini boiler inside... I see no point paying so much for a brand.

wire trunking (plastic) looks squarish as like below: wire trunking are exposed and fixed to the wall If u are talking about wire loom: wire loom are usually buried eventually to do concealled wiring. Or used for cable management behind PC, TV etc. -
I went there to enquire about a model which is not on displayed. Overall staff attitude is very positive. Price wise is like very rigid, discount doesn't ring any bell. this reminds me that I had to call them again whether they can get that model....gzz.

*hint* it's in a shopping mall near to Payalebar MRT. DSA I started already, at least certain items I know what I want. So no choice have to proceed. I already am thinking if later part of project the design I don't like, I will take it out and either forced to change design or ask some other contractor to do on a small project basis. yokoyoko Thanks, I really hope everything will be ok too! cacky I SERS group considered quite late to start reno already.

707 are the most expensive brands in instant heater, usually in the $2xx range or high $1xx. Instant heater if u want compact size due to space constraint, then see - Mistral MSH-1 (Width/Ht/Dep=120x200x100mm) Please walk down Jalan Besar one fine day, u can compare the price of instant heater and lights. There are tons of lights there, u'll be spoiled for choice. also note that the displayed price 99% can be negotiated down.

yokoyoko Mine is a small player near payalebar mrt. If anybody gotten someone there, can confirm with me that shop name. Supervision I would say small fry may need abit more supervision. Or probably they are the same. Reno needs alot of supervision and reminders. I put paper, scotch tape and pen at reno site to tell them and remind them what I want to do, in chinese and english. worksmanship both Big and Small players they both ask pple to lay the tiles, do the cabinets, so there's no advantage, they even out. Sometimes I really think it's better to go for big players rather than these small fry. Big players although more expensive, but they give a more rounded experience (3D drawings, colour matching etc). Good ones are usually busy, bad ones are usually flowery mouth... so sometimes still boils down to luck and feeling.

Hi, new flats comes with conceal wiring. But HDB doesn't allow other pple to do conceal. Means that by their rule, any shifting will have to be accompanied by ugly wire trunking. I am thinking doing some conceal, afterall it's my own house isn't it?? My contractor is reluctant to do coz he says he kenna court case before (I sensed that he is lying to dissuade me). Does any forumers here done (ok put in 3rd person's position) see other pple done illegal conceal and getting caught?

You have to shop around to get a feeling of the price. To give u one more headache some shops will advice u to get the downlights without ballast. That will means can only install 1 bulb instead of 2 (i.e if 2 bulbs will need ballast). Coz if ballast spoils, u need to tear the downlight out from the ceiling to change, which will spoil your lightbox. If no ballast, simple, just change bulb.

Just for the record. My resale also had this problem, >25yrs old flat. The above HDB or TC will come down to inspect, the cost is 50/50. Some kitchen also have a pipe, mine that one also leaking, that one I also got it fixed, but FOC. 5 yrs had passed, my toilet ceiling has a little bit of spot coming back already. Kitchen side abit worst. But seriously no use de. It's a problem with old flats that you have to live with for those super old flats.

Sheppy Ya, started reno with a supposedly ID. Recommended by some neighbours. You all know this kinda renovations gets on by word of mouth. Before signing, they are boasting abt colour matching etc. After signed, their proposed colour matching really sux, looks like suitable for my father's era. Showed them samples, came back with another design, but the colour still (out of words)..... like another member mentioned, alot called themselves ID, but turns out to be CONTRACTOR instead. tell them what to do, they just do it for you. But this one worst, shot down a few of my ideas. I regretted.

sumbarajam Don't agree with you on this. Sim Siang Choon selection is more but we all know that they are targeted at middle to upper level customers. No way can their price be cheaper. icegal I had walked the whole stretch of Jln Besar, still Poh Joo offers me the lowest prices for the same item. Don't worry, just goto Poh Joo and ask them for their best price. Rinnai has package (hoob+hob) deals, ask for the brochure, and the listed price can still be negotiated.

eh, why need to patch yourself when u can complain to the contractor/ID to fix it for you? for those joint lines, they have to use white silicon seal to patch first before painting. otherwise sure will crack until normal expansion.

After walking thru those streets, below are the common brands u can find in most shops: 1) Rinnai 2) HOBZ 3) Turbo (limited distributor) 4) Rhoyxon (quite rare too) 5) Ellane In terms of quality I prefer Rinnai, Ellane and lastly Hobz. Hobz seems to be a spinoff from a current brand, forgotten which brand.

wow, your this item is very cheap. I kenna chop carrot by my current contractor liao, total $4.8k for homo tiles only. Other contractor quote add $300 for wooden skirting, this one quoted add $600! They totally destroyed my idea.

Thanks all, think I'm gonna go with the Left orientation. Reason is that it'll make the passage way to the room looks abit longer. (horizontal lines will make it look wider)

yaloh, agree with MaCe. Stove too near to window, wok will hit the window wall. Or the heat will melt something there. Need to shift further in abit, about 1 cabinet door distance will do. Sink need to relocate. Suggest u do a L-shape extension at the window and put your sink there (i.e when u stand at the sink, u are looking out of window). Far-Away-TV. 1) Do a extension to the wall between (sofa2 and Display). And wall mount the TV, if it's a LCD/Plasma. 2) Shift Sofa3 to the other side of coffee table. Then again wall mount the TV on the wall (of the piano).

Ceramic tiles are better as wall tiles, more possible pattern and designs (e.g emboss patterns, homo tiles cannot achieve). Almost zero staining. If possible, get those polished surface tiles, matt surface are more prone to retaining stain and dirt (applies to both wall and floor)
