How to Write and Paint Description of Your Living Room to Make It Perfect

Writing a convincing description of your property that will help you sell it quickly can be quite a difficult task. Not only do you have to be precise with your wording, but you should also make sure that you include all the necessary details.

Whether you are selling or renting out a flat or a house or something else, your living room will always be one of the most important elements of your property. That’s why you need to pay special attention to make its description stand out.

Hence, here are some tips on how you can make your living room description perfect.

Why Do You Need A Good Living Room Description?

A good description of your property is necessary to help you sell or rent it out faster. If you only use photos with minimal information about your property, you can still find a client.

However, it is much better to provide as many details as possible to give the person a clear idea of what they can expect once they actually visit your property.

While all the rooms in your property are important, your living room could take the front stage. This is the room where guests are often received which is why your client will want it to look good – not just for themselves, but also for the people that might come over to visit.

As the owner of the property, you know what makes your living room great which is why only you can describe it in the most appealing way to your potential client.

1. Start with Your Outline

Before you sit down to actually write the description, it’s a good idea to first create an outline. Having an outline will help you organize your thoughts and structure your final text before you even start writing it.

Every living room description should have the following elements:

Dimensions of the room

Furniture and other objects (if present)

Renovations (if there are any)

Location within your property

Unique characteristics

You can include any additional details if you want to, but it’s a good idea to start with these.

2. Focus on Pros, Minimize Cons

One of the biggest mistakes you could make while writing your living room description is being too negative. When you focus on the negative aspects of your property, you are turning potential clients away from you.

Instead, you need to focus on the pros and try to minimize the cons as much as possible.

Nicole Dench, an expert from a writing services websites ratings site, notes, “Of course, you need to be honest. As the owner, you know about the issues your property has and you need to inform your client about them.

However, this doesn’t mean that you should focus on them in your description. You can mention them briefly and discuss them more with the client face-to-face already after they’ve seen your property.”

3. Be Accurate with Details

Speaking of details, you need to be as accurate as possible when describing your living room. The more accurate you are with your living room details, the better the reader can imagine what your living room looks like.

Paired with the photographs you use, your text has to inform your potential clients as much as possible about what your property is like.

That being said, you don’t need to be overly descriptive. You can leave out most of the basic information or the details that are implied. Remember that your living room is just one part of your property, so you need to have space to describe other rooms too.

4. Choose Your Words Wisely

How you word your description is more important than it sounds. There are certain trigger words and red flags that could immediately drive potential clients away. Avoid these at all costs. In addition to that, try to use words that aren’t too 'colourful', so to say.

For instance, you might want to include reviews of services available to the person buying or renting out your property (e.g. laundry room in the basement, a café nearby, etc.)

Instead of using phrases that would exaggerate the appeal of these services (e.g. “one of a kind”, “the best I’ve seen”), try to tone down your wording (e.g. “lovely”, “comfortable”).

5. Find A Unique Selling Point

A unique selling point is something that will help you stand out from the crowd and potentially persuade your reader to reach out to you. Your unique selling point could either be about your property as a whole or specifically about your living room.

As mentioned earlier, it’s a good idea to include some unique characteristics in your description, but it can also be a single detail. For example, you might have a fireplace or the view from the window could be beautiful.

6. Check Out Other Listings

If you are still struggling with your description, it’s a good idea to check out property listings, especially the ones similar to yours. This will give you a better idea of the way others describe their property so that you can do something similar yourself.

Carlos Young, an expert from an essay writing service reviews site, explains, “Don’t copy anyone’s property description. That’s one of the worst things you can do. You can still use other property listings as an example for your own. It’s a great way to better understand what you should include in your description and how you can phrase it in a more appealing way.”

7. Proofread and Edit Your Text

Once your text is ready, you need to proofread and edit it. This step is crucial for your final description to look as polished as possible with no linguistics errors, proper formatting, and all the necessary information included.

You can use a free tool like Grammarly to check your text for any grammar, spelling, or punctuation mistakes. Read it out loud to see if anything sounds strange or awkward. If your text is too long, delete the parts that aren’t very important and can be discussed in person.

8. Use Visuals to Support Your Description

Last but not least, always use visuals with your description. When you use visuals, you can demonstrate what your living room actually looks like. Here’s how to get the most out of your visuals:

Clean up your living room and renovate it if there are any major issues.

• Make sure that the furniture is placed in a way that looks good while also being comfortable to use.

Move things around to see if you can make the room look even better.

Set up good lighting. If you have big windows, daylight can make your room look way more beautiful than artificial lighting.

Take pictures from different angles to show how your room looks from all sides.

• Consider filming a video (but only do so if you can have a stable camera without any shaking).

Final Thoughts

At the end of the day, how you describe your living room should fit the way you describe other rooms in your property. However, you should also make your living room stand out as it is pretty much the face of your flat or house. Follow the tips above to help you make the most of your description and sell or rent out your property in no time.
