Hi everyone, this is just a friendly reminder to all the new owners for HDB BTO. " Please check all the floor traps and even the 40mm basin drain pipe for any debris or hardened cement BEFORE your Reno start ! " Well, I have overlooked this Important step and ended up clearing this **** at my own cost. This is not just simply digging the **** with my bare hands, the worst consequence is that we may even end up having to cut the pipe from the unit below because of the hardened cement ! So new owners, to avoid tearing the newly built kitchen cabinet, please remember to do a check before your reno starts! Hdb will just reply you - We are NOT responsible for that ! See photos below for the things which I have digged out apart from the cement ... Balance PVC pipes Where these came from if it is not from hdb ?

yeah, did get abit more space as my previous flat is a 4 room, needed the upgrade after having 2 young kids + 1 dog and not enuf space for them to run about without knocking into walls.. I cant help to laugh at the instant shower part, i hope i will be able to use gas heater as my current place i am using gas heater and really like them than the instant one, havent tried storage heater though. Previously i was using rinnai stainless steel hob (not inner flame) and it served me well for my light cooking, just that this round, the only electricals i will be buying will be aircon and hob, so thinking to get a glass one as it may be easier cleaning up.. Not getting hood as i didn't use at all for the past 6 years even though i had it, call me lazy.. hahahaa..

Hello to all new EM owners. Enjoy the reno experience and your new place when you finally move in. Btw, if anyone is looking for a roller shutter contractor, pls do not use Paul Aluminium. Had some problems with my shutters and they were an absolute pain to deal with. In the end we were lucky to find Ocean Newline Industries. [http://www.oceannewline.com.sg] I'm not affiliated to Ocean Newline, just thought to share a good vendor.

Congrats and all the best to your wedding! I know what you mean... By the time my wedding drew near, I was quite sick and tired of it too and can't wait for it to be over. LOL.

Hi everyone, after staying in my home for the past 3 1/2 years , I have some feedback on the quality and longevity of the items purchased/ installed. 1. Miele washer and dryer set - *touch wood* no regrets so far , they are both going strong. we purchased a miele vacuum cleaner soon after too and it is doing well except for a slight problem with the on off switch. 2. blum & generic soft closing - waste of $$ and just advertising hype. the carpenters shared feedback when first installing that in their experience there would be problems with the mechanism in the long-term, which is true! while the soft closing aspect works well, the drawers started to slide open on their own shortly within that first year, and the cupboards are not closing fully anymore. even after changing some of the drawer mechanism, it starts to slide open shortly after changing. 3. lifestorey cloth sofas - both have been replaced as they started to sink and warp within these 3 years. 4. hansgrohe overhead rain shower and rain shower head - both are leaking but otherwise working ok, luckily still within the 5 year warranty period for free repair or replacement. 5. kdk fans, mitsubishi starmex aircon, philips tv, yale digi lock, lightning.com philips lighting, brandt appliances - all going strong so far

Hi, my renovation contractor suggest using L-box at the ceiling perimeter/ edge with LED downlight instead of cornices. As the L-box width is 1 feet or 1.5 feet width, I afraid that it may make the overall ceiling look lower? Any comment from owner with L-box ceiling? Thanks.

Hi fellow forummers, Let me refreshed this old topic. I bought a slim type hood from EF. Model number: EFCH 9202 HM SS http://www.ef.com.sg/Products.aspx?catid=2 My ID recommended the height between the bottom kitchen cabinet and top cabinet at 600mm. This looks fine to at first. However problems arrives when my carpentry is up and when I put the hood into the slot, I feels too low and will hit my head. My wife and I was not happy with the hood height. Upon checking with our friends and relative houses, we found out that their hoods is installed at about 700mm - 740mm. Now if I want to change the height of the cabinet and hood, the carpenter says that they will have to charge me. If I do not pay, the carpenter will not go ahead with my renovation works. Is there anyway to argue this case? Is there a recommended distance between the hood and hob? I'm also using a gas hob. Any solution to this? Thanks

Hi, I am getting my BTO flat soon. I understand that I am not allow to hack the wall and floor tile within the first 3 years without HDB permit. I want to find out whether has anyone apply to HDB before to hack the wall and floor tile? Is the procedure for the permit easy? How much is the waterproofing? Many thanks in advance for the advice.

Cheers. I'm in the process of getting an ID myself. If I do land in such an unpleasant situation as yours, I'd do the same too. Even if it means spending 5K in legal fees to recover 2K, I'd do it for justice sake. Not to forget getting their name on every online media possible !

Wow interesting! Particularly interested in the touch sensor electrical switches. Was eyeing this on TB instead http://item.taobao.com/item.htm?spm=2013.1.0.0.o2I0jW&scm=1007.10009.518.0&id=36917870670&pvid=1ccabb34-3ca7-44c4-9299-ad14b3e6d5a3 Will be very keen to hear your review on how practical the touch sensor switches are...

Hi, Need adv. New here. Many doubts on new BTO. 1) Heard friends telling me that usually half a year before the actual completion date (in paper), the owners were be collecting keys liao. Is it true ? 2) If you have paid additional on top of the purchasing price for the floor tiles and doors, what else does it come with ? Example, any window grill, toilet bowl, sink, etc ? 3) When is the best time to engage a ID ? How many months before ? Problem is we don't even know what is the exact date of key collection (only indicate in HDB website as Q3 2014). 4) When should we engage a Feng Shui Master to audit house ? Anyone can adv a newbie here ? Thank you.

Yes on the illegal change of structure. HDB officer will check item like spalling concrete, illegal reno , window not standard, broken Louvred windows, etc.. All the listed item, the seller need to fix it before 2nd appointment can proceed. This fix cost is paid by seller not buyer. If the seller ask u to pay, ask him to fly kite, report to HDB. http://askhdb.hdb.gov.sg/Themes/HDB/Answer_internal_authorized.aspx?MesId=7710186&IntNotes=1&reAskpage=answer_int_authorized.aspx&RecordQuestion=yes Q:I have submitted my resale application to HDB. When will I be informed of the date/time of the resale inspection?[selling Your Flat > Sellers Are Required To > Ensure Renovations Are Authorised and Permitted] A:Upon registration of a resale application, HDB Resale Office will send a letter to inform both buyers and sellers of: the scheduled resale first appointment datethe date/time of the resale inspection for the resale flat. This inspection is carry out by the HDB Branch

i got a quote from gain city. Mitsubishi invertor, compressor is 30k btu, then 3X 9k units for 3 rooms, and a 22k unit for the living area. Cost is $3.4k. is it cheap? TO be honest, im a noob when it comes to air con, onli noe when hot must on aircon onli lol. I wont be using more than 2 at 1 go, and in fact seldom would i even use 2 at a go. I looking at the invertor cuz i've been told it help you save up to 40% consumption bill. Is that right?

I was told my a saleman selling aircon that the default grey insulation is good enuff if your aircon trunking is expose as most of the HDB are. And not hidden as those in the condominium. Armaflex are more for those hidden trunking? Is it true? Any advise?

we just bought EM last week and saw the news last night abt the HDB transacted prices and COV thingy. beginning to feel that we were smoked by agent and ended up offering a much higher COV than our initial budget. is 45k COV on the high side?
