It is not an easy task to find a good contractor. The problem is with choosing the correct and right contractor. Here are some tips to help you make an informed decision.
1. Professionalism
Professionalism is an essential trait in any industry, and renovation is no exception. To help you decide if that renovation contractor is really who you want to engage for the renovation of your apartment, do make a trip down to the office/ premises of the renovation company or visit their website to find out on the accolades of the company. You may also wish to read up on earlier customers’ reviews on the company’s services. If the reviews are generally positive, the firm is probably a good one to consider.
2. Commitment and dedication
It is important to find a renovation contractor that is committed and dedicated to the task of renovating your apartment. Although it is too onerous to require your contractor to be on 24 hours stand-by for 7 days of the week, it is desirable that your contractor is contactable, at least during working hours, so that you may check on and reflect any concerns that you may have on the renovation process.
3. Legality
The Singapore Housing and Development Board (HDB) regulations provide that engaging an illegal renovation contractor (or non-HDB registered renovation contractor) is a breach of the law, and you, the homeowner, may be liable and subject to penalties. Please ensure that you conduct a check for the legality of your renovation contractor (i.e., HDB Registered renovation contractor) via HDB’s online e-Service: Listing of Registered Renovation Contractors before you decide to engage them.
4. Entire Contract
Besides knowing how to choose the right renovation contractor, here is one very important renovation tip to take note of.
Before the renovation commences, you may have signed an agreement/ contract with the contractor to engage him for the renovation of your apartment. However, do not simply treat the agreement as a matter of formality as it will be your fallback if any issue arises during the course of your renovation. Do scrutinise the terms of the contract carefully to see if there are any limitation of liability clause, entire agreement clause, damages clause, etc. Be sure to protect your rights well!
