one point to note is whether the plastering includes ceiling? Sure plastering can DIY very easily, actually quite fun to do. But better to get those ready-mixed (in tub or bucket), but not those plaster powder where u have to mix in water b4 use. Plaster powder I DIY b4: - too little water=paste, easy to work with, harden too fast - too much water=watery, don't stick well to wall -

Your reasoning is totally not logical here. - 4.7mil to 5.5mil = demand increase, price increase - retrenchment = pple don't happy happy sell their house coz of retrenchment - the rest no need to rebute u.. -

Inch, not cm. Hard way: There's nothing standard. U pay him to do the job, and he does the thing u told him to do. If he doesn't comply, tell him that you wanna strike off that item from the renovation. Soft way: do a higher base.

Absolutely wrong. Firstly, resale prices are controlled via valuation when seller wants to sell his/her flat. With this in mind, New HDB cannot be alot cheaper than Resale HDB. Therefore with the resale pricing as a benchmark, new HDB will be somehow tagged along to that price. Hoping Gov to keep prices low? They can, and they cannot. Example: if a Sengkang flat sells for 300k, then resale at Sengkang can hardly go sub-300k. Supply is there, in the ulu forest of Sengkang & Pongol, just that few pple wants to live in that area. That's why there is a recent policy implemented: couples who took a queue number and later abandon (perhaps got a queue number that is too big?), will suffer a probation of 1yr cannot take new queue number. -
I understood from the plumber that the flushing power is determinted by the WC design. So changing the organ will not affect the flushing power. But like IdeasSmith had mentioned, can mod the organ to increase the water level the storage b4 commence flushing (flipside: more water used). The plumber I found quoted parts+labour=$80/WC. Perhaps u all can find out the cost from your own plumber and share. Best is ask direct from the plumber and not via renovator.

purpose of this is to convert to dual flush to reduce water usage, chances are that the flush will be even weaker. U will most likely need to install a spray.

*** Good news *** It is possible to convert the WC single flush to dual flush system. Just need to change the internal organ. Rigel do sell their own Rigel-brand internal organ, but doesn't do install, material cost alone will be $80 (before GST). Got a quote from a plumber: Supply+install= $80/WC (internal organ is other brand) anyone interested?

I've seen a member's window with reflective film, looking from outside, it's totally not obvious coz our window glass is already come with little tint which helps to hide the reflection. Seriously speaking, the more effective solar film are those which are highly reflective. But u won't choose the most reflective one coz it'll also reduce the amt of light into the house.
