    Add an additional storey or attic will be considered as reconstruction and no longer A&A. 300k if just construction cost maybe. But if you want everything including submission fees and professional fess then unlikely to happen.

    I sold a single storey place because of the rebuilding costs. Now I am considering a much smaller 2 storey unit, 1000sqft (land) to A&A. However I am considering adding an additional level /roof terrace to maximise the height of the place. I think additional beams are needed, the staircases and the toliets need to be redone. How much would that typically cost? can that be achieved with $300k with the smaller footprint?

    Sink, cooker and etc installed during renovation. You'll need to purchase those when Reno start. For my case, my id went wif me when I make the purchase becoz he has to advice me on the measurements. My id was ard to help accept the delivery. I've also bought bathroom accessories from taobao and put my id contact as recipient. Sometimes the delivery man just left the parcel in the riser and my id will go down within an hour or 2 to bring in the parcel.

    Actually my builder managed to find me a pretty good deal and I'm very happy working with him so far. We are scheduled to move in before Christmas and looking at the progress I am confident that will be achievable.
