  1. I'm still in the midst of my reno and so the casement window is still not up. And in fact, I thought of blocking the window with a WIW in the beginning, but put off the idea subsequently as it would further cramped up the not so spacious room. So after much consideration, i just let it be in the end as it's actually quite rare to have so many windows (around 5m) in the MBR to curtain up, not to mention the cost though.. LOL
  2. Hi hi! Its really insightful to see so many unusual flat designs.. Talking about the lack of windows, I have one to share nevertheless. Imo, the placement of windows are quite odd in this flat design, especially in the MBR. This floor plan is from a 20+ years old EM in Hougang, there's an air well that extends all the way from the living room to the upper level. The circular area is actually not part of the balcony, but more of an extended living room area. Such living room extension should be quite common for EA or EMs in the Kovan area. However on the upper level, you can't make use of this extension but you have an odd angle window that is within the unit to get partial sight of the living room. I seriously do not understand the purpose of this airwell , wondering if there are any EMs with such airwell design in other parts of Singapore.   5. Hi there! I've just bought a EM (gen 1) also a corner unit, but mine comes with granite flooring througout. Like yours, I'm thinking of hacking off a part of the granite flooring to homogeneous flooring to give way to a dry kitchen. Can share your contractor's contact and quotation? I'm still looking for one around as keys collection will be next month..TIA! And good luck to your reno!

  7. I'm staying at blk 980B. My 5rm's valuation as at early'08 was 330k + 13k, unfurnished though. Its a great estate to stay, quiet and brezzy. Welcome!
  8. Is your place at Buangkok Crescent? From the carpark view outside your room seems to be very near my place. Are you near the buangkok green junction? I just got my flat and moved in last June but mine's 5RM? What's the valuation of your 4rm unit. Mind sharing? Do you mean the concrete base for the washing machine? There should be no standard sizing, it should be constructed based on the 1st owner's requirement.

  11. Thanks! The reason I went for frosted glass is to bring the natural light to the entrance area, it did turn out better than what I expected. However, I prefer the entrance side rather than the living room side.
  12. Hi Bleudust Sorry for replying late, just return from my overseas trip... Anyway, on my contractor's contact, I'm afraid I can't disclose cos what I am getting is a very special rate as opposed to the market prices. What I can say is, I've spent less than 40k for all plus furnitures and electronic appliances. Good luck on your renovations!

  18. Hi folks! First of all, I would like to thank all the kind souls here at Renotalk for providing this informative ground for all new home owners. Actually, I have started following Renotalk only quite recently when I was looking for ideas and inspirations whilst renovating my place. Having gone through a few home/ office renovations prior to this, I was adamant to proceed on my own this time round in hope to save some monies. The contractor whom I've gotten is one whom just completed my office's renovations. The requirements for the main contracting works are quite standard. Here's the list briefly: • No major demolition and construction works • Changing of all existing floor and wall tiles (Living/kitchen/WC) • Laminates for all bedroom • Removing of all existing false ceiling/ Re-construction of L- boxes (Living/ MBR) • Carpentry (Living/Kitchen/MBR/BR1/BR2) • Painting & all other standard items in the reno package… Out of main con's job scope • PD doors/ shower screen for common bathrm. • Fabric panel headboard (MBR/BR 1) • Electrical works • Bedrm Doors from Yontat However, it hasn't been easy. I’m glad to have enough imagination, courage and gut instinct to embark on my own. Not to mention the lack of 3D drawings/drawings to visualize and also constructive inputs/ suggestions from main con to aid in the major decision making process. In the end, after much soughted help externally, I managed to get some decent layout and furniture plans, but that's about it! I so so heart some of the 3D drawings I've seen at Renotalk. All right, cut the story short! I shall fast forward to let you guys catch a glimpse of my expedition… June 07- Place Hunt Jan 08- Cave identified- 5yrs old 5RM unit@ Buangkok April 08- 2nd apt completed, official take over Mid April 08- Reno-in-progress Mid June 08- MOVED IN- Reno-in-progress 1st July- Retrification works in progress More floor plans and pixs coming…
  19. I got my 2.6m full leather sofa for less than $2k at Home-to-be (Brand new set). Quite a good selection at their Joo Seng Road showroom. Good service too!
  20. I have bought a few of the Song-Cho(Wel Mi) products from Universal Union recently. Actually, the discount is only 3% if you factor in the 7% GST. I believe Universal Union is selling the genuine stuff as I have checked with the Song Cho outlets. The Song Cho salesman has admitted there are indeed some “unauthorized” outlets outside selling their products at a discounted rate. They are all very displeased with the management on the disparity in pricing which has caused unfairness for the customers who purchased from their authorized outlets. It may not be long for us to see UN selling the Wel Mi products, as what I was told. I have bought almost $300 worth of their stuffs from both Song Cho and also UN and so far they are serving me well. And lastly, as UN do not carry ex-stocks, you will have to buffer at least a couple of days for self collection or delivery (min purchase required). Hope this helps!
